Why this project is worth a look
A genuinely small building
Sixty apartments make the project easier to read than a multi-tower compound: buyers can quickly understand the floor plan, shared facilities and parking arrangement. The trade-off is that a single lift and a modest parking pool deserve close attention during a viewing.
Low resale entry price
Recent asking prices put compact units in the mid-THB 1 million range, with a lower reference around THB 1.45 million in early October 2026. That is attractive only if the unit's condition, title, common-charge position and ownership route are equally clean.
Unit position matters
Second-floor homes sit beside the pool and gym, the middle floors carry the standard nine-unit layout, and the top floor includes the building's only original two-bedroom penthouse. Floor, orientation and adjacency can therefore change the living experience more than the small differences in floor area suggest.
You can inspect the reality
Because this is a mature resale condominium, buyers do not need to rely on renderings to judge the building. The common areas, parking pressure, lift condition, corridor maintenance and actual apartment can all be inspected before making an offer.
BTS access, not doorstep access
Bearing station is close enough to shape demand, but the condominium sits inside Lasalle 11 rather than directly beside the tracks. Buyers who plan to commute on foot should test the route at the times they would actually use it.
About the project
The Excel Bearing is a small, completed condominium tucked inside Soi Lasalle 11 off Sukhumvit 105 in Bang Na. With 60 homes in a single eight-storey building, it sits at the opposite end of the spectrum from the large newer compounds that dominate many parts of outer Sukhumvit. That scale is central to the buying decision. There is no developer inventory story left to evaluate and no large amenity programme to justify a premium. This is a resale building, so the quality of the individual unit, the condition of the common areas, title status, outstanding common charges and foreign-quota eligibility matter more than the original sales brochure.
The project was developed by All Inspire Development and launched as a low-rise building on a site of roughly 200 square wah. Its internal organisation is unusually easy to understand. The ground level was planned around parking, building services, the juristic-person office, lift and stairs. The second floor combines the pool and gym with seven apartments. Floors three through seven contain nine homes per floor, while the eighth floor has eight. For buyers, this layout creates meaningful micro-locations inside a very small building: a second-floor unit can sit close to shared facilities, west-facing homes take stronger afternoon sun, and the top floor contains the project's only original two-bedroom penthouse.

Most of the stock is compact. Original project information shows a 25.40 sqm studio, one-bedroom layouts from 26.38 to 32.45 sqm, and a single 49 sqm two-bedroom penthouse on the eighth floor. The typical floors were dominated by one-bedroom plans around 27 sqm. That makes the building a more natural fit for a single resident, a couple, a first Bangkok purchase or a modest rental budget than for a household looking for multiple bedrooms and substantial storage. Resale advertising can blur the original labels after twelve years of ownership and refurbishment, so the registered floor plan and the physical layout of the unit should take precedence over whether an agent calls it a studio or a one-bedroom.
Amenities are straightforward rather than extensive. The second floor has an outdoor swimming pool, originally specified at about 3.6 by 8.3 metres, and a fitness room. Historical project material also identifies one passenger lift, CCTV, access control, security and parking for about 23 conventional spaces, rising to 29 cars when tandem parking is used. Those numbers are more useful than a generic 'full facilities' claim because they show the trade-off that comes with a 60-unit building. A buyer who drives every day should ask how parking is allocated and managed now, especially at night, instead of assuming that a space follows the apartment.
The address is inside Soi Lasalle 11, reached from Sukhumvit 105. It is close enough to the eastern Sukhumvit transit corridor to make the BTS relevant, but this is not a station-front condominium. Historical sales material quoted roughly 550 to 650 metres to Bearing, while a later route review measured around 750 metres depending on the starting point. The original site review also placed the building about 220 metres inside the side street. The practical question is therefore not whether the map shows a nearby station, but whether the actual walk, motorcycle-taxi option and evening conditions work for the intended resident. That is easy to test and worth doing before deciding between this building and newer projects on larger roads.
Pricing remains one of the clearest reasons to look at The Excel Bearing. A PropertyHub resale listing refreshed in early October 2026 offered a 26.77 sqm one-bedroom at THB 1.45 million, while other major portals showed asking prices extending toward roughly THB 2 million for larger or differently positioned units. The entry ticket is low for Bangkok, but the cheapest asking price is not automatically the best value. In an older resale building, refurbishment quality, air-conditioning, plumbing, furniture, tenant status, common-charge arrears, floor position and transfer terms can easily matter more than a difference of THB 100,000 in the headline price.
Foreign ownership needs to be checked unit by unit. Thai condominium law allows foreigners to own registered condominium units freehold while foreign ownership remains within 49% of the building's total unit area. Public project pages do not establish the live quota balance for The Excel Bearing. Some listings are marked Thai quota and at least one recent FazWaz listing was explicitly marketed as foreign quota, which shows that the distinction exists in active resale stock but does not prove availability for every unit. Before paying a reservation or deposit, a foreign buyer should obtain the juristic person's quota confirmation and debt-free certificate requirements and make sure the transfer documentation matches the intended ownership route.
The completion date is the main factual inconsistency across otherwise consistent project records. Many present-day portals catalogue the building as completed in 2014. Yet a detailed February 2014 launch review still described construction as pending and expected completion in mid-2015, and a historical All Inspire securities filing records 100% construction with a completion date in April 2015. For a buyer today, the practical difference between late 2014 and 2015 is minor; the condition of the building is far more important. For the project record, however, 2015 is the stronger documentary anchor, while the 2014 date should remain visible as a source discrepancy rather than being silently averaged away.
The Excel Bearing works best when judged as a simple resale proposition. Its advantages are a small building, compact units, proximity to the Sukhumvit corridor and a relatively low purchase price. The compromises are equally tangible: limited unit sizes, one lift, finite parking, ageing finishes and no guarantee that the cheapest advertised apartment is in the foreign quota or in comparable condition. A useful viewing should therefore cover more than the unit itself. Walk the approach from Sukhumvit 105, inspect the pool and gym, check the lift and corridors, look at parking occupancy in the evening, ask for current juristic-person accounts and compare more than one apartment in the building before deciding.
Ownership format
A foreign buyer can register condominium freehold only while the building remains within the 49% foreign-ownership quota by total unit area. Public sources do not establish the current quota balance at The Excel Bearing, so eligibility has to be confirmed for the chosen resale unit before funds are committed.
Unit types & sizes
The smallest original format. Historical floor-plan material places the 25.40 sqm Type E on the eighth floor; resale descriptions may use different labels after refurbishment or layout changes.
The core apartment type in the building. Several one-bedroom plans were used across the standard floors, so two units with the same bedroom count can differ in shape, orientation and practical furniture space.
A rare top-floor layout: the historical plan shows a single original two-bedroom penthouse in the entire building. Resale availability will be sporadic rather than continuous.
The sizes and labels above describe the original project mix. Current homes are owner resales, and renovation or agent terminology can differ from the launch-era plan, so the registered layout of the specific unit should be checked. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year is inconsistent across sources: many current directories use 2014, while a February 2014 project review still expected completion in mid-2015 and a historical All Inspire securities filing records 100% construction with completion in April 2015. The main record uses 2015.
- One DDproperty description names All Inclusive Development Co., Ltd., while the structured developer field on the same page, Thai project databases and historical materials identify All Inspire Development. The main record uses All Inspire Development.
- The current foreign-quota balance is not publicly established. Individual listings can be marked Thai quota or foreign quota, but eligibility for a foreign buyer must be confirmed by the condominium juristic person for the specific unit.
