Why this project is worth a look
A genuinely walkable station
Bearing BTS is close enough to shape everyday life here. Published sources differ between roughly 200 and 300 metres depending on whether they reference the sales office or the actual site, but both describe a short walk rather than a last-mile shuttle dependency.
Layouts with distinct logic
The two 24.5 sqm plans are not duplicates: one prioritises a ventilated kitchen by the balcony, the other storage and a closed front kitchen. The 27, 34.5 and 53 sqm options then add privacy, flexible workspace or a second bedroom, so buyers can select by function rather than square metres alone.
Purpose-built pet areas
Building C's roof is planned with a cat club, pet playground, paw wash, waste station, deck, lounge and private pet area. That is a meaningful physical commitment to pet-owning residents, subject to the final condominium rules on species, size, access and charges.
A separate clubhouse
Work rooms, creative space, fitness, yoga/Pilates, golf simulation, co-living and outdoor social areas sit in a dedicated clubhouse, while the pool, garden and wellness rooms are distributed elsewhere. The result is a broader amenity program than a single shared lounge can provide.

About the project
So Origin Sukhumvit 105 is a new Origin Property condominium at the front end of Sukhumvit 105, better known locally as Lasalle Road, in Bang Na. The name needs a little care because an older development called The Origin Sukhumvit 105 already exists farther into the same corridor; that earlier project is a different completed condominium of roughly 672 units. The dossier here is for the new SO ORIGIN scheme: a 6-1-53.4-rai site, 913 apartments, four eight-storey residential blocks identified as A through D, plus a separate four-storey clubhouse. Origin's current project page also lists two retail units. In practical terms, this is not a boutique low-rise. The buildings are short, but the population and shared-facility program are closer to a sizeable residential campus.
The reason this project will make sense to many buyers is the station access rather than a claim to central-Bangkok status. Origin markets BTS Bearing as 200 metres away. A detailed site walk by Think of Living places the actual residential land at roughly 300 metres, while the sales office sits closer to the mouth of Lasalle; either way, Bearing is realistically walkable. From there the Green Line runs directly through the eastern Sukhumvit corridor toward On Nut, Phra Khanong, Thonglor and Asok. Lasalle itself is a lived-in Bang Na street rather than a resort enclave: food, convenience retail and local markets begin near the station, while community malls, schools and hospitals appear farther down the road. A buyer who works along Sukhumvit gets a straightforward rail commute without paying for a core-Sukhumvit address, but should still visit at morning and evening peak times to understand the pavement, traffic and street environment personally.

The four residential buildings sit behind the clubhouse, with the main pool and garden placed between Buildings B and C. The detailed master-plan review allocates 229 units each to A, C and D and 226 units to B. Residential floors run from levels 2 to 8, while ground levels include parking, lobbies, lift halls and mail areas. This configuration matters because 913 units in an eight-storey project can feel very different depending on the block and orientation. A and D are largely organised around 27 sqm and 34.5 sqm layouts plus a small number of two-bedroom corner units; B and C carry the two 24.5 sqm formats as well as larger one-beds and two-beds. Internal-facing homes in B and C can look toward the pool and landscaped court, while outward-facing apartments take in the existing low-rise fabric of Lasalle. The project is therefore best selected from a block-and-stack plan, not from a generic unit-type brochure.
Construction is at an early, verifiable stage. A 2025 review still showed the environmental impact assessment as pending. Origin's live page now says the EIA has been approved and, in its August 2026 progress update, shows site clearing and preparation for foundation work. Structural, architectural and M&E progress are still displayed at 0%. The more detailed project timetable lists a July 2026 construction start and expected completion in Q2 2028. That is useful context for both end users and investors: this is not a near-handover purchase, there is no current rental income from the unit, and the buyer is accepting a construction-period timeline. Q2 2028 should be treated as the developer's target and checked against the sale-and-purchase agreement, not treated as a guaranteed move-in date simply because it appears in sales material.
The unit mix is unusually easy to understand because the five layouts solve different day-to-day problems rather than merely adding a few square metres. The 24.5 sqm Smart Kitchen puts the kitchen by the balcony and allows it to be separated, useful for buyers who cook and want ventilation. The 24.5 sqm Smart Closet shifts the closed kitchen toward the entrance and gives more emphasis to dressing and storage. The 27 sqm SO Signature has a more clearly enclosed bedroom and an en-suite-style relationship between bedroom and bathroom. At 34.5 sqm, the SO Suite has enough living-room width for a work or flexible zone as well as a closed kitchen. The 53 sqm SO Exclusive is the only true two-bedroom format in the published mix and includes two bathrooms. Launch-period specifications described the apartments as fully fitted with built-in storage, kitchen cabinetry, hob and hood, air-conditioning and a digital door lock; the current contractual specification should still be checked because equivalent-brand substitutions were explicitly contemplated.
Amenities are distributed across the site rather than concentrated in one lobby. The separate clubhouse contains reception and work areas, private working and meeting rooms, creative space, a studio, fitness and weight training, a balancing studio for yoga or Pilates, a golf simulator and co-living/kitchen space. Its upper outdoor level adds dining, viewing and relaxed social areas. Between the residential blocks is a swimming pool with jacuzzi, pool deck and landscaped garden. Building B adds a quieter wellness layer with a healing zone, private spa room and massage chairs. This is a broad program for an eight-storey development and should appeal to people who genuinely use shared spaces. It also means the ongoing quality of management will matter: a long facility list creates value only if the spaces are maintained, access rules are sensible and the common budget is sufficient after handover.
Pet provision is one of the clearest differentiators. Origin's current page is explicitly built around living with pets and lists a Cat Club, pet playground, paw-wash area, waste station, pet deck, lounge, club and private pet area on the roof of Building C. That is more specific than a broker simply tagging a listing as pet-friendly. Still, the published amenity list does not replace the eventual juristic-person rules. Buyers who need pet access should ask for the permitted species, weight or size limits, number of animals per unit, lift and circulation rules, cleaning obligations and any special charges before reservation. A pet-oriented common area is valuable only if the rules match the animal you actually plan to keep.
Price should be read in two layers. Origin's current project-selection page continues to advertise entry from THB 2.39M as of 29 August 2026. Live secondary and agency pages checked around the same time show the cheapest visible stock more often around THB 2.81M to THB 3.01M, while individual two-bedroom offers can be around THB 6.45M to THB 6.9M. Those numbers describe different units and sales channels, so they should not be averaged into a made-up project price. The useful buyer workflow is to request an actual availability sheet and compare the same layout, building, floor, orientation, view, ownership quota and payment terms. A headline 'from' price is a lead-generation anchor; the reservation decision belongs to a specific unit.
Foreign buyers have a specific to the project reason to investigate this scheme rather than relying only on Thailand-wide rules. Origin announced in 2025 that it had appointed Thaiway Property as master agent for several Asian markets and reported roughly THB 1.2 billion of foreign-quota sales for So Origin Sukhumvit 105. That shows the project was actively structured and marketed for foreign purchasers, but it does not tell us how much foreign freehold remains in August 2026. Under Thailand's condominium rules, foreigners can hold freehold only while total foreign ownership remains within 49% of the aggregate unit area of the registered condominium. Before paying a reservation, an overseas buyer should therefore obtain confirmation that the exact unit is eligible for foreign freehold, understand the required inward remittance documentation and review the transfer clauses. If a leasehold alternative is offered, its term and renewal mechanics need to be evaluated as a separate legal position rather than assumed to be equivalent to freehold.
The last decision is not whether the project has enough facilities; it is whether the specific apartment fits the way you will use Bang Na. A commuter may prioritise the shortest walk to Bearing and a quiet outward-facing stack. A remote worker may value the clubhouse but prefer the 34.5 sqm plan so the apartment itself still works when common areas are busy. A small family may need the 53 sqm two-bedroom and should check school-run traffic as carefully as rail access. A pet owner should focus on Building C circulation and the eventual house rules. A car-dependent household should inspect the parking plan and management policy rather than assume one space per unit: the project publishes only a finite shared parking supply. Because construction is still at foundation-preparation stage, the best protection is a precise reservation sheet and contract that identify unit number, sale area, ownership form, specification, payment milestones and handover obligations in writing.

Ownership format
The project is sold as a condominium and Origin has specifically marketed part of So Origin Sukhumvit 105 to overseas buyers under the foreign quota. A foreign purchaser can hold condominium freehold only while the statutory foreign-ownership ceiling remains available — no more than 49% of the aggregate unit area in the registered condominium. The remaining foreign quota for a particular apartment is not publicly stated as of August 2026. If foreign freehold is unavailable, a seller may offer a leasehold structure, but that must be confirmed for the exact unit and contract rather than assumed for the project as a whole.
Unit types & sizes
The smallest format, organised around a kitchen by the balcony that can be enclosed. A sliding partition separates sleeping and living areas while allowing daylight to travel through the apartment. It suits one person or a couple who cook regularly and value ventilation more than a large dedicated dressing zone.
The same 24.5 sqm is used differently, with a closed kitchen near the entrance and more emphasis on wardrobe storage beside the bathroom. Sleeping and living space are less rigidly separated. This is the stronger choice for someone who values clothing storage and wants kitchen activity contained toward the front of the home.
A more conventional one-bedroom arrangement with a properly enclosed bedroom, bathroom tied closely to the sleeping zone and a kitchen by the balcony for easier ventilation. The modest increase in size buys a noticeable gain in privacy, making it attractive to buyers who do not want a studio-like daily routine.
The largest one-bedroom plan, with enough width in the living area to create a work or flexible zone beside natural light and a separable kitchen toward the entrance. It is better suited to long-term couple occupancy or regular home working when the 24–27 sqm plans would feel too compressed.
The only published two-bedroom format, with two separate bedrooms, two bathrooms and an open kitchen connected to the living room. Detailed block plans show these homes as relatively scarce, often around one per residential floor in a given building, so availability of specific unit numbers matters as much as the headline size.
Origin's live project page confirms the five core types at 24.5 / 24.5 / 27 / 34.5 / 53 sqm. Some agency unit cards show small variations such as 27.4, 34.4–34.9 or 53.2 sqm; the saleable/registered area for the exact unit should therefore control the transaction. Origin does not publish a current open price list for every layout, so launch-period type prices are not presented here as today's official schedule.
