Why this project is worth a look
Low entry ticket
Recent resale listings put the lower end around THB 1.4M for a compact 28 sqm unit. That keeps the absolute purchase price relatively accessible by Bangkok standards and makes the project relevant to buyers who set a hard capital budget first. A small discount should not dominate the decision, though: renovation condition, title status, outstanding juristic-person fees and transfer eligibility can matter more than saving a few tens of thousands of baht on the asking price.
Existing product, visible condition
The project is complete, so a buyer can inspect what actually exists — common areas, parking behaviour, corridor condition, pool, noise, building management and the real outlook from a unit. This is a very different decision from buying off-plan. It also creates a useful comparison set because multiple similar apartments can be inspected in the same development before committing.
Highly standardised unit stock
The verified layouts are all one-bedroom units of 28 or 29 sqm. That makes price comparison unusually straightforward and reduces the risk of comparing two fundamentally different apartment types. The trade-off is equally clear: there is little room for a buyer who needs a second bedroom, a proper home office or materially more living space, and sellers can face several near-substitute units in the same project.
Not truly MRT-front
Bang Khae MRT is roughly a kilometre or a little more away depending on route and starting point. That is a usable connection but not a doorstep station. For an owner-occupier, the most useful test is to make the trip at the time they would normally commute and decide whether walking, motorcycle taxi or another short connection feels sustainable every day.
Unit-level due diligence matters
The development itself is established, but every resale transaction still turns on the selected unit. A foreign purchaser needs to verify the seller's title, debt-free documentation from the condominium juristic person and foreign-quota availability at the time of transfer. A portal label saying “freehold” is useful screening information, not proof that a particular unit can be registered in a foreign buyer's name.
About the project
Niche ID Phetkasem – Bang Khae is a completed low-rise condominium by SENA Development in Bangkok's western Bang Khae district. It is no longer a launch-stage proposition: SENA's current project page shows the development at 100% completion and ready to move. The scheme consists of two eight-storey residential buildings, C and D, with 420 units in total. Residential floors start above the ground level, and the product mix is deliberately narrow — three one-bedroom layouts between 28 and 29 sqm. That makes this a straightforward compact-city-housing product where the real differences on resale are the unit's condition, floor, outlook, building, furniture package and legal status rather than a broad choice of apartment formats.
The identity of the project needs care because an earlier neighbouring development is marketed as The Niche ID Bangkhae. Thailand's environmental assessment database lists The Niche ID Bangkhae Phase 1 separately from Niche ID Phetkasem – Bang Khae, while SENA's own plans for the latter identify Buildings C and D. Resale portals sometimes shorten the name to Niche ID Bang Khae or add “Phase 2”, and some database records appear to blend information from the two schemes. This dossier therefore treats the requested project as the 420-unit C/D phase. A buyer should match the title documents, juristic-person records and building letter to the exact unit rather than rely on the marketing name alone.

The location is connected rather than genuinely station-front. SENA gives the project address on Bang Khae Road, while detailed mapping sources place the site close to Thoet Thai Road as well. Current resale portals put Bang Khae MRT at roughly 1.0–1.2 km depending on routing. That is walkable for some residents but far enough that others will use a motorcycle taxi or another short first/last-mile connection, especially in Bangkok heat or rain. Road access is a meaningful part of the proposition: the wider area links into Phetkasem, Kalapapruek, Ratchaphruek and Kanchanaphisek. In practical terms, this suits residents who can combine rail with road transport better than someone whose non-negotiable requirement is a building directly beside an MRT entrance.
Amenities are functional rather than resort-scale. The current developer page confirms a swimming pool, fitness room, landscaped green space and the project's pier, while current property profiles also show parking, controlled access and security. Launch-era project reviews describe a central clubhouse zone between the two buildings, a jogging track, children's area and outdoor exercise space. They also reported about 113 parking spaces including tandem parking. That historical ratio is worth treating as context, not as a promise that every owner has a space: anyone buying with a car should check today's juristic-person rules and actual parking practice for Buildings C/D.
By October 2026, the project behaves like an established resale market. DDproperty showed an active 28 sqm unit at THB 1.4M, with other live listings clustering around roughly THB 1.49–1.53M. Because most units are almost the same size, asking-price comparisons are relatively easy, but the apparent simplicity can be misleading. A renovated high-floor unit with a better outlook can be materially different from an original-condition apartment at the same nominal size. The sensible use of the THB 1.4M figure is therefore as a lower search anchor. It should not be treated as a universal valuation for the project or as evidence that another unit is overpriced without comparing condition, title, foreign-quota eligibility and seller terms.
For a resale buyer, the operating side of the condominium deserves its own check. A 2018 project review quoted a common-area fee of THB 41 per sqm per month and a one-off sinking-fund contribution of THB 500 per sqm. Those are launch-era figures, not a confirmed 2026 tariff, and they should not be carried into a purchase budget without checking current juristic-person statements. Their value is mainly historical: the scheme was structured as a conventional condominium with shared facilities, recurring owner charges and a managed common-property system. Before buying, an owner should obtain the current common-fee schedule, confirm that the seller has no outstanding condominium debt and read the present building rules. At this price point, modest changes in annual carrying costs can have a noticeable effect on the economics of ownership.
The narrow unit mix also changes how the resale market should be read. When most apartments are one-bedroom homes of almost identical size, floor area alone explains very little of the price difference. Condition, kitchen and bathroom wear, replacement appliances, furniture quality, orientation, road or pool noise, floor level and outlook become the real comparison points. Type C adds one genuine layout distinction: it is the 29 sqm corner plan found in Building C. For a buyer, this standardisation is useful because several units can be compared within the same physical project without constantly adjusting for completely different formats. For a seller, the same transparency makes an ambitious asking price easier for the market to challenge.
A completed resale condominium still requires transaction-level legal work for a foreign purchaser. Property portals describe the project as freehold, and Thai rules do allow foreign freehold ownership in a registered condominium while the building remains within the statutory 49% foreign quota. The rule, however, applies to the actual transfer of the selected unit, not to the marketing label attached to the development. Before a material deposit is paid, the buyer needs evidence that the specific apartment can be registered in foreign freehold and that the condominium juristic person can issue the quota confirmation required for transfer. Any alternative tenure proposed for a unit outside the available quota should be assessed on its own legal terms rather than treated as equivalent simply because it is in the same project.
Ownership format
The project is a condominium with freehold unit ownership. A foreign buyer can register freehold only while the building remains within Thailand's 49% foreign ownership quota; if quota is unavailable for the selected unit, any leasehold structure has to be assessed separately. The current foreign-quota availability for a specific resale unit is not publicly confirmed.
