The location is the strongest part of the proposition. These are individual owner listings, not a developer price list. Renovation quality, furniture, tenancy, outstanding common-area charges, view, floor and ownership quota can all change the value of two otherwise similar apartments. In a building completed sixteen years ago, the due-diligence emphasis should shift toward water ingress, air-conditioning and plumbing condition, lift reliability, planned capital works and the juristic person’s accounts. PropertyHub displays a structural-inspection status marked safe with an update date of 10 April 2025, but we have not reviewed the underlying engineering document, so it should be treated as a useful reference point rather than a substitute for unit-level and building-level checks.

Amenities are practical rather than elaborate: a communal pool, gym, children’s area, multi-purpose space, CCTV, access control and round-the-clock security are repeatedly listed across project databases. A detailed Thai review also records parking at about 30% of the unit count including tandem spaces, two floor-controlled passenger lifts and one service lift. For a buyer who drives, that parking ratio matters more than the amenity list itself and should be verified against current condominium rules. The project’s original developer brand still helps with identification and market recognition, but after more than a decade of occupation the decisive question is how the building is being run now. A well-managed older condominium can be a sensible value purchase; a poorly managed one can turn an attractive entry price into recurring repair and resale problems.

There is also visible long-term rental activity rather than only sales inventory. A SAM record for one 30.93 sqm unit showed monthly common charges of about THB 1,206.33 as of October 2022, but that is historical information for a specific unit, not a current building-wide tariff. Before valuing a resale apartment, the buyer needs the current common-charge schedule, a debt-free certificate, and a view of reserve funds and major approved works. These items are not glamorous, but in a sixteen-year-old condominium they can matter more than a small difference in asking price. If a unit is sold with a tenant, the buyer should also establish whether the lease continues after transfer, how the security deposit is handed over and whether any promises to the tenant sit outside the written agreement. For a vacant unit, value should be based on its actual condition and comparable current rents rather than an informal income figure quoted by the seller.
