You can therefore inspect an actual apartment, common areas, access routes and building management before committing. The sales market is mixed: developer stock sits alongside owner and agent listings. That creates useful price discovery, but it also means every shortlisted unit needs its own seller, title, furniture package and foreign-quota check rather than assuming that one advertised condition applies across the project.

The unit mix is deliberately compact and much more concentrated than many Bangkok condominiums. Sansiri’s current brochure accounts for all 254 apartments in three size groups: 33 units at 23.00–23.50 sqm, 208 units at 24.75–26.00 sqm, and 13 units at 36.75–37.25 sqm. In practical terms, THE MUVE Sukhumvit 107 is primarily a one-person or couple product. Around 25 sqm is the dominant format, so it is also the size you see most often in live listings. Sansiri advertises a shuttle to BTS Bearing, which matters for day-to-day use. The developer’s location material places St. Andrews International School Sukhumvit 107 at about 500 metres, Bangkok Patana School at about 1.9 km, La Salle’s Avenue at about 2 km and BITEC Bangna at about 2.5 km, with access to the Chalerm Maha Nakhon Expressway at about 3 km. This can work very well for people whose routine is tied to Bang Na, Bearing, international schools, BITEC or the eastern side of Bangkok. It is less convincing for someone whose non-negotiable is walking out of the lobby straight onto a BTS platform. The address is also frequently misclassified online as Samrong Nuea in Samut Prakan; primary Sansiri, EIA and Department of Lands records place the project in Bang Na Tai, Bangkok, which is the geography used in this dossier.

The facility strategy is unusually work- and pet-oriented for a condominium in this price band. The official brochure lists a lobby, co-working area, meeting room, private working room, studio and streaming room, pantry, gym, mail room, garden workspace, communal garden, laundry/dryer area and Wi-Fi across several common spaces. A rooftop garden adds a jogging track and Sansiri Backyard, while a dedicated pet park is designed for dogs and cats with activity and cleaning zones. This is more than a generic “pets allowed” label and can be a real differentiator for owners who struggle to find pet-friendly Bangkok buildings. At the same time, buyers should notice what the official list does not emphasise: there is no swimming pool in the current developer specification, and parking is stated at approximately 30% of units. If you own a car, want a guaranteed bay or expect a resort-style amenity deck, those limitations matter more than the marketing language around lifestyle.

As of 28 August 2026, Sansiri’s Thai project page shows a starting price of THB 1.69 million, while the English page shows THB 1.8 million. Sansiri has also advertised a specific ready-to-move 25.34 sqm unit at THB 1.69 million. Live market listings span a much wider range depending on floor, area, fit-out, seller and ownership status. The sensible way to use the THB 1.69 million figure is as a lower promotional anchor: it tells you where a deal can begin, not what every 25 sqm apartment is worth. A completed building reduces construction uncertainty, but it shifts due diligence toward the selected unit—confirm who the seller is, what furniture and incentives are included, whether there are outstanding common charges, and whether the ownership structure available to you matches the advertised price.

For a foreign buyer, the legal starting point is straightforward because the project is a registered condominium. Foreigners may own condominium units on a freehold basis within the statutory foreign quota, which cannot exceed 49% of the total unit area of the building.
