Why this project is worth a look
A genuinely small building
With 73 units, The Excel Hybrid is far more compact than many Bangkok fringe projects. That does not automatically make management better, but it makes the building easy to inspect: a serious viewing can cover the lift, pool deck, gym, parking, corridors and the immediate surroundings rather than relying on a long amenity list.
Resale evidence, not promises
The project is completed and actively traded, so buyers can inspect the exact apartment and building they are paying for. The key risks are therefore resale risks — title, seller authority, arrears, maintenance and management — rather than construction delivery.
Practical Green Line access
Lasalle 8 connects into the Bearing/Sukhumvit corridor and current listings still market the building around its rail access. Published distances differ, so the useful test is the actual walk from the lobby to Bearing station and whether that route works for your daily routine.
Simple unit comparison
Most apartments fall into a narrow 27–30 sq m one-bedroom band, with a larger 43.5 sq m two-bedroom plan documented in the original project material. That makes price comparison easier, but floor, orientation, fit-out and view can create meaningful differences between otherwise similar listings.
Current governance matters
All Inspire Development's later corporate problems are a reason to focus on today's condominium records rather than historical developer branding. A buyer should understand how the juristic person is operating now, what common charges are outstanding and whether any unresolved developer-related issues affect the building.
About the project
The Excel Hybrid is a small, completed condominium on Soi Lasalle 8 in Bangkok's Bang Na district, close to Sukhumvit 105 and the Bearing end of the Green Line corridor. Its scale is the first thing that sets it apart: the best-supported project record is one eight-storey building with 73 apartments. By 2026 this is firmly a resale building, not a developer launch. That changes the questions a buyer should ask. The useful evidence is no longer a launch brochure or promised completion date; it is the title status of the chosen unit, the building's current management, maintenance condition, common-charge position and the seller's ability to complete a clean transfer.
The original project material is unusually helpful because it was documented in detail before completion. Think of Living's 2015 review recorded 73 units on roughly 0-3-15 rai, with one-bedroom layouts around 27 to 30 sq m and a 43.5 sq m two-bedroom layout. Current PropertyHub and DDproperty project pages also report 73 units and eight floors. Not every aggregator is reliable here: FazWaz currently shows 1,113 units, while one Home.co.th summary says 74. Those figures do not fit the original floor plan or the stronger cluster of project records, so this dossier uses 73 and flags the disagreement rather than averaging or silently correcting the sources.

The address is consistently described by the stronger sources as Soi Lasalle 8 off Sukhumvit 105, Bang Na, Bangkok. Detailed legacy reviews place the project at approximately 13.6603, 100.605884. Published walking-distance claims to Bearing BTS vary from about 350 metres in launch-era material to roughly 670–700 metres in current listings. The difference is a reminder that portal distances can be measured from different points. A buyer who expects to commute by train should walk the route from the actual lobby to the station at the time of day they would normally travel, rather than making a decision from the shortest marketing distance.
Amenities are modest but coherent with a 73-unit low-rise building. The original plan includes a salt-water swimming pool with a children's section on the second floor, a gym beside the pool, a lobby, landscaped areas, key-card access, CCTV and security. There is one passenger lift. The launch-era floor plan indicated about 33 conventional parking spaces, rising to 38 when tandem parking is used. Those are useful design facts, but a resale buyer should still ask the condominium juristic person how parking is actually allocated and enforced today, especially if daily car use is essential.
The unit mix is straightforward. Type A was documented at about 27.05 sq m, Type B at about 30.10 sq m, and Type C at about 43.50 sq m with two bedrooms. Some present-day portals show only the smaller one-bedroom formats, and individual agents occasionally label a 27 sq m apartment as a studio even though the original project material treated the compact stock as one-bedroom product. That is not unusual in resale advertising. The safe comparison is the registered area and actual internal layout of the specific apartment, not the category name chosen by an agent.
The visible resale market is active. As of early October 2026, PropertyHub shows a THB 1.5M asking price for a roughly 30 sq m one-bedroom unit, alongside other current listings at THB 1.6M, THB 1.65M and THB 1.9M for units around 26–30 sq m. LivingInsider has also carried a 30.12 sq m one-bedroom listing at THB 1.5M. These are asking prices, not completed transactions, and this page deliberately does not manufacture an average or target valuation from them. Condition, floor, aspect, renovation quality, furniture, outstanding common charges and seller urgency can all change the price of two nominally similar apartments.
The developer history deserves a separate check because it is material and current. The Excel Hybrid was developed by All Inspire Development. The Stock Exchange of Thailand delisted All Inspire Development securities effective 3 September 2024 after the company had been placed under court-ordered receivership and had not removed the grounds for delisting. That does not tell you whether a particular resale apartment is good or bad, and it should not be used as a shortcut for judging the present condominium juristic person. It does mean a buyer should rely on property documents and current building records rather than the developer's historical brand: title deed, seller identity, foreign-quota confirmation, juristic-person debt clearance, minutes and fees, and any unresolved obligations affecting common property.
For a foreign buyer, the project should be approached as an existing Thai condominium with unit-by-unit due diligence. DDproperty identifies the tenure as freehold. Thai condominium law still limits registered foreign freehold ownership to 49% of the aggregate unit area of the building, so the decisive document is confirmation that foreign quota is available for the chosen apartment at transfer. If a listing is held in Thai quota, an agent's generic statement that the project is 'freehold' is not enough. The ownership route for that particular unit needs to be clear before money is committed, and nominee arrangements should not be treated as a normal workaround.
Ownership format
The condominium is marketed on a freehold basis. A foreign buyer can register condominium freehold only while the building's statutory 49% foreign-ownership quota remains available; quota status must be confirmed for the specific unit before transfer.
Unit types & sizes
The compact original layout. The launch-era floor plan placed some Type A units on the western side, so afternoon heat, actual outlook and neighbouring-building obstruction matter when comparing individual apartments. Resale agents sometimes call a roughly 27 sq m unit a studio even though the original project material classified the compact stock as one-bedroom product.
The larger one-bedroom plan and the size most frequently visible in 2026 resale advertisements. That gives a buyer a useful pool of comparable units, but the comparison should still control for renovation, floor, exposure and any liabilities attached to the specific apartment.
The largest confirmed original layout. It appears less frequently in current project catalogues than the compact one-bedroom stock, so a two-bedroom unit should be treated as a specific resale opportunity rather than assumed to be continuously available from the project page.
Original project material shows three principal sizes: about 27.05, 30.10 and 43.50 sq m. Some current portals display only the two compact formats, while individual sellers sometimes label a roughly 27 sq m apartment as a studio. For a purchase, the registered area and the actual layout of the unit take priority over portal labels. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building is on Soi Lasalle 8 off Sukhumvit 105 in Bangkok's Bang Na district.
- Detailed project reviews place it at approximately 13.6603, 100.605884; it sits inside the soi rather than directly on Sukhumvit Road.
- Published distance to Bearing BTS varies from roughly 350 m in launch-era material to about 670–700 m in current listings, so the real door-to-station walk is worth testing.
- Lasalle and Bearing sois provide local connections through a predominantly low-rise residential neighbourhood.
- Drivers gain access to the Sukhumvit and Bang Na road network, but peak-hour traffic should be judged against the buyer's actual commute rather than a map alone.

Price & purchase terms
- Current price: From THB 1.5M in an active PropertyHub resale listing refreshed on 5 October 2026. This is a lower secondary-market asking-price anchor, not a developer price; the chosen unit, its condition, furniture, transfer costs and final negotiated price need to be checked separately.
- Completed: 2016
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer who wants a small, completed Bangkok condominium near the Green Line corridor and prefers inspecting an existing building rather than taking construction risk.; A value-focused resale buyer willing to compare several similar one-bedroom units by condition, floor, exposure and seller terms instead of buying from a fixed developer price list.; A long-term rental owner who evaluates the exact unit and net costs rather than relying on a generic yield claim; active rental listings still exist in 2026.; A foreign buyer whose chosen unit can be confirmed within the building's available foreign freehold quota and transferred with a clean document package.; may not suit: A buyer who specifically wants a new-build product with current developer warranties, a large amenity package and the service model of a recent launch.; Someone who requires abundant parking or multiple lifts; the original design has one passenger lift and a relatively limited parking supply.; A buyer unwilling to review condominium-juristic-person records and resale documentation, particularly given the developer's later corporate history..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Most current specialist databases give 2016 as the completion year, consistent with the 2015 construction schedule, while FazWaz and Hipflat display January 2015. This record uses 2016; legal due diligence should rely on condominium documents rather than portal metadata.
- Unit count conflicts across portals: Think of Living, PropertyHub and DDproperty report 73; one Home.co.th description says 74, while FazWaz shows 1,113. The original project plan and the stronger source cluster support 73.
- The stronger project sources and current listings place the building on Soi Lasalle 8, but Hipflat displays 31/6 Soi Lasalle 2. Use the confirmed Lasalle 8 project pin for viewing and verify the registered building/address details in the transaction documents.
