Why this project is worth a look
Inside Boat Avenue
Boat Pattana places Villa Market at about 190 metres and Porto de Phuket at about 500 metres from the project. That puts a useful concentration of groceries, food and services close to home, although a car or ride service still makes sense for beaches and wider Phuket.
Finished and inspectable
Completion in June 2025 means buyers can judge the actual unit instead of a promised specification. Floor, outlook, corridor traffic, commercial activity, fit-out condition and noise can all be checked before a decision is made.
Two low-rise buildings
The 109 units are arranged across six floors in Buildings A and B. The scale is easy to understand on a visit, but position still matters: being close to the pool, ground-floor activity or access routes can be a benefit or a drawback depending on the buyer.
Useful shared spaces
Pools, a hot pool, gym, yoga space, lounge, home theatre and conference room cover exercise, work and social use without turning the development into a very large resort. The developer's near one-space-per-unit parking claim is also practical for long-stay owners who expect to drive.
About the project
The AQUA is a completed low-rise condominium by Boat Pattana in the Boat Avenue part of Choeng Thale, on Phuket's west coast. It is not a beachfront building: the development sits inside the established retail-and-residential cluster around Lagoon Road, Boat Avenue and Porto de Phuket, while the developer places Bang Tao Beach about 1.8 km away. That distinction matters. The practical appeal is being close to groceries, cafés, restaurants, services and schools without making every everyday errand a cross-island drive, rather than stepping directly from the lobby onto the sand. Buyers who already know Bang Tao will recognise this as an address in one of Choeng Thale's busier daily-life nodes, not a secluded resort compound.
The project is consistently described by the developer and major property portals as two residential buildings, Building A and Building B, with six floors and 109 condominium units. Completion is recorded in June 2025. By 2026, that makes The AQUA an inspectable finished asset rather than an off-plan proposition: a buyer can check the actual corridor, lift access, pool activity, parking, window orientation, balcony outlook and noise at the exact unit being considered. It also means the available stock is no longer one uniform developer release. Current listings come from different sellers and carry different quota labels, so apartments with similar floor areas may have different title routes, furnishing packages, asking prices and handover conditions.

The building layout gives the project a mixed daily rhythm even though the core property category is residential condominium. Boat Pattana's branded brochure shows basement parking, a first floor with The Shoppes at Aqua commercial spaces and the residential arrival areas, a second floor where apartments meet the principal pool and amenity zone, and residential floors above in both buildings. This can be convenient for owners who like having food, retail and services at the doorstep. It can also make unit selection more important: an apartment above a circulation route, commercial frontage, parking access or a popular shared facility may feel quite different from one facing a quieter internal side.
The amenity list is substantial for a 109-unit low-rise scheme and is repeated across the official project page and the project brochure. It includes swimming pools, a hot pool, a fully equipped gym, a yoga and stretching room, home theatre, clubhouse, lounge, conference room, spacious lobby, lifts and 24-hour security. The developer also states parking at roughly 99% of the unit count. Parking is a meaningful feature in this location because a car remains useful for beaches, schools, airport trips and the rest of Phuket even when much of Boat Avenue is close at hand. A sensible inspection should still focus on how these facilities work in practice: peak-hour occupancy, access from each building, maintenance condition and separation between social areas and residential corridors.
The live market now shows more variety than some of the older sales microsites. FazWaz listings checked for this dossier included one-, two- and three-bedroom apartments. Published one-bedroom units ran from roughly 46 to 56.81 sqm; two-bedroom units from about 82.99 to 115 sqm; and current three-bedroom stock included a unit around 113.3 sqm. Those numbers are not presented as an exhaustive official type schedule. They are an observed range from active listings in a completed building, which is often the more useful reality for a resale buyer: the question is not what once existed in a launch brochure, but what is actually being offered, under what quota and by which seller today.
The lowest current asking-price anchor we could substantiate on FazWaz on 27 August 2026 was about THB 8.0 million. It should be read as a market entry point, not as a developer-wide starting price. In the same stock snapshot, two-bedroom listings started around THB 14.5 million and three-bedroom stock around THB 18.8 million. A direct price comparison can still be misleading because unit size, floor, aspect, fit-out, furniture, condition, seller and quota status vary. The useful way to use the number is to establish a budget bracket first and then compare like-for-like apartments with their title documents and actual condition attached.
Ownership is one of the details that cannot be generalised from the project name alone. Major portals describe The AQUA as a freehold condominium, but active unit listings include both Foreign Quota and Thai Quota labels, while Lazudi also references leasehold availability. Under Thailand's condominium rules, a foreign buyer can hold a unit directly in freehold only while the building remains within the statutory foreign-ownership ceiling of 49% of the aggregate condominium unit area. A Foreign Quota label on one current listing does not prove that another unit is eligible. The exact title status, remaining foreign quota and seller documents therefore need to be checked against the unit selected for purchase.
The strongest reason to choose this address is also the clearest reason some buyers may prefer something else. Boat Avenue and Porto de Phuket create an unusually convenient everyday environment for Bang Tao, but the area is active, commercial and busier in high season. The ground-level Shoppes at Aqua component adds more movement around the site. A buyer looking for direct beach access, a deeply private resort setting or near-total quiet should compare alternatives before deciding. A buyer who values a completed building, the ability to inspect the exact apartment, strong day-to-day infrastructure and a position inside the Boat Avenue ecosystem may find The AQUA much more precisely aligned.

Ownership format
The AQUA is marketed as a condominium with freehold units. A foreign buyer can register direct condominium freehold only while the selected unit fits within the building's available foreign quota, capped by Thai law at 49% of the aggregate unit area. Current listings in the project include both Foreign Quota and Thai Quota stock, so the title status and remaining foreign quota must be checked for the exact apartment before reservation. Some project portals also reference leasehold.
Unit types & sizes
Current stock includes both compact and larger one-bedroom apartments. The meaningful comparison is not just extra floor area: building, floor, aspect, furniture and quota status differ, and current listings carry both Foreign Quota and Thai Quota labels. The lowest substantiated project-wide market anchor in this review is about THB 8.0M.
The two-bedroom segment spans a much wider floor-area band, from roughly 83 to 115 sqm in current listings, so bedroom count alone does not define the product. Published units differ in bathroom count, view and quota status. The lowest substantiated asking-price anchor in the checked stock is about THB 14.5M.
Three-bedroom apartments appear less frequently, but the live resale market confirms at least a layout around 113.3 sqm. That matters because some older sales pages show only one- and two-bedroom stock and no longer represent the full post-completion market. A checked asking-price anchor for this format is about THB 18.8M.
The area and price ranges above are not presented as an exhaustive official layout schedule; they are an observed snapshot of active stock in the completed project on 27 Aug 2026. The branded brochure shows floor layouts and sample plans, but we did not find a public text schedule listing every unit type and area. The cards therefore describe substantiated current-market formats without filling gaps by inference. - There is one material unit-count conflict: Lazudi's summary says 101 units, while its own breakdown of 71 + 23 + 8 + 7 totals 109. Boat Pattana and several major portals converge on 109, so 109 is used in the main record.
- We did not find a public current ledger showing the remaining foreign quota at The AQUA. Live listings include Foreign Quota and Thai Quota units, and some portals reference leasehold; the exact ownership route depends on the selected apartment and its documents.
- A construction-stage payment schedule remains online with conflicting reservation deposits of THB 200,000 and THB 300,000. Because the project was completed in June 2025, those terms are not treated as a current standard 2026 payment plan.

Unit position matters unusually strongly across the two buildings: an apartment above The Shoppes at Aqua, the parking entrance or the pool will feel different from one on a quieter internal side. Near-one-space-per-unit parking suits daily life around Boat Avenue, but the active commercial setting is the opposite of a secluded beachfront resort.
