Why this project is worth a look

A workable city-centre base

The residence operator places BTS Ratchadamri within 150 metres of the entrance. For someone whose working and social life is centred on Bangkok, that makes train travel a credible daily default rather than an occasional alternative to driving. The entrance lane, taxi pickup arrangement and delivery access still deserve a firsthand look.

Rooms beyond compact urban living

The current serviced-residence range spans one-, two- and three-bedroom layouts, including spaces large enough for family routines and working from home. That is useful in a neighbourhood where a central address often comes with smaller accommodation. A buyer must nevertheless compare actual resale floor plans rather than assuming the operator’s rental inventory is available to purchase.

Hospitality within reach

Residents can use the hotel’s shared pool and gym, and the operator advertises cleaning, laundry and other assistance. Those amenities are meaningful to people with frequent travel or demanding schedules. The price of each service, the scope of access and any contractual restrictions should be understood before they are built into a purchase decision.

Privacy is part of the design

Official residence descriptions mention key-card lift access and flexible interior partitions. These can support a quieter, more adaptable way of living than a conventional open corridor and fixed room arrangement. Their existence in the published product description is not proof that every second-hand apartment has the same arrangement or condition.

A distinct ownership proposition

The lower end of the advertised resale market may initially look attractive for this central location. But the predominant leasehold description means the purchaser is likely valuing a finite interest rather than the permanent title found in many conventional condominiums. The documented remaining term and transfer permissions are central to any comparison.

About the project

Hansar Rajdamri is an established residential high-rise in central Bangkok, tucked just off Ratchadamri Road. Major project directories describe a single 43-storey building with 196 units and place its completion around 2008. It is not a new development with an off-plan payment schedule. Buyers are looking at existing apartments offered by individual sellers, while prospective tenants can also approach the residence operation directly. The distinction matters because the most consequential part of a purchase here may not be the floor plan or asking price. It is the precise right to occupy and transfer the apartment, and when that right ends.

The Hansar name covers neighbouring hospitality and residential functions at the same address. Hansar Bangkok operates a hotel, and Hansar Residence promotes serviced accommodation for longer stays. The residence website advertises one-, two- and three-bedroom homes for rent, with hotel-style services available. Separate estate-agent listings offer apartments for sale under the Hansar Rajdamri project name. Those are connected offerings, not interchangeable contracts. Someone booking serviced accommodation does not acquire a property interest, and someone taking an assignment of a long lease cannot assume every hotel service is included. The unit paperwork needs to match the type of transaction actually contemplated.

For everyday life, the location is unusually straightforward. The operator identifies the address as Soi Mahatlek Luang 2, off Ratchadamri Road, in Lumphini, Pathum Wan. Its own directions put BTS Ratchadamri within 150 metres and MRT Si Lom at roughly one kilometre. Shopping destinations, offices, the Royal Bangkok Sports Club and Lumphini Park are part of the surrounding central-city setting. This is a location where a resident can plausibly plan many ordinary journeys around public transport rather than relying on a car for every errand. That convenience has value independent of any investment projection.

There is a trade-off to such a central, hotel-linked address. The surrounding streets carry normal inner-Bangkok activity, and some facilities bring hotel guests into the same shared environment as longer-term residents. A buyer who prioritises complete seclusion should examine the actual circulation routes, lobby access, lift arrangements and traffic outside the entrance. Floor number alone will not tell you whether a unit is peaceful, bright or comfortable. Its outlook, glazing, air-conditioning and relationship to service areas must be assessed in person. A listing described as having a park or sports-club view deserves confirmation from the exact windows.

The residence operator’s published accommodation range gives a useful sense of scale. One-bedroom units are described at 55–75 square metres, two-bedroom homes at 106–140 square metres and three-bedroom residences at 170–278 square metres. These are figures for the current serviced-rental inventory. They do not establish that the same inventory is for sale, or that every resale apartment has an identical configuration. Individual resale advertisements include one-bedroom layouts in the low-sixty-square-metre range and larger two-bedroom properties. Comparing a 56-square-metre apartment with a much larger home by total price alone would miss much of what each actually offers.

Hansar also presents privacy as part of the residential experience. Its official materials describe key-card-controlled lift access into residences and adjustable internal spaces using screens or partitions. These features may be useful to a professional working from home, or to a household that wants living and work areas to serve different purposes during the day. Yet marketing descriptions cannot substitute for a unit inspection. A prospective purchaser should establish exactly which access arrangement applies to the unit offered, whether internal alterations have been made, and how well doors, partitions and appliances work now. The condition of a resale apartment is individual, not uniform across the brand.

The hospitality relationship supplies genuine practical amenities. The official site advertises a pool on the hotel’s eighth floor, fitness facilities, a bell counter, cleaning, laundry and round-the-clock security. Crucially, the residence operator says the pool and gym are shared with the hotel. A shared facility can be more useful than a feature that exists only on a sales brochure, provided access remains available on terms that suit the resident. It also means usage patterns may differ from a purely residential condominium. Ask what is included for a purchaser, what requires a separate fee and whether any privileges are attached to the apartment or only to a serviced tenancy.

The operator’s current rental information makes several boundaries explicit. It specifies a minimum one-year contract, does not allow pets and says electricity, water and internet are not part of the quoted rental package. These statements directly inform someone considering a serviced residence tenancy. A privately rented apartment may involve another landlord and another contract, and no one should assume that an individual owner can override building rules. Equally, the presence of a functioning hotel does not give every residential unit an independent right to offer nightly stays. Rental strategy has to be tested against building regulations and the actual lease.

The tenure question is unusually sensitive. FazWaz, DDproperty, Home.co.th and an established brokerage describe Hansar Rajdamri as leasehold. Accomasia states that the 30-year lease began in 2012 and runs to 2042. A PropertyHub listing for a particular two-bedroom apartment names 31 January 2584 in the Thai calendar as its expiry, corresponding to 2041. Meanwhile, PropertyScout labels its project record freehold. These are material disagreements, not a reason to average dates or quietly choose the most attractive answer. A buyer should see the registered title or lease entry, the chain of assignments and the seller’s contractual rights before attributing any particular term to the chosen unit.

A leasehold interest is not equivalent to perpetual condominium title. Under Thailand’s ordinary immovable-property lease framework, a registered term is generally capped at 30 years, and a future extension cannot simply be assumed from a salesman’s assurance. Assignment and subletting must be permitted by the relevant agreement and law. Foreign condominium freehold ownership can exist within the statutory 49% floor-area limit, but that general rule is not evidence that this Hansar listing conveys a freehold condominium title. Whether the property can be purchased on any particular basis is a question of the specific registered interest, not a generic description of Thai real estate.

Asking prices need to be interpreted in that light. DDproperty has advertised resale offers starting at THB 3.99 million, and PropertyHub has shown a one-bedroom apartment of 62.37 square metres with the same asking price. Other apartments are listed for substantially more, with different sizes, floors, furnishings and claimed views. These are sellers' asking figures, not verified transaction prices, and listings can be withdrawn or changed without notice. A lower entry price for a lease that expires on a defined date is not automatically a discount on an otherwise identical freehold unit. The buyer is paying for a different legal and economic asset.

There are ongoing costs beyond an agent’s headline figure. FazWaz publishes a common-area fee reference of THB 50 per square metre per month. The actual obligation for a particular apartment should be checked against its current account and contract, particularly in a property with residential and hotel-linked functions. Electricity, water, internet, cleaning, repairs, parking and optional services may be charged separately. Those costs become meaningful when a larger floor area is considered, although a published per-square-metre rate should not be treated as a current invoice without verification. A seller’s statement that the apartment comes fully furnished likewise says little about future replacement costs.

Rental figures offer another potential source of misunderstanding. The residence operator’s published monthly rates relate to its serviced accommodation product, with specified equipment and support. They are not an independent appraisal of what a private apartment will earn after expenses. A purchaser using the unit as a rental investment needs to consider vacancy, tenant acquisition, maintenance, management, permissions and the lease term that can lawfully be passed on. No occupancy or resale-price growth can be inferred from the hotel’s profile. Even an attractive gross rental advertisement may have a very different net result once the legal structure and recurring costs are brought into view.

The building’s age creates a different set of questions from those attached to an off-plan launch. You can visit the actual premises, see how shared areas operate and judge the light and outlook of a finished apartment. You also need to understand the record of lift maintenance, waterproofing, cooling systems, major repairs and future expenditure. In a mixed hospitality and residential environment, the division of responsibilities and costs matters as much as the appearance of the lobby. None of the public project profiles establishes the present technical condition of an individual property or the balance sheet of its management operation. An inspection and current records are necessary before reaching conclusions.

Hansar Rajdamri is therefore best approached as a choice among specific occupied or rentable homes, not as a single investment story attached to a familiar hotel name. The central location, generous accommodation options and shared services are the tangible reasons to investigate it. Whether it represents good value depends on what can actually be assigned to you, how long the registered right lasts and what ongoing costs and access conditions come with it. A buyer seeking use of an attractive central-Bangkok apartment for a defined period may view those trade-offs differently from someone who wants a perpetual family asset. The documentation decides which proposition is on offer.

Ownership format

Most specialist project profiles describe Hansar Rajdamri as leasehold rather than perpetual condominium ownership. The registered term, assignment rights and landlord must be checked for the actual unit. One portal contradicts the others by labelling the project freehold; that label is not proof of a transferable freehold title.

Unit types & sizes

1 bedroom
55–75 sqm

This is the residence operator’s current serviced-rental size range, not a promise that every apartment within it is for sale. It may suit an individual or couple who want a separate bedroom and a central base. One resale listing advertises a 62.37-sqm apartment at THB 3.99 million. Its registered interest, contract area, fittings and availability must be verified individually.

Resale listings from THB 3.99M
2 bedrooms
106–140 sqm

The operator presents this as larger-format living that can accommodate a family, a guest room or a dedicated office. Resale listings include homes around 107–138 sqm; the operator’s published size range is not a sales inventory. Examine the actual layout, the condition of wet areas and the lease documents rather than assuming two bedrooms create the same living arrangement in every unit.

3 bedrooms
170–278 sqm

These are the operator’s sizes for substantial three-bedroom serviced residences intended for extended stays. The figures do not establish the current resale stock in this category. A buyer considering a very large unit should pay attention to the documented lease, recurring charges, maintenance needs and the degree of separation from hotel activity.

The cards use the operator’s published serviced-rental categories, not a certified schedule of apartments currently offered for sale. FazWaz separately reports one-bedroom units at 63–76 sqm and two-bedroom units at 138–141 sqm. These sources describe overlapping but not identical sets. Rely on the particular unit’s contractual area and registered interest. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 3.99 million in DDproperty resale listings checked on 10 October 2026; PropertyHub also carries a one-bedroom listing at that asking price. This is a lower advertised-market reference, not an executed sale price. Confirm availability, the remaining registered lease term, transfer terms and the actual consideration for the individual unit.
  • Completed: 2008

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Professionals who spend much of their week in central Bangkok and value walkable rail access. The completed location makes it possible to test real commuting routines rather than relying on a future transport promise.; Couples and households looking beyond a compact city apartment. The published residence range includes two- and three-bedroom accommodation, although the actual resale selection and condition must be established separately.; Frequent travellers and longer-term Bangkok residents who would use a staffed building, shared hotel amenities and optional domestic services. The convenience is meaningful when the access rules and extra charges match their needs.; Buyers who deliberately want a finite leasehold interest for a defined period of residence or rental activity, and are willing to study registration, assignment and expiry before treating any asking price as attractive.; may not suit: Buyers who require unequivocal perpetual condominium title. Most specialist sources identify Hansar Rajdamri as leasehold, and a conflicting freehold label has not been substantiated by title documents.; Anyone whose financial case depends on an automatic lease renewal, guaranteed capital appreciation or occupancy. Public project materials do not establish any of those outcomes.; Pet owners or purchasers planning unrestricted nightly lets. The operator prohibits pets and quotes a one-year minimum serviced-residence lease; individual ownership and letting rights cannot simply be presumed.; People seeking a newly completed building with no immediate need to investigate long-term maintenance. This is an established property, and current condition and planned works matter..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors

  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Tenure dates conflict: Accomasia describes a lease running to 2042, while a PropertyHub advertisement for an individual unit gives 31 January 2584 in the Thai calendar (2041). PropertyScout also labels the project freehold, unlike the other major profiles. No registered document for a specific unit has been obtained to reconcile these claims.
  • Building counts and timing vary: FazWaz, DDproperty and PropertyHub commonly report 196 units and completion around 2008–2009; PropertyScout gives 164 units, and Accomasia uses 2012 as its build year. The public descriptions do not resolve whether hotel/residence categories or reporting methods explain the difference.
  • The actual assignment and renewal provisions, purchaser access to hotel services and ongoing charges for an individual resale unit have not been established from executed or registered documents.
