Foreign freehold is possible in Thai condominiums, but only while the building remains within the statutory foreign-ownership ceiling. The useful question is therefore not whether the project is generally freehold, but whether quota is available for the exact unit and whether the seller’s title and juristic-account position are clean at transfer.

Syntec, the construction contractor, describes two eight-storey residential buildings with 167 units each, 334 units in total, and records its construction period from September 2015 to September 2016. PropertyHub also lists 2016 as the completion year. That distinction matters because a buyer can assess the asset that actually exists: the specific unit, common areas, lift condition, parking practice, juristic management and the current owner’s documents, instead of relying on a sales gallery or an estimated handover date.

The current resale market gives the project a relatively broad price ladder. DDproperty showed an active studio listing at THB 1.9M on 29 September 2026, while other small units were clustered around the low-THB-2M range. Larger one-bedroom and two-bedroom homes move higher according to size, condition and floor. The original unit mix is straightforward: studios around 33.5 sq m, one-bedroom layouts roughly 40.5–45.5 sq m, and two-bedroom layouts around 57.5–58 sq m. Resale portals sometimes describe 33–34 sq m apartments as one-bedrooms, most likely because owners have added internal partitions or agents use different labels. For due diligence, the title-deed area and the actual floor plan are more useful than the marketing category in a listing.

The location works through proximity to Bearing rather than through a central-Sukhumvit lifestyle pitch. Original project maps and long-running local reviews place the development about 450 metres from BTS Bearing and roughly 400 metres inside Lasalle from Sukhumvit Road. That is close enough for a practical walk for many residents, but it is not a station-integrated building and the final route should be judged in person, especially for heat, rain and evening comfort. Lasalle also connects west to Sukhumvit and east toward Srinakarin, with Bang Na-Trat and expressway access in the wider road network. The immediate setting is a lived-in residential corridor with shops, food, schools and everyday services rather than a dense downtown office district.

Facilities are functional rather than complicated. Public project records consistently show a swimming pool, gym and landscaped common area on the second floor, together with lifts, parking, controlled access, CCTV and 24-hour security. Project databases also report two passenger lifts in each building. Parking is one of the practical constraints: secondary databases put the ratio at roughly 42% of the 334 units, so a buyer who depends on a car should confirm the current allocation and sticker rules rather than assume one space per apartment. The commonly quoted maintenance charge is THB 45 per sq m per month. A THB 450 per sq m sinking-fund figure also appears in specialist databases, but we did not find a current juristic-person statement confirming whether that amount is still relevant to a resale transfer.

For an international buyer, the legal question is not whether Thailand allows condominium ownership in principle; it does. The transaction question is whether foreign freehold quota remains available for the specific unit on the day of transfer. Thai government guidance states that foreign ownership may not exceed 49% of the aggregate unit area of a registered condominium. The juristic person therefore needs to confirm the quota, and the buyer must also satisfy the required remittance documentation. A resale advert marked freehold does not by itself prove that a foreign buyer can register that unit in foreign freehold today. The building is also old enough for operational due diligence to matter: outstanding common fees, reserve-fund health, maintenance history, major repair plans and the condition of the selected unit can have more impact on ownership experience than the original developer brochure.

Ownership format

A foreign buyer can register condominium freehold only while foreign ownership remains within 49% of the aggregate unit area of the registered condominium. The selected unit still needs a foreign-quota confirmation from the condominium juristic person and the required remittance documents. If the quota is full, foreign freehold cannot be registered; any leasehold alternative depends on the specific seller and transaction structure.
