Space that works

A 75 sqm starting point is generous for a one-bedroom, while two- and three-bedroom homes run to 120 sqm and 172 sqm before the range moves into 301–313 sqm duplexes. The layouts make more sense for real stays than for a purely compact holiday-unit strategy.

Low-rise scale

There are 188 residences across six seven-storey buildings. That is a more contained residential count than many new Phuket schemes, although the broader mixed-use setting means building position and outlook still matter.

Useful Bang Tao

The project is inland rather than beachfront, but it sits inside the Laguna–Boat Avenue–Porto de Phuket ecosystem. For owners staying for weeks or months, access to groceries, dining and everyday services can be more useful than being directly on the sand.

Hospitality layer

Concierge, shuttle service, spa, pools, co-working and leisure spaces add a hospitality layer without turning the residence into a hotel room. The benefit is convenience; the buyer's job is to understand the recurring management and service cost that comes with it.

The Standard name is a meaningful part of the positioning, but the project's own brochure says the brand is licensed rather than owned by the developer and that the licensing arrangement is not perpetual. The home should still make sense if you value the real estate first and the branding second.

The residential component has six seven-storey buildings and 188 homes, with layouts beginning at 75 sqm and extending to 301–313 sqm duplexes. That immediately changes the use case: these are dimensions that can work for extended stays, a second home or full-time living, not just short holiday occupancy. Buyers should also separate the names involved in the project. Boavista Lifestyle Residences Ltd. is the legal developer responsible for development, marketing and sales. CG Capital is associated with the project on the investment side, while The Standard supplies the brand under a licensing arrangement.

The site sits on Pasak-Koktanod Road in Choeng Thale, in the Bang Tao–Laguna lifestyle corridor. It is not beachfront. Bang Tao Beach is roughly 1.3 km away, while the drive to Phuket International Airport is commonly quoted at about 25 minutes without heavy traffic. The practical appeal is the surrounding daily infrastructure: Laguna Phuket, Boat Avenue, Porto de Phuket, restaurants, supermarkets and services are concentrated in this part of the west coast. For an owner who spends weeks or months at a time in Phuket, that can matter more than a postcard sea view. The trade-off is that this is an active mixed-use neighbourhood, not a secluded resort compound.

Space is one of the clearest differentiators. The official unit schedule lists 75 sqm one-bedroom residences, 100–120 sqm two-bedroom homes, 167–172 sqm three-bedroom homes and 301–313 sqm duplexes. There are no compact studios or 30–40 sqm entry units in the published mix. A couple can use a one-bedroom without treating the living room as overflow storage; a two- or three-bedroom can realistically accommodate family life or longer visits. The other side of that equation is cost. Purchase budgets are higher in absolute terms, and area-based common charges scale up quickly on the larger layouts. This is a project where the monthly ownership budget deserves as much attention as the headline sales price.

The amenity programme is closer to a serviced residence than a simple low-rise condo. Confirmed facilities include a 25-metre pool, a separate children's pool, gym, spa, co-working space, games area, mini theatre, gardens and multipurpose areas. The service layer also includes 24-hour concierge service and shuttles to the beach and neighbourhood destinations. Current published operating figures show a common-area fee of THB 80 per sqm per month and a sinking fund of THB 500 per sqm. Those figures are useful for screening, but buyers should request the current management budget and ask whether any branded residence, hospitality or rental-management services sit outside the ordinary condominium fee.

The residential plot is clearly documented at 12-2-21.5 rai, or 20,086 sqm. The wider mixed-use destination is reported inconsistently in public materials at 17 and 19 rai. That discrepancy does not change the confirmed residential land area, but it is a useful reminder not to treat a marketing masterplan as a legal schedule. The neighbouring elements are consistently described as The Peri Hotel Phuket Bang Tao plus a food-and-beverage concept connected with The Standard. If the relationship between the residences and those commercial components matters to you, the relevant easements, access rights and service obligations belong in the contract review, not in assumptions based on a masterplan image.

As of August 2026, the project should still be treated as under construction. The current stated completion target is December 2026, and recent project marketing says the residences are close to move-in. Earlier launch coverage in 2024 sometimes quoted Q4 2027, so there is a genuine historical date conflict. The newer evidence supports a late-2026 target, but a target is not the same as handover. A buyer entering now should work from the contracted transfer date for the exact unit and the current construction and inspection position of its building.

Foreign ownership is comparatively straightforward because the project is intended to be registered as a condominium. Under Thailand's condominium rules, foreign buyers can hold freehold title while total foreign ownership remains within the 49% statutory quota. Current listings include foreign-freehold units, while the resale market also contains Thai-quota and leasehold assignments. Those are not interchangeable. The THB 13.5M lower figure visible in the market in mid-August 2026 should therefore be used as a screening anchor only, not as a promise that foreign-freehold stock is available at that number; a 75 sqm foreign-freehold one-bedroom was being offered at THB 14.6M at the same time.

The most important legal nuance is unusually explicit in the project's sales disclosures. The Standard is not the developer, seller or guarantor of the residences; the brand is licensed to the developer. The disclosure also states that the branding agreement is not perpetual and may end, in which case The Standard name can be removed or replaced without unit owners' consent. That clause does not predict that a rebrand will happen, but it changes how a rational buyer should value the product. The apartment, location, build quality, management terms and ongoing costs need to stand on their own. The brand is part of the proposition, not a perpetual title right attached to the condominium.

Ownership format

The project is structured as a condominium. Foreign buyers can register condominium freehold while foreign ownership remains within Thailand's 49% quota by condominium area. Current project marketing includes foreign-freehold stock, but quota and tenure must be checked for the exact unit. Thai-quota assignments or leasehold offers seen on resale portals are different legal structures and should not be treated as equivalent to foreign freehold.
