REACH benefits from the Bearing/Sukhumvit corridor without paying for a doorstep BTS position. For residents comfortable with a short feeder trip, motorcycle taxi, shuttle or longer walk, that can be a rational trade. Buyers who define convenience as a five-minute walk to rail should test the route themselves before treating the location as equivalent to projects immediately beside a station.

It is much less convincing for households that need larger internal space or buyers whose strategy depends on premium amenities and a landmark address.

It is not a station-front tower: the project sits inside an established residential pocket roughly 1.3–1.4 km from Bearing BTS. That distinction matters. The entry price is low by modern Bangkok condominium standards, while the trade-off is that most residents will treat the BTS as a short ride, shuttle trip or longer walk rather than something directly outside the lobby.

The most consistent project specification is 433 units in two eight-storey buildings. That figure is repeated by Condonayoo, PropertyHub, FazWaz and several current market profiles. BKK Housing lists 429 units, so there is a genuine data discrepancy in the public record; 433 is the better-supported working figure rather than an average or an invented reconciliation. Condonayoo also reports a site of about 2 rai 2 ngan 45 square wah and two passenger lifts per building.

The residential mix is unusually simple. The detailed project review identifies one-bedroom layouts of 29 and 30 sqm, with two plan variants at 29 sqm. This is a compact product aimed at one person or a couple rather than a family needing multiple private rooms. One practical feature is the enclosed kitchen positioned by the balcony, which gives cooking its own zone instead of placing it directly in the living space. The flip side is limited flexibility: anyone wanting a second bedroom, a dedicated study or generous storage should treat the small footprint as a hard constraint, not a detail to solve later with furniture.

The condominium was completed in 2025. FazWaz and related project databases give October 2025, while Condonayoo's December 2025 review describes it as completed and ready to move in. That makes the purchase much more tangible than buying off plan. Buyers can inspect the actual common areas, corridor condition, views, noise exposure and individual unit finish. For a compact 29–30 sqm apartment, those differences can matter more than a brochure specification because furniture placement and outlook have an outsized effect on how the space feels.

As of 7 October 2026, the lowest visible asking level is around THB 1.39M for a 29 sqm unit. PropertyHub shows a listing refreshed on 6 October at THB 1.39M, while FazWaz is showing units from the same level. Older advertisements around THB 1.35M appeared in May 2026, and a December 2025 project review promoted a THB 1.2M offer. Those earlier numbers are useful historical context only; they should not be treated as inventory that is still available today.

The core amenity package is straightforward: a swimming pool, fitness room, lobby, mail area, landscaped space, controlled access, CCTV and 24-hour security. Condonayoo specifically describes a salt-water pool and two passenger lifts per building. Some property portals display much longer amenity lists that include items such as a sauna, library, retail, sports court or EV charging. Because those extended lists are not consistently supported by the detailed project sources, they should be verified on site rather than assumed to be part of the purchase proposition.

Geographically, the project is in Bang Na Tai, Bang Na, Bangkok 10260, despite several portals loosely grouping the location with Samut Prakan. The district boundary is close, which explains the inconsistent labelling. Condonayoo places the site about 180 metres inside Bearing 9 from the main Bearing road. Published distances to Bearing BTS range from roughly 1.0 to 1.4 km depending on the source and measuring point. In practical terms, the Green Line is accessible, but this is not a true walk-out-of-the-building-to-BTS project.

For a foreign buyer, REACH is a conventional condominium ownership case. Thai law permits foreign freehold ownership up to 49% of the aggregate unit area in a registered condominium. A current REACH listing specifically advertises a 29 sqm unit as foreign-quota eligible, which is useful evidence that foreign freehold stock exists or has existed in the project. It does not prove that every unit can be transferred that way. The juristic person should confirm the remaining quota and the selected unit's eligibility immediately before transfer.

There is already some observable rental evidence, although one asking rent is not a yield forecast. PropertyHub showed a 30 sqm unit at about THB 10,000 per month in early October 2026. That is a useful market reference, not a guaranteed achievable rent: furnishing, floor, outlook, lease length and competing stock all matter. With 433 units and a narrow range of similar compact layouts, owners may compete directly with other apartments in the same project. A buyer should also obtain the current common-area fee, sinking-fund position and rental rules from the juristic person; reliable up-to-date figures for those operating details were not available in the public sources reviewed.

Ownership format

A foreign buyer may hold condominium freehold within the statutory 49% foreign-ownership quota by aggregate unit area. The remaining quota and the selected unit's eligibility for foreign freehold should be confirmed with the condominium juristic person before transfer.
