Why this project is worth a look
Real operations to inspect
The development is no longer a promise of future construction: guests are staying in its villas. Buyers can inspect the actual spaces and understand how the hospitality operation works. Operational status is valuable evidence, although it is not a substitute for title and building documents.
Private-space guest experience
Private swimming pools and bathtubs distinguish the guest offering from an ordinary hotel room. That independence can appeal to couples and families, but it also concentrates pool upkeep, equipment replacement and furnishing costs at villa level.
A documented original mix
The original 17-villa inventory is unusually specific: twelve one-bedroom homes, three with two bedrooms and two with three. Today's room catalogue is different, so the documented master mix should be used for identification rather than as a claim of current resale stock.
Developer and operator are identifiable
PT Teratai Agung Kencana is linked to the development by the architect and corporate materials. Ini Vie Hospitality visibly operates the accommodation. Their separate roles are useful starting points for due diligence, but neither establishes the legal identity of a present seller.
About the project
Teratai Villas is easier to understand as an established hospitality property than as a conventional new-build investment. The villas stand in Canggu and are operated today under the Teratai Villa Canggu name by Ini Vie Hospitality. A June 2024 corporate profile from Teratai Group describes 17 villas and says the original development had sold out and was fully operating. That is a meaningful difference from an off-plan project: there is a real property to visit and an observable guest business. It does not mean that any of the 17 villas is presently on the resale market, or that a foreign buyer can acquire one through a particular legal structure.

The address is Jl. Kayu Tulang, Gang Teratai No. 8A, Desa Canggu, Kuta Utara, Badung, Bali. The operator's website also uses No. 8 in one section, while its main footer and map link identify No. 8A. These appear to be address variations for the same hospitality complex, not evidence of two independent developments. This is an inland Canggu setting, not a beachfront resort. Cafes, dining and the broader Canggu lifestyle form part of the location's appeal, but travel claims should be treated as conditions-dependent. Actual journey times to Batu Bolong, Berawa or the airport can change considerably with traffic and the route taken.
There is a clear trail linking the project to its original developer. Arte Architect lists Teratai Villas Canggu as a private-villa assignment for PT Teratai Agung Kencana on Jl. Kayu Tulang, dated 2020. The same company identifies itself in its later corporate materials as the business behind Teratai Group. An architect's project year should not be confused with a signed handover certificate or the delivery date for every unit. The stronger completion evidence comes from the developer's own 2024 statement that the development was sold out and operating, combined with the continuing guest-accommodation service in 2026.
The original development programme comprised twelve one-bedroom villas, three two-bedroom villas and two three-bedroom villas. Those figures are from the developer's 2024 profile and are independently consistent with an earlier industry description of a 17-villa compound with one- to three-bedroom layouts. The property sits within a wider Teratai-branded portfolio, but Teratai Grand Village and Teratai Royal are different developments. Their homes, plots, prices and land titles should not be pulled into a Teratai Villas listing merely because the brand and parts of the Canggu geography overlap.
Guests do not see precisely the same unit schedule that an original buyer would have seen. Ini Vie markets a standard one-bedroom pool villa, a larger one-bedroom category, a two-bedroom pool villa and a grand two-bedroom option. The historical three-bedroom units do not appear as a bookable category in the public operator catalogue we reviewed. This gap deserves an explanation, although it does not prove that those villas have been demolished, subdivided or withdrawn permanently. An independently described larger layout, the Sakura Villa, once featured three principal bedrooms and a study; its current ownership, configuration and availability remain undocumented in the material reviewed.
The publicly advertised accommodation areas are useful, with one crucial limitation. Ini Vie gives 180 sq m for the regular one-bedroom option, 220 sq m for the grand one-bedroom and 250 sq m for the regular two-bedroom. Its booking platform describes the grand two-bedroom villa as 300 sq m, matching a major travel marketplace's standard room listing. These are room-category measurements used to sell stays. They are not independently verified land-certificate areas, net internal floor areas or approved built areas. A buyer interested in a particular villa needs the survey, approved drawings and actual unit identification before using any of these numbers in a purchase comparison.
The layout and service concept are oriented around privacy. Published descriptions emphasise Japanese-influenced contemporary architecture, Balinese touches, private pools and bathtubs. The operating property offers private pools in all its listed categories, Wi-Fi, breakfast arrangements, room service and optional in-villa experiences such as spa treatments. It is designed for couples and small groups who prefer a self-contained stay over the shared amenities of a large hotel. The same design brings an ownership trade-off: each individual pool, air-conditioning system and furnished living space creates an ongoing maintenance obligation that exists whether the room happens to be occupied or not.
A managed resort-style property should be assessed differently from a private home that happens to be rented occasionally. Ini Vie is the public-facing hospitality operator, whereas Teratai Group is the original development brand. Operating a guest booking website does not establish who holds the land title, who signs a resale agreement or which agreements bind an individual owner. Nor does the provision of daily housekeeping to hotel guests establish that all such services are covered by the owner's management fee. Any offer to acquire a villa should come with the current operator agreement, service scope, charge schedule, owner-use rights and a clear account of who pays for repairs and capital replacements.
It is tempting to see an established guest business and treat income as already proven. They are not the same thing. Review scores, photographs and available room types help confirm that a guest product exists and is being used, but they say nothing definite about the net cash flow of a particular villa. Gross room sales can be reduced by operator fees, channel commissions, utilities, staffing, taxes, refunds, cleaning and periodic refurbishment. Some villa types may perform differently from others, and an attractive nightly price is not an annual occupancy figure. There are no inspected villa-level accounts in the public information used for this dossier, so no yield or payback period is presented as fact.
As for acquisition cost, Brighton displays a broad IDR 3.93 billion to IDR 9 billion range for Teratai Villas. Its individual type cards do not supply firm available-unit prices. A separate agency search result dated June 2026 describes a one-bedroom Teratai Villas offering around IDR 4 billion, but uses the much broader Jl. Raya Canggu location rather than the compound's precise address. These listings are leads for further identification, not evidence of an enforceable offer for a specified property. The primary inventory having sold out in 2024 does not rule out a resale in 2026; it simply means that a broker's project-level price and a documented unit being transferred are two different things.
The ownership question is especially important because the development was historically promoted with Hak Milik, often abbreviated SHM. In Indonesia, that is a land ownership title; it is not a label that automatically makes an acquisition available to a foreign individual. Article 21 of the Basic Agrarian Law reserves Hak Milik to Indonesian citizens, with limited separate rules for certain legal entities. A 2022 trade publication referring to SHM at the original launch does not establish the present titleholder, the certificate for each of the 17 villas, the absence of liens, or the rights offered by a current seller. It also does not establish whether a foreign buyer is eligible for the proposed transaction.
A resale structured as a long-term lease would need its own agreement and a verified start and end date. A company-based arrangement raises different questions about the entity, underlying land rights and what exactly changes hands. Indonesian law also recognises rights such as Hak Pakai (a qualified right of use) and Hak Guna Bangunan (a development or building-related land right), but their relevance depends on the actual asset and the buyer's status. None of these should be assigned to Teratai Villas as a blanket ownership form without the selected villa's documents. Nominee ownership arrangements are not a sound substitute for a documented, legally available right.
Because the villas are operational, a prospective purchaser can evaluate the physical asset rather than just the design. The public evidence does not include the project's original building consent or the applicable certificate of fitness for use. Indonesian systems distinguish PBG, the building approval process, from SLF, the certificate confirming a building is fit for use; an older property may also have an IMB issued under the previous framework. The absence of those documents from public marketing should be stated as a visibility limit, not as proof that permissions were never issued. Their relevance and status need to be matched to the specific villa and its development history.
A site visit should focus on the property as it now exists. Pool waterproofing, damp exposure, bathrooms, ventilation, air-conditioning, water supply, furniture wear and access along the lane all deserve attention. These are standard checks for a functioning tropical villa, not reported defects at Teratai Villas. It is worth establishing whether any shared maintenance obligations extend beyond the walls of the unit, and whether guests' service expectations create mandatory standards for owners. A small compound may have less shared infrastructure than a large resort, but that does not necessarily mean lower running costs for each independently equipped villa.
The address may suit someone who wants access to Canggu's activities while staying within a relatively self-contained residence. It is less obviously suitable for a buyer who needs a beachfront setting, an on-site gym or the atmosphere of a neighbourhood occupied almost entirely by permanent residents. Ini Vie's property information specifically says that there is no gym. For a family planning prolonged personal use, a two-bedroom or historically described three-bedroom unit could be a better physical starting point, but the right to occupy it for extended periods would still depend on the actual acquisition and management arrangements.
For an income-led purchase, the next step is not an abstract market forecast. It is a unit-specific picture: title documents, seller authority, verified area, inspection findings, operator agreement, records of realised receipts and expenses, outstanding obligations and the legal treatment of the proposed buyer. A completed guest property gives more to inspect than an off-plan scheme, but it also brings a record of use, repairs and contractual commitments. Teratai Villas is therefore a credible, identifiable operating development. What remains unproven publicly is which exact villa can be purchased now, under which rights, and at what net economic cost to its new owner.
Home types & sizes
The operator advertises this category for two guests, with a king-sized bed and private pool. The quoted measurement belongs to the guest category, not a verified land parcel or certified building area for a sale unit.
Get floor plans and current pricesA larger two-guest layout in the operator's present room inventory. Its published area helps compare stays, but it cannot be tied to an individual title or ownership record without unit plans.
Get floor plans and current pricesListed with two king-sized beds and a four-person occupancy. For family use, the distribution of indoor rooms and outdoor space matters as much as the bedroom count.
Get floor plans and current pricesAn upper-tier guest category shown in the operator's booking inventory and independent accommodation listings. Neither the advertised size nor room availability establishes saleable land area or resale availability.

Best for: Buyers who prefer to assess an operating asset over waiting for a proposed completion date. The complex exists and can be inspected, although the saleability and legal position of each villa remain separate questions.; Couples considering private holiday use alongside managed short stays. The current one-bedroom hospitality product shows the guest experience, but an owner's personal-use rights would depend on a distinct agreement.; Small families looking for two-bedroom accommodation with a private pool. The present operator catalogue supports that use case; the two original three-bedroom units cannot be assumed to be bookable or offered for resale.; Investors comfortable reviewing real villa-level cash flows, maintenance obligations and a specific legal title instead of relying on project-wide projected returns.; may not suit: Anyone needing a currently documented developer sale. The original inventory was reported sold out by June 2024, and no individual resale with a complete present-day title package was verified.; Foreign individuals expecting to take a Hak Milik (SHM) land title directly in their own name. Historical launch marketing cannot override Indonesian ownership restrictions.; Buyers requiring beachfront access, an on-site gym, or a verifiable fixed net yield before looking at an individual villa and its management accounts..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Price and resale stock: Brighton displays an IDR 3.93B–9B project range and a separately indexed roughly IDR 4B June 2026 advertisement, but no verified villa number, unit-specific seller, fully matched location or executable current offer. The original stock was described as sold out in 2024.
- Title and building records: 2022 launch coverage referred to Hak Milik (SHM), but individual current land certificates, encumbrances, seller identity, applicable IMB/PBG approval, SLF and the acquisition route for a foreign buyer were not inspected.
- Inventory and operating economics: the developer's historical 12/3/2 bedroom mix does not map publicly onto the operator's present one- and two-bedroom guest types. Current unit-by-unit allocation, owner management agreements and documented net rental performance remain unavailable.
