Why this project is worth a look
A genuinely small scheme
With 34 homes, this is a very different proposition from a mass-market estate. The limited scale is easy to understand, but it should not be romanticised: the quality of the internal road, drainage, security operation and the immediate neighbouring plots still matters more than the unit count on its own.
Family-scale internal space
Four bedrooms and four bathrooms across three levels give the house a family-use profile rather than a compact commuter-home feel. The trade-off is vertical living; buyers with young children, older relatives or mobility concerns should judge the stairs as carefully as the headline 183.6 sqm figure.
Rail access without a condo
Benyarat places Bang Khae MRT at roughly 500 metres. That is unusually practical for a townhome: residents can use rail for many central Bangkok trips without giving up the two-car parking that suits the rest of suburban-west Bangkok travel.
Simple shared amenities
The dependable evidence supports controlled access, CCTV and security rather than a heavy clubhouse package. Buyers who want a pool, gym or residents’ club should verify those items physically instead of relying on broad facility lists copied by some property portals.
Land rights come first
A foreign buyer cannot treat this like a foreign-quota condominium. The public project material does not explain a foreign-purchaser land and building structure, so the title, lease terms if any, building ownership and resale mechanics deserve attention before the commercial terms are judged.
About the project
The Holmes Sathorn–Bangkhae is a compact 34-home development in western Bangkok, built around a single three-storey townhome format rather than a long menu of house types. Benyarat’s own project page describes a five-metre frontage, four bedrooms, four bathrooms, two parking spaces and 183.6 sqm of usable area. That simplicity is useful when comparing homes inside the scheme: the meaningful differences are likely to be the individual plot, position within the row, orientation, fit-out and the condition of the completed house, rather than a confusing mix of product tiers.
Its location is the more distinctive part of the proposition. This is not a suburban estate that depends on future infrastructure. The project sits around Soi Wat Niman Rue Di and Sukhaphiban 1 Road in Bang Khae, with Benyarat quoting roughly 500 metres to Bang Khae MRT. Bang Khae Market, Lotus, Seacon Bangkae and The Mall Bangkae are all established parts of the surrounding district. In practical terms, that gives residents two workable mobility patterns: rail for central-city trips and a car for school runs, shopping and cross-town travel. Two on-site parking spaces therefore matter more here than they might in a condominium built directly above a station.

The development itself is small, at about 3 rai and 54 square wah in total. The consistently supported common features are controlled access, CCTV and security. We have not found equally reliable primary evidence for a large clubhouse-style amenity package. Some property portals display much longer facility lists, including items that are not repeated by Benyarat or the specialist project profiles, so those have been excluded rather than treated as fact. A buyer should approach this as a house-led project: the internal space, bedroom count and location do most of the work, not a resort-style common area.
There is a genuine data conflict around completion timing. PropertyHub currently labels the project as completed in 2025, while ZmyHome and Tooktee use 2024. Benyarat’s project page does not publish a completion year. The useful conclusion is that the scheme is presented by multiple current databases as completed, but the exact year should not be repeated as settled fact. For a completed townhome, physical due diligence becomes more valuable anyway: inspect the exact house, roof and drainage, shared road condition, water pressure, electrical system and any signs of settlement or water ingress rather than relying on launch material.
Foreign ownership needs a different conversation from a Bangkok condominium purchase. The 49% foreign condominium quota is not relevant to a townhome with land. Thai land rules generally restrict direct foreign land ownership, subject to narrow statutory exceptions, and the public material for this development does not set out a project-specific structure for a foreign buyer. That means the legal package should be understood before price negotiations go too far: which land title applies, who will own the land, whether a registered lease is involved, who owns the building, and what rights survive a resale. A glossy house brochure cannot answer those questions.
Published pricing should also be read as historical evidence rather than live stock. Checkraka and ZmyHome carry a THB 5.29M launch reference, while later 2025 project profiles quote THB 6.99M. PropertyHub currently shows no active sale listings within the development. In a 34-home completed scheme, the actual number can vary materially by plot, fit-out, seller and remaining developer inventory. The lower figure is therefore useful only as a reference point for how the project was positioned at launch. A current offer should be compared against the exact land plot, house condition, included finishes and registered rights before it is treated as cheap or expensive.
A completed townhome also needs a different document review from a condominium. The house is tied to an individual land parcel, while the estate has internal access and shared services that may sit under a separate legal or management arrangement. The useful purchase file therefore goes beyond a brochure and floor plan: the title for the selected plot, seller’s authority, building ownership or construction records, registered encumbrances, estate rules and any recurring common charges should all tell the same story. None of those project-specific documents are publicly available in the sources we reviewed. That is not evidence of a defect; it simply means the legal position cannot be inferred from the marketing name or from the fact that the development is already built.
Resale evidence is thin as well. Major portals currently show little or no active stock specifically inside The Holmes Sathorn–Bangkhae, so there is no responsible way to turn the public data into a reliable resale average, rental yield or liquidity claim. A 34-home scheme can produce very few comparable transactions, and a single asking price may say more about one owner’s fit-out or urgency than about the project as a whole. For valuation, the stronger comparison set is likely to include other completed townhomes in Bang Khae with similar usable area, age, MRT access and land rights, then adjust for the exact plot and condition. That approach is slower than quoting a portal average, but it is much closer to how a real buyer will experience the market.
Developer identity is one of the cleaner parts of the research. Benyarat’s own website includes The Holmes Sathorn–Bangkhae in its portfolio, and the main independent project databases point to the same developer. What is less extensive is the public disclosure around the individual sale. The project page gives the product format, site size, home count and location, but not a complete handover history, common-fee schedule, title pack or purchaser payment structure. For a buyer, that makes the contract package more important than the brand name: the contracting entity, payment recipient, landowner and seller of the specific house should connect clearly on paper rather than through a salesperson’s explanation alone.
The internal layout needs the same discipline. Four bedrooms and four bathrooms across three storeys suggest a generous family programme, but the public sources do not provide a reliable floor-by-floor schedule or room dimensions. It would be easy to overread the 183.6 sqm headline and assume there is a ground-floor bedroom, a large home office or unusually generous storage, none of which is confirmed by the material we found. The actual floor plan matters because stair position, kitchen depth, living-room width and bedroom distribution determine whether the space works well every day. In other words, the area figure is useful for comparison, but the plan of the selected house is what turns that number into a real living arrangement.
Home types & sizes
Approximately five metres of frontage with two parking spaces. Third-party project records disagree on usable area, so the sale plan and contract for the exact house should take precedence over a generic portal figure.
Benyarat’s own project page states 183.6 sqm. Third-party records show 162.2, 165.2, 183.0 and 186.3 sqm. We do not average those figures: 183.6 sqm is used as the developer-stated project reference, while the exact house should be checked against its plan and contract.

Best for: A family that genuinely needs four bedrooms and two parking spaces but still wants usable MRT access and established urban services nearby.; A buyer who prefers a small 34-home development and is comfortable judging the individual house, plot and condition rather than paying for a large shared amenity complex.; Someone whose weekly routine mixes rail and driving: Bang Khae MRT is close enough to be practical, while the house format still accommodates two cars.; A buyer who values inspection of a completed home and would rather assess what is physically there than buy primarily from off-plan promises.; may not suit: A foreign buyer who requires straightforward personal freehold title to the land with no separate legal structure.; Someone for whom a pool, gym and substantial residents’ clubhouse are non-negotiable; we have not found reliable primary confirmation of that package here.; A buyer making the decision mainly from the headline launch price, because current stock and the price of a specific completed house are not publicly confirmed..
