Low-rise, not small

Six eight-storey buildings avoid the feel of a tall tower, but 1,126 homes still make this a large community. It suits buyers who prefer lower buildings without expecting boutique-level density.

Pet use is planned

Buildings C and D are designated for pet-friendly living, with dedicated play, walking and grooming spaces. A pet owner should still match the chosen unit to the correct building and confirm the final juristic-person rules.

BTS is usable

BTS Udom Suk is about 900 metres away and a project shuttle is planned. That works as a genuine transit connection, but it is not doorstep rail access; weather and shuttle frequency will matter in day-to-day use.

No studio dependency

The main published range starts with a separate one-bedroom at 27 sqm and extends to 45 sqm two-bedrooms. That gives owner-occupiers clearer zoning, although the larger layouts remain compact by family-home standards.

Contract beats headline

Published sources disagree on the exact completion target and on the EIA status at different dates. For an off-plan purchase, the latest contract schedule and supporting project documents matter more than a single marketing timeline.

About the project

ASPIRE Sukhumvit 103 is a large low-rise AP Thailand development on Udom Suk Road, also known here as Sukhumvit 103. The site covers 10 rai 1 ngan 26 square wah and is planned as six eight-storey buildings, A through F, with 1,126 residential units plus two commercial units. That combination is worth understanding before the word “low-rise” creates the wrong expectation. The buildings are not towers, but the project is substantial in population and shared-space demand; it should be judged more like a self-contained residential campus than a small boutique condominium.

The published address is specific: Soi Udomsuk 22, Sukhumvit 103 Road, Bang Na Nuea, Bang Na, Bangkok 10260. AP places BTS Udom Suk about 900 metres away. That is close enough to be useful, but it is not a station-at-the-door project. A resident commuting by rail will either walk, take a short local ride or use the project shuttle. The trade-off is a position directly on an active neighbourhood road with everyday shops and food, while Sukhumvit Road, Srinagarindra Road and Bang Na–Trat provide several ways to move through eastern Bangkok by car.

The pet-friendly concept is more structural than a simple building rule. Buildings C and D are specifically designated as pet-friendly, and the published room programme provides pet-friendly choices across the main layout categories. Dedicated pet spaces include a play and exercise area, grooming and washing facilities, and shared areas designed for residents to spend time with animals. That makes the project unusually relevant to buyers who genuinely plan to live with a dog or cat. It still does not replace due diligence: the final juristic-person rules, animal size or number limits and the exact status of the selected building and unit should be checked before signing.

The unit range is deliberately compact. One-bedroom layouts are 27 and 30.5 sqm, one-bedroom-plus plans are 35 sqm, the corner plus layout is 38 sqm, and the two-bedroom type is 45 sqm. The core published range does not rely on studios. Even the entry layout therefore separates sleeping and living space, while 35–38 sqm gives a buyer an extra zone that could function as work space, storage or a small flex room. The 45 sqm two-bedroom is still a compact Bangkok home; buyers with children should test furniture, storage and daily circulation rather than assuming that the bedroom count automatically translates into generous family space.

AP advertises more than 6,000 sqm of common facilities. The material shows a pool, fitness areas, landscaped gardens, lounges and work-oriented rooms alongside the pet facilities. With six buildings arranged around the internal amenity network, those spaces are an important part of the product rather than decoration added to one lobby floor. The practical question is distribution: a buyer should look at the chosen building’s route to the pool, working areas, road entrance and pet zones. A rich facility list is useful only when the areas a household expects to use are convenient from its actual unit.

There are 409 car spaces. An independent project review translates that to roughly 36.3% of residential units before stacked parking, so a car-dependent buyer should not assume one dedicated space per home. EV charging is advertised, and the project materials also describe access-control and security systems. For a household without a car, the more relevant transport package is the 900-metre distance to BTS Udom Suk plus the planned shuttle. For a two-car household, parking allocation, visitor parking and peak-hour availability deserve to be contract-stage questions rather than after-move-in surprises.

This remains an under-construction purchase. AP’s official brochure states a January 2026 construction start and an approximate August 2027 completion, followed by condominium registration. A detailed independent review published soon after the brochure gives a different target, 31 May 2027, and marks the EIA as approved, while the official brochure still described the environmental report as being prepared. AP’s current public project page does not resolve those two points. Buyers should therefore treat the exact handover date and current EIA documentary status as items to verify against the latest contract pack, not as settled simply because one website carries a date.

For an overseas buyer, ownership needs to be considered in the context of a project that is not yet registered as a completed condominium. Thai rules permit foreign freehold ownership within the foreign quota, capped at 49% of the total unit area of a registered condominium. The project brochure says condominium registration is intended after construction. In practical terms, a foreign purchaser needs confirmation that the selected unit is allocated to the foreign quota and that the transaction documents and remittance trail will support title registration at transfer. A generic “freehold” label on a listing is not the same thing as verified quota availability for that unit.

The official brochure identifies AP ME 25 Co., Ltd. as the landowner and project operator, while the consumer-facing developer brand is AP Thailand. It also lists Chanote land-title numbers 5900 and 6028–6035 and discloses an encumbrance in favour of Bangkok Bank. The existence of project finance is not, by itself, a reason to reject a development of this scale, but an off-plan buyer should understand how the selected unit will be released and transferred free of the relevant project encumbrance. That is a contract and transfer-document question, not something to infer from the brand name.

Pricing currently has two useful reference levels. AP Thailand advertises the project from THB 2.59M, while marketplace inventory can appear below that figure. DDproperty carried a 27 sqm unit at THB 2.436M in August 2026, and PropertyHub showed recent inventory around THB 2.467M for a 30.5 sqm one-bedroom. A lower marketplace price should not be read as a direct AP price cut. It can represent an agency unit, an assignment or a contract where some instalments have already been paid. The meaningful comparison is total remaining consideration, seller identity, included fit-out, transfer costs and foreign-quota eligibility.

Ownership format

Once the development is registered as a condominium, a foreign buyer may hold a unit in freehold within the foreign quota, capped at 49% of the total unit area. Foreign-quota availability for the selected ASPIRE Sukhumvit 103 unit must be confirmed before contract; we did not find a published project-wide leasehold structure for units outside that quota.
