The officially promoted 60-metre rooftop infinity pool is a substantial common amenity rather than a token plunge pool. Combined with the lagoon setting, it gives the project a shared space that should matter in day-to-day use, not only in sales imagery.

Laguna Phuket and Banyan Group provide owner support and access to professional rental-management infrastructure. That can reduce the operational burden for an overseas owner, while still leaving occupancy, fees and net rental performance as real variables rather than guarantees.

The standard payment schedule follows construction milestones, and a deferred structure is also marketed. This reduces the need to fund the entire purchase immediately, but the current instalment dates, financing cost and transfer mechanics still need to be checked in the specific sale contract.
About the project
Laguna Lake Residences Aster is a lakeside low-rise condominium under construction at the entrance to Laguna Phuket in Choeng Thale. The current public name is Aster; the development was previously known as Laguna Lakeside 2. That distinction matters because the area contains Laguna Lakeside, several Lakelands releases and multiple other Laguna-branded residences with similar names. Aster’s current configuration is four seven-storey buildings with 180 residences, with one-, two- and three-bedroom layouts. Its signature shared feature is a 60-metre rooftop infinity pool overlooking the water. This is not a beachfront building. Its proposition is lakeside living with the retail, dining and resort infrastructure of Laguna Phuket close at hand.
The location works because it sits between two different versions of Phuket life. Inside Laguna Phuket, owners have access to a mature resort environment with hotels, golf, services and internal transport. Just outside the resort gate, Choeng Thale has become one of the island’s strongest everyday lifestyle districts. Boat Avenue is about 0.4 km away, Bang Tao Beach about 1.1 km away and Phuket International Airport about 16.4 km away, with an indicative drive time of roughly 30 minutes to the airport. That puts restaurants, supermarkets and larger retail close enough to be part of normal routines rather than occasional trips across the island. The feel of an individual residence will still depend heavily on building position, floor and aspect: lake, greenery and more urban-facing outlooks should not be treated as equivalent.

In scale, Aster sits between a boutique residence and a high-density resort condominium. A total of 180 residences is large enough to support staffed management and substantial shared facilities without becoming a thousand-unit compound. The current configuration is four seven-storey buildings. Some earlier sales material refers to only two or three buildings, which appears to reflect an earlier release stage rather than a different address, but the discrepancy still deserves a contractual check. For a buyer, building count is not trivia: it affects density, construction phasing, view corridors and the point at which all promised common facilities are actually available. The final master plan attached to the sale documentation should therefore take precedence over archived marketing pages.
The unit programme is straightforward: one, two and three bedrooms. Live market listings cluster around roughly 56 sqm for one-bedroom residences, 84–85 sqm for two bedrooms and about 113 sqm for three bedrooms. Those are generous dimensions compared with many newer compact condominiums around Bang Tao, particularly at the one-bedroom level. A 56 sqm one-bedroom can function as a real long-stay home for a couple rather than simply a holiday studio with a separate sleeping room. The two-bedroom format introduces useful separation for guests, a child or a work room. Three bedrooms move the project into genuine family territory. Within any category, however, floor, outlook, tenure and furnishing package can move the price materially, so two “2BR” listings should never be assumed to be comparable without looking at the actual unit plan and contract.
Aster’s amenity story is more focused than encyclopaedic. The centrepiece is a 60-metre rooftop infinity pool positioned to look across the lagoon. The development also lists a fitness area, clubhouse, recovery space, lobby and reception, landscaped common areas, 24-hour security, CCTV and conventional parking. Each building is listed with two passenger lifts and one service lift. The wider Laguna Phuket environment is part of the practical value proposition: internal resort transport, golf, hospitality services and owner programmes under Banyan Group sit around the condominium rather than being recreated inside it. Buyers should still separate permanent rights from promotional language. Beach-club access, shuttle rules, discounts and complimentary privileges may be governed by separate terms and can change over time.
There is also a real management layer behind the development. Laguna Phuket offers property-care support and rental assistance when owners are away, while Banyan Group operates Banyan Living for rental marketing and management. For an overseas owner, that is operationally useful: it can reduce the need to build a separate network of cleaners, guest support and reservation management on the island. What it does not do is turn the apartment into a guaranteed-yield product. Occupancy, nightly or monthly rates, management fees, operating costs, rental rules and the condition of the particular residence all remain variables. Aster is better assessed as a home with an available professional management ecosystem than as an investment with a promised return.
The completion date is the clearest factual conflict in the research. Fresh market profiles now show April 2028, while several other and slower-moving listings still show 2027 or November 2027. The project’s current public materials do not state a precise handover date clearly enough to eliminate that conflict. We therefore use April 2028 as the fresher market reference while keeping the discrepancy explicit. The contractual completion date, any grace period, remedies for delay and refund or compensation clauses matter more than a portal date. Until construction is finished, handover timing remains a real execution risk rather than something a brochure can settle.
Tenure should also be handled unit by unit. Aster is a Thai condominium, so foreign freehold is possible only within the statutory foreign ownership quota, which is limited to 49% of the condominium’s total unit area. Leasehold inventory is also being marketed. A project page saying “freehold” does not prove that foreign quota remains available for the residence a buyer has selected today. Before paying a reservation deposit, a foreign buyer should obtain written confirmation of the unit’s tenure, the live foreign-quota position, the price applicable to that tenure and the registration costs. This matters in Aster because lower-priced listings and foreign-freehold listings of similar size can sit at different price points; the headline entry price may therefore represent a different legal package from the unit a particular buyer actually wants.
Pricing is best treated as a live range rather than a brochure promise. Current project inventory shows an entry point around THB 10.5 million, which we use as the lower market anchor as of 25 August 2026. Recent unit listings include a 56 sqm one-bedroom around THB 11.49 million, an 84 sqm two-bedroom around THB 15.92 million and 113 sqm three-bedroom stock around THB 28.35 million and above. Other sources publish different figures, partly because they refer to different floors, views, release dates and tenure structures. A useful comparison therefore starts with several genuinely available residences of the same type and then lines up total price, building, floor, view, furnishing, tenure, payment schedule and compulsory fees. The single “from” number is only the first filter.
Aster is ultimately most relevant to a buyer who wants the Laguna Phuket environment but prefers a lakeside apartment near Boat Avenue rather than a more expensive residence directly on Bang Tao Beach. Its case is concrete: sizeable one- to three-bedroom layouts, low-rise buildings, a substantial rooftop pool, an established surrounding district and access to professional property management. Its limitations are equally concrete: it is still under construction, completion dates conflict across sources, foreign freehold availability must be confirmed for the chosen unit, and a managed resort environment carries ongoing costs. The right decision here is not to buy “Laguna” as an abstract brand. It is to buy a particular residence after checking the building, outlook, tenure, contractual delivery date and full ownership budget.
