Why this project is worth a look
A genuinely small release
The developer planned eight individual homes, with no verified additional phase sharing the name. A quieter, lower-density scheme may appeal to some owners, but resale choice depends entirely on whether an existing owner decides to sell.
Layouts for different stays
The mix spans two one-bedroom villas, four Premier two-bedroom homes and two Signature two-bedroom homes. The final pair's field outlook is an advertised distinction that still requires site-specific verification.
Private outdoor living
Individual pools and an intended fully furnished handover form part of the original product design. They are not substitutes for inspecting the built property, equipment condition and furniture inventory in a secondary transaction.
Management was contemplated
Marketing, guest stays, cleaning and maintenance appeared in the original management proposition. Current operating terms and realised income have not been documented, so the developer's financial forecasts are not treated as results.
About the project
The Pash is not an open-ended villa development with new phases arriving every year. KISS Developments marketed eight furnished private-pool villas in Pererenan, and the developer now labels the entire release sold out. That changes the buying question immediately. A historic launch price is useful for understanding how the homes were positioned, but it does not establish what one would cost in October 2026 or whether any owner is currently willing to sell. A credible opportunity would have to begin with an identifiable villa and its existing rights, not a headline price carried forward from a sales brochure.

The original master plan gives The Pash a fairly specific identity. Two homes have one bedroom, four are the two-bedroom Premier design and two are the two-bedroom Signature design. Those labels refer to variations within one eight-villa scheme; they are not stand-alone developments. The distinction matters more than the branding. Someone staying alone or as a couple may be comfortable with one bedroom, while a two-bedroom property offers a different rental and personal-use proposition. The Signature pair adds the appeal of a rice-field outlook and an infinity-edge pool, which also makes the surrounding landscape part of the purchase decision.
The one-bedroom layout is the most thoroughly documented. The 2025 brochure specifies 95 square metres of building area on an 87-square-metre plot, together with a 21.2-square-metre pool. It is a two-level home: living room, kitchen and a powder room below, with a bedroom, bathroom, wardrobe and hammock space above. A building-area figure is not the same as usable internal floor space, and it tells a buyer nothing by itself about registered boundaries. A resale inspection should be reconciled with the built drawings and the documents attached to the owner's agreement.
KISS described the Premier houses as places for hosting, with two upstairs bedrooms, a generous sitting area, a six-seat dining table and an outdoor swimming space. Signature, limited to villas 7 and 8, was distinguished in the brochure by the infinity pool and outlook towards the fields. We did not establish comparable site and building measurements for the two-bedroom categories from the material available for verification. It would be misleading to reuse the one-bedroom measurements or imply that the most expensive original category necessarily provides the largest interior. What commands a premium in a resale must be judged villa by villa.
The published 2025 price ladder was US$260,000 for one bedroom, US$330,000 for Premier and US$345,000 for Signature. It is a record of the initial developer offering, not evidence of a recent transaction. A third-party sales page still quotes US$260,000 while describing an off-plan handover in mid-2026. At the same time, the developer's own website says there is nothing left in its original inventory. Both observations can coexist if the agency page has not been updated. Neither justifies telling a buyer that a home is available at the old price.
Pererenan places the project in the broader Canggu orbit without giving it the same street conditions as every other property marketed under Canggu. The official presentation identifies Pererenan and rice fields but does not provide a verifiable plot number. One agency page offers a more precise location around Jalan Jantuk Angsa in Desa Pererenan, Mengwi, Badung. We have treated that as an agency-supplied lead, not as confirmation of the site's legal address. No coordinates have been invented: a neighbourhood midpoint would say almost nothing about the position of a particular villa.
The architecture was meant to be a large part of the experience. KISS promoted curved forms, planted edges, outdoor bathing details and a furnished interior rather than an empty shell requiring a separate design budget. The published one-bedroom inclusions mention air-conditioning, hot water, water filtration and basic kitchen equipment. Those details are useful when comparing the original product with another development, but they do not confirm the condition of a house today. On a resale, appliances, furniture and even pool equipment may have changed. The seller's dated inventory and a practical inspection should control what is included.
Rice-field frontage deserves particular care. The developer calls the outlook protected, and the Signature villas were explicitly sold around that experience. We did not locate a parcel-specific planning document establishing protection of the adjacent land. It is possible for a view to be part of a compelling design brief without being a right that the buyer can enforce. An owner planning to spend extended periods here might value the present landscape highly; a rental buyer should also recognise how neighbouring construction could alter privacy, noise and the photographs on which future bookings depend.
A managed holiday rental was part of the sales proposition. KISS listed marketing, bookings, housekeeping and maintenance among its proposed property-management services. No executed operator agreement or actual trading history for The Pash was available to assess. The brochure's estimates of occupancy, rental income and capital appreciation were assumptions used to promote the development; they are not audited outcomes or our projections. Before relying on income, the buyer would need real reservation records, the management fee schedule, taxes, owner-use restrictions, repair provisions and evidence that the intended form of letting is permitted.
The ownership description should be read just as carefully as the design plans. The original material proposes a 26-year lease with a further 25-year extension negotiated in advance. That is not proof that an owner has an unconditional 51-year interest. The starting date, extension payment, landowner obligations and what happens when the villa changes hands depend on the executed documents. Indonesian rules distinguish Hak Milik land ownership from Hak Pakai rights of use and private contractual leases. None of those structures should be assumed to give a foreign individual direct ownership of the land merely because the marketed product is a villa.
KISS Developments is the clearly identifiable project brand. The official website carries the name PT Shadow Lux Bali in its footer, and a commercial company-registry profile independently lists an Indonesian entity under that name. This does not establish that the company owns the particular land, acted as the contractual seller or has obligations to a secondary buyer. A separate titleholder or transaction company may be involved. The underlying land document, initial lease, transfer provisions and the actual seller's authority are therefore more informative than the brand relationship alone.
Completion is still an evidential gap rather than a reason to discard the project. The agency listing once expected handover in the second quarter of 2026, yet remains labelled off-plan. A sell-out announcement does not prove construction completion or occupancy approval. We found no reviewed PBG building approval, SLF functional fitness certificate or verified record showing all eight units handed over. The right way to approach The Pash today is as a distinct, well-described design project whose operational and legal status must be established for the exact home before a decision. If no resale is available, there is no current purchase to evaluate.
Ownership format
The 2025 brochure offers a 26-year contractual land lease with a further 25-year extension described as pre-negotiated. No executed agreement has been reviewed, so the commencement date, renewal payment and enforceability of a full 51-year period remain unverified.
Home types & sizes
Villas 1 and 2 form the smaller format. The brochure gives a 95 m² building area on an 87 m² plot, with a 21.2 m² private pool. Living and kitchen spaces occupy the ground floor; the bedroom and bathroom sit above. These are marketing-plan dimensions, not an independently measured internal floor area, so a resale buyer should request the as-built plans and inventory.
Get floor plans and current pricesFour homes, identified as villas 3–6 in the original site plan. The developer emphasised two upstairs bedrooms, an entertaining-oriented living area, a six-seat dining table and a private swimming pool. No reliable, type-specific building and land measurements were established from the accessible material; the one-bedroom dimensions should not be applied to Premier.
Get floor plans and current pricesThe final pair, villas 7 and 8, was marketed around an infinity-edge pool and rice-field outlook. That distinction is specific to their position within the eight-home scheme, not evidence of a protected view in law. A buyer should verify sightlines, neighbouring land use and the precise contract area before paying a premium for the setting.

Location
- Pererenan is a locality within Mengwi, Badung Regency, on Bali. Property marketing often uses the broader Canggu label for orientation, but the exact access road, traffic and beach journey depend on the actual plot. No universal drive time has been adopted from sales copy.
- The developer's project page identifies the neighbourhood rather than a cadastral address. A third-party listing gives Jalan Lingkor / Jl. Jantuk Angsa, Pererenan as a more precise lead. The land parcel and coordinates have not been independently matched to that address, so the project is located by area rather than by a falsely precise map pin.
- The rice-field setting is a design feature with potential consequences for privacy and appeal. KISS described it as protected, but no binding planning evidence covering the adjacent plots was reviewed. A buyer paying extra for a Signature outlook needs more than an image in a brochure to understand what could be built nearby.

Best for: A buyer prepared to assess an actual secondary-market offer instead of expecting a developer's unused stock. The one-bedroom homes suit a different pattern of personal stays from the two-bedroom variants; identifying the exact villa matters because layout, positioning and lease documents may differ.; An owner who likes distinctive, private-pool accommodation and is comfortable reviewing the practical costs of caring for it. Furnishings and operator support were part of the original pitch, but the present condition and services must be verified rather than assumed to be included for life.; A rental-oriented purchaser willing to request operating evidence rather than build a budget around the brochure. Management fees, maintenance, taxation, permitted letting use, periods when the owner occupies the home and the remaining contractual term all affect what is left after gross bookings.; may not suit: Anyone needing a confirmed developer unit available now at US$260,000. The original allocation is sold out. The project also cannot reasonably be presented as a guaranteed-yield investment: no independent accounts establish the promotional occupancy or appreciation figures.; A foreign individual looking for straightforward direct freehold ownership of Indonesian land, or for a legally assured 51-year holding period without reading the actual extension clause. The brochure's lease description is not a substitute for the executed agreement and land records.; A buyer whose decision requires legally secured rice-field views, confirmed on-site car parking or verified operational completion before considering a visit. A broker describes scooter-only parking, but that claim, together with current access and handover, still needs villa-specific confirmation..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The brochure advertises a 26-year contractual lease with a pre-negotiated 25-year extension, but no executed agreement was reviewed. The start date, extension price and enforceability, registered land rights, parcel owner and legal seller for an individual villa remain unverified.
- A broker's former Q2 2026 handover target has not been reconciled with evidence of actual completion. PBG construction approval, SLF fitness-for-use certification and parcel-specific land-use permissions were not available for examination; this is not a claim that they do not exist.
- The developer labels all eight villas sold out, with no verified active resale identified. A broker gives a more detailed Jalan Jantuk Angsa address but no confirmed land parcel; that same listing inaccurately calls the whole eight-villa scheme a one-bedroom format, unlike the developer's three-category plan.
