The building has been occupied since 2016, so a buyer can inspect the real condition of the lifts, pool, common areas and unit instead of relying on construction promises. The trade-off is that juristic-person finances and maintenance history matter more than they do in a brand-new launch.
Easy unit comparison
Phase 1 is dominated by two closely related one-bedroom layouts around 28 and 30 sqm. With many comparable units in the project, pricing can be tested against alternatives instead of being anchored to one seller's asking figure.
Useful, not doorstep MRT
Bang Khae MRT is roughly 1.1–1.2 km away. That keeps rail access practical for many residents, but the project should not be valued like a station-front condominium; the last-mile trip is part of daily life.

Sources differ on the exact current number of spaces, yet all point to materially fewer spaces than apartments. Car owners should verify the present sticker rules and evening occupancy rather than assume one dedicated space per unit.
Phase identity matters
The neighbouring 420-unit Niche ID Phetkasem - Bangkae is a separate later phase that is frequently mixed into resale descriptions. Building, unit number and juristic-person documents should be matched before any deposit is paid.
About the project
The Niche ID Bangkae is a completed, established low-rise condominium in western Bangkok rather than a development where the buyer is taking construction risk. Phase 1 comprises two eight-storey buildings, A and B, with 217 units in each building, for 434 units in total. A detailed as-built review records completion in March 2016, while current resale databases still identify SENA Development as the developer and show the same project scale. That shifts the due-diligence focus: the main questions are the condition of the individual unit, how the common property is being maintained, whether the seller has cleared all juristic-person charges, and whether the selected unit can actually transfer under the foreign ownership quota.
The biggest research trap is the name. A separate neighbouring development, Niche ID Phetkasem - Bangkae, was built as the later phase and is listed by SENA with 420 units in two eight-storey buildings. Resale portals sometimes merge the names, which is why online descriptions can alternate between 434 and 420 units, 2016 and 2018 completion dates, or different room mixes. This dossier is limited to The Niche ID Bangkae Phase 1: Buildings A and B, 434 units, completed in 2016. A buyer should match the unit number, building, condominium juristic-person documentation and title information to Phase 1 rather than relying on the marketing name alone.

Phase 1 has a very simple apartment mix, which makes like-for-like comparison unusually easy. The completed floor plans show 31 apartments per residential floor in each building from floors 2 to 8: 18 nominal 28 sqm one-bedroom units and 13 nominal 30 sqm one-bedroom units. The smaller plan separates the sleeping area from the living space and places the enclosed kitchen next to the balcony, while the 30 sqm layout gives the living room and kitchen a little more breathing room and uses a proper bedroom door. Registered areas on resale titles can vary slightly from the rounded marketing sizes. Current bank and agency inventory includes examples around 27.76–27.93 sqm and 30.18–30.63 sqm, so the title deed for the exact unit should govern the contract rather than a rounded 28 or 30 sqm label.
The common facilities are those of a mid-market urban condominium rather than a resort-style project. A central one-storey clubhouse between the two residential buildings contains the lobby and fitness room, with a salt-water pool, children's pool and landscaped garden outside. The original completed-project review also documents a jogging path, access-card entry, CCTV and 24-hour security. Car parking is the less comfortable part of the specification. The 2016 detailed review reported 148 conventional spaces, or up to 178 including blocked/stacked parking, while the current Zmyhome database shows 144 spaces. Rather than treating any one legacy number as definitive, a car-owning buyer should ask the juristic office how parking stickers are allocated today and visit the project in the evening to see actual occupancy.
The project sits on Thoet Thai Road near Bang Khae Road. Phase 1 addresses use the 862 street number, and a current bank-owned unit identifies the subdistrict as Bang Khae Nuea, Bang Khae, Bangkok 10160. Map pins differ slightly between property databases, so the registry record uses the dedicated Phase 1 review coordinate with a 300-metre radius instead of pretending to have door-level precision. Bang Khae MRT is roughly 1.1–1.2 km away in current and specialist property sources. That is close enough to be useful, but it is not a station-front condominium: the final leg still matters on a hot or rainy Bangkok day. Road access is via Thoet Thai with links toward Phetkasem, Ratchaphruek and Kanlapaphruek.
The rear of the site meets the Phasi Charoen canal. Launch-era material described private pier access and a possible boat connection toward Bang Wa, and current project directories still mention a private pier. What we did not find was a primary, up-to-date 2026 source confirming that the resident boat service is operating on the old timetable. The pier is therefore best treated as a physical site feature, not as guaranteed daily transport. A buyer who depends on canal travel should verify the service immediately before purchase rather than price the unit as though the old shuttle arrangement were certain.
Resale pricing is broad because unit condition matters more than it did when the project was new. In early October 2026, DDproperty displays project asking prices from about THB 1.24M to THB 2.0M; the lowest current example is a 27.76 sqm unfurnished unit. Other active autumn listings cluster around roughly THB 1.45M–1.55M for apartments around 28–30 sqm. These are asking prices, not completed transactions, and they should not be turned into a building-wide valuation. Floor, outlook, renovation quality, furniture, seller type and urgency can all move the number. The advantage of a project with many similar one-bedroom apartments is that buyers can compare several units and negotiate from alternatives rather than treating one listing as unique.
For a foreign buyer, the legal point that changes the deal is the foreign quota. Thai condominium law caps aggregate foreign freehold ownership at 49% of the total unit area in the registered condominium. The juristic person must be able to confirm quota availability for the selected unit when ownership is transferred. A listing described as freehold is not enough on its own. In a building that has been occupied for about a decade, buyers should also obtain the no-debt certificate, review recent co-owner meeting resolutions, understand whether major repairs are planned, and check the current common fee and sinking-fund position. Construction risk has largely disappeared; building-management and title-transfer risk have replaced it.
The Niche ID Bangkae makes the most sense as a practical, budget-conscious urban condominium rather than a product that needs an aggressive investment story. It offers a completed building, a straightforward one-bedroom stock profile, active resale supply and rail access within a manageable but not doorstep distance. The trade-offs are equally visible: units are small, parking is limited relative to 434 apartments, the development is around ten years old, and the almost identical name of the adjacent later phase creates real data noise. The best unit is therefore the one that wins against other 28–30 sqm apartments on condition, outlook, documented ownership status, management costs and price — not the one with the strongest listing copy.
Ownership format
A foreign buyer may register freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. The condominium juristic person should confirm that quota is available for the selected unit at the time of transfer; a resale listing by itself does not establish foreign-quota eligibility.
Unit types & sizes
The smaller Phase 1 layout uses a compact one-bedroom plan with the kitchen set by the balcony and the sleeping area separated from the living zone. It is workable for one person or a couple, but there is limited spare room for a dedicated office or extensive storage. Resale title areas can differ slightly from the rounded 28 sqm marketing size, so the registered area of the selected unit should control the contract.
The larger one-bedroom plan adds a little more usable space to the living and kitchen zones and uses a conventional bedroom door. Two extra square metres do not transform the apartment, so on the resale market condition, view and asking price can matter more than the type label itself. Registered examples around 30.18–30.63 sqm show why the title area should be checked for each unit.
The completed Phase 1 floor plans support two one-bedroom layouts, nominally 28 and 30 sqm. Broader portal descriptions of '1–2 bedrooms, 28–60 sqm' were not used for the unit cards because they conflict with the detailed as-built Phase 1 floor plan and may reflect an earlier concept or mixed-phase data.
