Inspect what exists
Because Zcape I has been completed since 2014, a buyer can judge the building as it actually operates. Common-area wear, noise, pool and gym condition, security routines and the apartment itself are observable rather than assumptions built into a pre-completion purchase.
Everyday Choeng Thale
The address is close to Boat Avenue and Porto de Phuket, putting a large part of Choeng Thale's daily retail and dining infrastructure within the immediate area. It is not a beach-front residence, which makes it better suited to buyers who prefer practical access to the district over direct sand frontage.
Compact entry budgets
Small studios and one-bedroom units keep the absolute ticket size below many newer Choeng Thale developments. That can be useful, but the cheapest portal price should never be confused with the price of a suitable foreign-quota unit in good condition.
A visible resale market
Multiple portals carry live resale stock, so buyers can compare real units rather than depend on a single developer price sheet. The trade-off is variation: renovation, registered layout and quota status can differ materially between apartments that look similar in advertisements.
About the project
Zcape I is an established condominium in Choeng Thale rather than a new launch. Tri Property introduced the scheme in 2012, positioning compact apartments close to Laguna and what has since become the Boat Avenue–Porto de Phuket commercial cluster. Major project databases place completion in January 2014 and consistently identify 198 units. That changes the buyer's job completely: there is no construction-progress story to underwrite. The building, common areas, management standards and the exact apartment can all be inspected as they exist today.
Its location is practical rather than beachfront. Zcape I sits on Bandon-Cherngtalay Road in Choeng Thale, next to the everyday retail and dining ecosystem around Boat Avenue and Porto de Phuket. Bang Tao and Laguna are easy to use from here, but the project should not be sold to oneself as a walk-out-to-the-sand residence. Buyers who value supermarkets, restaurants, gyms, services and the broader Choeng Thale lifestyle may see that as a fair trade; anyone whose priority is direct beach access should treat it as a different product category.

The original apartment concept was compact. Current project profiles give a studio size of about 20.47 sqm and one-bedroom layouts around 26–29 sqm, while launch-period material described a broader overall range of roughly 21–46.68 sqm. Small units can work well as a Phuket base for one person or a couple because the purchase budget and furnishing burden stay relatively contained. The same efficiency becomes a limitation for full-time living if a buyer needs substantial storage, a dedicated office or family-scale rooms.
Today's resale market uses a wider set of labels than the launch material. Active advertisements include two-bedroom units around 41.7 sqm, even though the original reporting concentrated on studios and one-bedroom apartments. That does not prove that every two-bedroom advertisement represents an original developer layout. In a completed building that has been occupied for more than a decade, the registered plan matters more than the broker's label. Any unusual configuration should be checked against the title, approved plan and condominium records before price comparisons are made.
The project still has a functioning resale market in September 2026, with units advertised across several established portals. FazWaz shows a project-level lower asking-price anchor from THB 2.1M as of 4 September 2026, while recently refreshed individual listings are also visible at higher levels. The sensible way to use the low figure is as the bottom of a search funnel, not as a promise of what a suitable foreign-quota apartment will cost. Renovation, floor, furniture, outlook, registered area, title position and quota status all need to be considered unit by unit.
For an international buyer, ownership is therefore a unit-level question. Thailand permits foreign freehold ownership in a registered condominium as long as the aggregate foreign-owned area stays within the statutory 49% ceiling. Current Zcape I advertisements include examples explicitly marked Foreign Quota and others marked Thai Quota. Two similar apartments in the same building can consequently have very different transfer options. A portal tag is useful for screening, but the condominium juristic person's quota confirmation and the title documentation are what matter at transfer.
One structural detail remains unresolved. FazWaz, DDproperty and PropertyHub describe the building as eight storeys, while launch-period reports, Phuket.Net and the OpenStreetMap building record surfaced by Mapcarta show seven levels. We did not locate a primary construction document that explains the counting difference. The registry therefore uses eight floors, following the priority current FazWaz profile, while preserving the discrepancy rather than manufacturing an explanation.
The launch history is useful context, but it needs to be kept in its proper place. The Phuket News reported in 2012 that all 198 units were sold in less than three months after launch. That helps confirm the project's identity and shows that Zcape I has long been a fully distributed, owner-held building. It is not evidence of current scarcity, 2026 demand or future price growth. A resale decision today should be based on the apartment's condition, the building's management record and comparable live stock rather than a sales story from fourteen years ago.
A mature condominium also lets due diligence move from promises to documents. For a foreign freehold transfer, Thai condominium rules require confirmation that the building remains within the statutory foreign-ownership limit. Transfer paperwork also brings the selected unit's title and condominium liabilities into focus. This is particularly relevant at Zcape I because current advertisements show different quota labels within the same project. A broker's Foreign Quota tag is a useful filter, but it is not a substitute for the juristic person's confirmation and the transfer documentation.
There is active rental advertising for Zcape I as well, which shows that owners do use units in the rental market. It does not establish occupancy, net yield or a guaranteed return. A building of this age contains apartments with different renovation levels, furniture packages and owner decisions, so rental economics can vary sharply even within the same stack. An investment buyer should therefore build the case from the actual acquisition price, verified building charges, a realistic rent for a comparable unit and an allowance for vacancy. Some current project-level cost information was not available from primary documents, so the net-return calculation belongs at unit due-diligence stage rather than in a generic project claim.

Ownership format
A foreign buyer may hold a condominium unit freehold within the foreign quota, provided foreign ownership does not exceed 49% of the aggregate unit area in the building. Current Zcape I resale listings include both Foreign Quota and Thai Quota units, so the ownership route must be verified for the exact unit before purchase.
