Why this project is worth a look
A genuinely coastal proposition
The seller markets a Batu Bolong setting rather than an inland estate. Proximity to Canggu’s day-to-day attractions is the main lifestyle case, subject to confirming the exact entrance and walking route.
A more personal scale
With eight villas and individual pools, the scheme is easier to picture as a private holiday base than a crowded resort. The trade-off is limited shared infrastructure and greater dependence on clear maintenance arrangements.
Two distinct ways to stay
One-bedroom homes suit shorter personal visits or couples; the two-bedroom options offer more flexibility for friends and family. Specific floor plans vary, and advertised bathrooms and building areas do not always match across sources.
Visibility over payment stages
The seller publishes a reservation, legal-review and construction-payment sequence. That is a starting point for transaction control, but the account instructions and milestone tests must be confirmed in the agreements.
Not locked into management
The developer says its hospitality service is optional and owner stays are permitted. That flexibility is meaningful, provided that fees, booking controls and property-care duties are agreed in writing.
About the project
The first decision with The Finca Bali is whether a small coastal villa is the right kind of property. The development is marketed as La Finca Villas and La Finca Batu Bolong as well, but the underlying product appears consistent across the main listings: eight private-pool homes, with one- and two-bedroom layouts, sold before handover. It is not a serviced apartment tower or a large holiday resort. Buyers are considering an individual villa in a compact development, with the option to use it personally or arrange rental management. December 2026 is the advertised handover target, not evidence that the houses have already been delivered.

Location deserves more care than the property portals give it. The developer presents the new villas as a Batu Bolong address in Canggu, within walking reach of the beach. Individual international listings also use Jalan Raya Batu Bolong and Canggu, Kuta Utara. Meanwhile, FazWaz and AsiaVillas classify the same name and matching unit data under Mengwi. Those labels do not describe interchangeable neighborhoods. On the evidence available, coastal Batu Bolong is the better-supported location, but the exact plot, gate position and legal street address have not been independently established. A buyer should not make a rental forecast from a generic Mengwi pin.
The distinction changes the way this property would be used. Someone choosing Canggu for short holidays often wants cafés, restaurants, surf spots and daily errands within a relatively short radius, rather than an isolated villa requiring a car for every outing. Batu Bolong can offer that lifestyle, but advertised walking time depends on the actual lane, crossings and entrance. The developer's short walk claim has not been verified against a cadastral plot or a route starting at the proposed villas. Road traffic and late-night activity are just as relevant as the beach distance in a busy coastal district.
Each home has two storeys according to detailed agency listings. This allows an indoor living area and a plunge pool on a modest site, but it also changes what buyers should expect from outdoor space. A compact courtyard is not a garden for children to run around in. Stairs may be an everyday inconvenience for some households, and a small pool may be more useful for cooling off than for exercise. Eight villas can feel more private than a large development; they also depend on well-defined arrangements for drainage, shared access and whatever maintenance duties fall outside each lot.
The developer's headline one-bedroom configuration combines a plot of about 84 square metres with approximately 93.5 square metres of building area, advertised at USD 229,000. The wider listing set shows one-bedroom buildings of different sizes, from 87 to 96.9 square metres. These are not necessarily eight copies of a single floor plan. Building area and land area should not be confused, especially on a two-level home where the building can be larger than its ground footprint. A couple planning frequent holidays may be comfortable with the smaller configuration; two people working from home full time may find the same plan restrictive.
A larger two-bedroom villa is offered on the official site at USD 315,000, with 141.7 square metres of building and a 112.2-square-metre plot. Another two-bedroom variant, measuring 126.3 square metres in an aggregator listing, appears at a different asking price. This may simply reflect variations among the eight homes, but no up-to-date signed schedule of unit numbers and floor plans was publicly accessible. Bathroom counts differ between agency descriptions too. Choosing a villa here should be based on its numbered floor plan and specification rather than the portal's general project summary.
The clearest practical attraction is having a private pool beside the home. Brokers also describe outdoor decking, a garden area, furnished interiors and air conditioning. The visual direction is Mediterranean-influenced, with arches, pale surfaces and natural textures, rather than a conventional apartment aesthetic. Design photographs and rendered scenes do not settle daily comfort. Daylight, privacy between pools, sound transfer from nearby lanes, roof drainage and moisture control will determine whether the space stays pleasant once occupied. None of those qualities can be guaranteed from marketing imagery.
There are useful small details in the more specific listings. Motorbike parking is mentioned, together with a roughly three-metre access road. A private well-water system and a one-year construction warranty are also described. These points deserve attention because the costs of water treatment, pool care and access for maintenance vehicles can be substantial for a holiday home. A warranty only has real value when it names the liable company, covered defects, exclusions and a way of enforcing repairs. Those contractual details were not provided in the public materials reviewed.
The homes are presented as fully furnished. For an overseas buyer, that could shorten the gap between handover and first personal stay or guest booking. Yet furnishing is a broad word. It may or may not include kitchen equipment, linens, exterior furniture, equipment warranties, Wi-Fi installation and the items a rental operator expects before accepting guests. The decisive document is a villa-specific furniture and equipment inventory at handover. No such signed inventory was available publicly, and buyers should avoid assuming that every photograph shows something included in the price.
La Finca Villas says construction of the new project has begun and that handover is expected in December 2026. Other sales channels refer to November 2026 as an anticipated completion month, with handover still targeted for December. That sequence is possible; it is not proof that inspection and transfer will happen on those dates. Publicly accessible independent progress reports, completion certificates and final handover records were not found. In October 2026, the prudent description remains under construction, with delivery still subject to inspection and documentation.
The name behind the scheme is a real trading brand rather than an entirely anonymous listing. Its own website refers to earlier projects in Bingin and Canggu, and a connected hospitality website offers existing La Finca-related villas for guest stays. The brand also says it has sold and delivered more than fifteen homes across previous projects. Operating a rental property and having a documented record of delivering properties to buyers are different things, however. The published claims do not identify the legal company signing this particular sale or demonstrate its finances, construction funding or contractual liabilities.
The proposed interest is leasehold rather than an unrestricted purchase of the land. According to La Finca Villas, the present lease runs until August 2051. The purchaser is promised priority when discussing a renewal of ten to twenty years at a future market valuation. Priority to negotiate should not be understood as a fixed-price renewal already granted. It is especially important to establish whether the extension can be exercised unilaterally, who must consent, and what happens if the landowner changes. None of that can be established from an FAQ alone.
Indonesian land law also matters here, but it should not be confused with what this contract actually offers. Hak Milik is the land ownership title that an overseas individual cannot simply register in their own name. Hak Pakai is a separate right of use available in certain circumstances, while Hak Guna Bangunan concerns building rights held by eligible parties, including certain companies. The advertised arrangement for The Finca Bali is a contractual lease; it must be checked against the underlying land title and the parties named in the legal documents. A property advertisement mentioning SHM or HGB does not establish what title the villa buyer will receive.
The sales website says a foreign buyer may contract in an individual or company capacity and offers assistance involving a PT PMA, an Indonesian company with foreign investment. This is not confirmation that setting up a company is mandatory, nor that a company automatically owns the land. A clear transaction should identify the titled landholder, the lessor, the seller or builder, the person receiving the money and the party obliged to finish the villa. If those are not the same entity, their respective duties need to be written down. An informal explanation from an agent is not a substitute.
Payment is scheduled in stages. The advertised reservation amount is USD 1,000, with a seven-day refund window. A further 10% is described as going to a notary-managed escrow account during two weeks of legal due diligence, followed by 30% on signing; subsequent amounts are linked to construction progress. This is a useful outline, but it leaves vital questions unanswered. Who authorizes release of the escrow money? What evidence proves a construction milestone? Can a buyer recover funds if the land lease is defective, the permit is delayed or handover slips? The answers depend on the escrow and construction agreements, neither of which has been reviewed.
Rental management is optional, according to the project team. The developer has a hospitality operation and offers to handle guest service, maintenance and reservations, while owners may also reserve dates for their own use. That flexibility is appealing to buyers who want a holiday base rather than a purely passive investment. The operational details are less visible: commission, service-level commitments, cleaning charges, repair authorization, booking channels and how revenue is reported. Until those terms are available, quoted rental returns should be treated as marketing illustrations rather than a net-income forecast.
There is a separate question about lawful use. A pool villa being attractive to tourists does not by itself authorize short-stay accommodation. The land-use classification, local operating permissions and the entity managing guests all matter. One specialist marketplace labels the area a red zone and says it has reviewed zoning, but the relevant site-specific official record was not accessible. Similarly, Indonesia's PBG building approval and SLF fitness-for-use documentation are distinct. Neither can be inferred from a target completion date or a finished-looking rendering. No project-specific copy was located in the sources examined.
A strong coastal location can support demand, yet rental economics still start with actual expenses and seasonal occupancy, not a percentage in a brochure. On a villa this size, repairs, pool chemicals, water filtration, air-conditioning, cleaning, electricity, platform commissions and guest-related wear all matter. Personal stays take nights out of the rental calendar as well. Resale requires a further calculation: a subsequent buyer acquires whatever contractual term and renewal rights can legally be transferred, not a fresh perpetual interest. The remaining lease and consent requirements will influence liquidity as time passes.
For a buyer who values a walkable coastal setting and does not need a large private garden, The Finca Bali is a tangible proposition: a limited number of homes, identifiable sizes, a clear opening price and a published staged-payment sequence. It is not yet a verified completed asset. The outstanding items are substantial but specific: the land parcel behind the competing location labels, the full lease and renewal language, the contracting entity, permits, updated construction evidence and a current availability sheet. Those documents will determine whether the attractive lifestyle concept translates into a purchase with terms the buyer can live with.
Ownership format
The scheme offered is a contractual lease running to August 2051. The seller advertises priority to negotiate a further 10–20 years at independently assessed market value. The unreviewed lease cannot establish an unconditional renewal entitlement or freehold ownership.

Best for: A solo buyer or couple who would rather stay in a compact standalone villa than an apartment during recurring Bali visits, and who values coastal Canggu over a large plot.; A part-time owner willing to rent the home between personal stays, using either a chosen management provider or the project team once commercial terms are agreed.; Someone comfortable evaluating an off-plan purchase through construction milestones, documentation and the actual remedies written into the agreement.; A leasehold investor who models net income and the finite interest expiring in August 2051 rather than assuming perpetual land ownership.; A buyer prepared to compare numbered villas carefully, because the mix includes materially different land areas, building areas and inconsistently described bathroom arrangements.; may not suit: Families needing substantial garden space, step-free living or a house designed for several generations; these are compact two-storey homes.; Anyone unwilling to take construction and handover risk, or requiring inspected operational approvals before considering a purchase.; Buyers seeking perpetual direct land title or an automatic renewal at a predetermined price; neither is established by the published lease offer.; Passive investors who require audited actual rental earnings and a fully disclosed management contract before committing funds..
