Why this project is worth a look
Observable resale market
The building has been occupied for years, so buyers can inspect the real asset and compare multiple finished units. Construction risk is largely gone; unit condition, legal documentation and the building's maintenance record become the bigger variables.
Walkable rail access
Current portals place Bang Son Purple Line station roughly 500–550 metres away. The historic project name can be misleading, so the practical test is today's walk to Bang Son and the routes a resident will actually use.
Lower ticket sizes
Studios and compact one-bedroom units keep the entry price below many newer Bangkok developments. A particularly cheap listing still needs context: floor, view, renovation, seller urgency and title details can all explain the discount.
Studio-heavy building
A handover-era review estimated that roughly 80% of the units were studios. That shapes the building's character, with many small-format homes and a relatively limited supply of larger two-bedroom units.
Age is part of due diligence
By 2026 the condominium has a substantial operating history. Lift performance, façade and waterproofing condition, pool maintenance, major repair history and juristic-person finances deserve as much attention as the apartment interior.
About the project
U Delight 2 @ Bang Sue Station is a completed high-rise condominium by Grand Unity Development on Prachachuen Road at Soi Prachachuen 19 in Bang Sue. The number in the name matters. U Delight @ Bang Sue Station without the “2” is a separate earlier building with a different height, unit count and completion history. For U Delight 2, the strongest sources converge on one identity: a single 30-storey tower with 645 units, completed and being handed over in 2012. A few property databases show 622 units and a 2009 completion date, but those figures match the earlier U Delight project and appear to be cross-contaminated records rather than a genuine specification for this building.
The building fronts Prachachuen Road beside Soi Prachachuen 19. In today's transport network, Bang Son station on the Purple Line is the most relevant rail connection, with current portals placing it roughly 500–550 metres away. The Bang Sue Station wording is a legacy of the project's launch-era positioning, when the surrounding rail network was still evolving. Buyers should therefore judge the address by the walk to Bang Son and by the road routes they will actually use, rather than reading the project name as a promise of being directly beside today's Bang Sue interchange. Prachachuen Road gives useful connections toward Wong Sawang, Bangkok–Nonthaburi Road and the wider northern side of the city, although peak-hour traffic remains part of the daily equation.

The original product was built around compact urban layouts. A detailed October 2012 review written during the handover period records three core formats: 26 sqm studios, 33 sqm one-bedroom units and 48 sqm two-bedroom units. The same review says studios made up roughly 80% of the building. Resale listings in 2026 still follow those three families, although advertised areas are slightly broader: studios are commonly around 26–28 sqm, one-bedrooms about 34–35 sqm and two-bedrooms roughly 49–55 sqm. That difference is exactly why a resale buyer should inspect the title information and measured area of the chosen unit rather than assuming every listing reproduces the original brochure dimensions precisely.
There is an active secondary market. On 7 October 2026, PropertyHub and DDproperty showed studios from around THB 1.49M, one-bedroom units around THB 1.89M–2.1M at the lower end, and two-bedroom asking prices beginning around THB 3.39M–3.45M before moving higher for larger or better-positioned units. These are seller asking prices, not a valuation and not a promise that an owner will negotiate. In a mature condominium, condition can create a large spread between units that look identical in a search filter. Renovation quality, air-conditioning, kitchen and bathroom work, window condition, view, road exposure, floor level and furniture can all matter as much as a few square metres on paper.
U Delight 2 was delivered with more than a token amenities list. The contemporaneous building review describes a large lobby, a front garden, an approximately 25-metre pool on the fifth floor, landscaped space beside the pool, a gym, sauna and steam room, a library and recreation room, access-card controls and staffed security. Current project databases continue to list the pool, gym, sauna, garden, parking, CCTV and 24-hour security. The useful question in 2026 is not whether those items once appeared in the brochure; it is how they have aged. A sensible inspection should look at pool waterproofing and finishes, lift reliability, corridor condition, recent capital works and the financial health of the condominium juristic person.
The vertical arrangement gives more context to the building. The 2012 review places the lobby and part of the parking on the first floor, the library and recreation space around the third floor, the gym with sauna and steam facilities on the fourth, and the pool, garden and start of the residential floors on the fifth. Most units were designed to face north or south, with some corner positions taking different orientations. In a 30-storey building, floor number alone is therefore a weak buying criterion. The actual unit should be checked for sun, road and railway noise, view obstruction, proximity to lifts and service areas, and ventilation. Parking is another point that deserves direct verification: the handover-era review estimated roughly 50% provision, while current databases often quote about 40%.
For a foreign purchaser, the ownership structure is materially simpler than buying a landed house, but it still needs transaction-level confirmation. As a condominium, U Delight 2 can in principle support foreign freehold ownership within Thailand's statutory foreign quota, under which foreign-owned units may not exceed 49% of the aggregate unit area of the registered condominium. A portal label saying “freehold” does not establish that quota remains available for a particular resale unit. Before a deposit becomes difficult to recover, the buyer should obtain current quota confirmation from the condominium juristic person and make sure the ownership and funds documentation can be accepted at transfer.
The project now makes most sense as a mature Bangkok resale option rather than as a story about new development. Its advantages are easy to understand: a relatively low entry price, an established building, a rail station within practical walking distance and enough resale activity to compare actual units instead of relying on a show unit. The trade-off is age. Water ingress around windows or external walls, air-conditioning systems, plumbing, electrical work, lift performance, noise transmission, common-area upkeep and the history of major repairs can change the quality of ownership materially. U Delight 2 is therefore a building where choosing the right unit — and understanding the juristic person's maintenance record — matters more than the project name alone.
Ownership format
A qualifying foreign buyer may hold a condominium unit freehold within the statutory foreign quota: foreign-owned units may not exceed 49% of the aggregate unit area in the registered condominium. Quota availability must be confirmed for the specific unit before transfer.
Unit types & sizes
The 2012 handover review recorded a 26 sqm base layout; current resale listings commonly show 26–28 sqm. This was the dominant unit format in the building.
The original review recorded 33 sqm and roughly one one-bedroom unit per floor; resale listings commonly advertise about 34–35 sqm.
The original typical size was 48 sqm; current listings often show 49–55 sqm. These homes are less common than studios, and individual resales vary in bathroom count and alterations.
Original handover specifications and modern resale listings differ slightly on unit areas. For a resale purchase, the relevant figure is the documented and physically verified area of the specific unit; listing ranges do not replace title and layout checks. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.49M in active resale listings checked on 7 October 2026. This is a lower asking-price anchor, not a project-wide price list; the selected unit, condition, title, availability and final transaction price need separate confirmation.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers with a constrained budget who want a completed Bangkok condominium and the ability to compare several real resale units.; Residents comfortable with compact studios or one-bedroom layouts and a several-minute walk to Bang Son station.; Investors who underwrite rent from the actual purchase price, unit condition, current rent and recurring costs rather than a promised yield.; Foreign buyers where the selected unit has confirmed foreign-quota capacity and the transfer documentation can support freehold registration.; may not suit: Buyers who specifically want a new building with a developer warranty, newer systems and little maintenance history.; Households needing generous family-sized floor plans; the project is dominated by compact units and has a smaller supply of two-bedroom homes.; Anyone assuming the project name means it sits directly beside today's Bang Sue station and unwilling to test the actual route to rail transport..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Parking data conflict: the 2012 handover review estimated provision at roughly 50% of units, while current databases often quote about 40%. The current number of spaces and parking-entitlement rules should be confirmed with building management.
- Some aggregators incorrectly attach 622 units and a 2009 completion year to U Delight 2. Those figures match the separate U Delight @ Bang Sue Station; the second project is supported by stronger sources at 645 units and a 2012 completion.
- PropertyHub lists a common fee of THB 35 per sqm, but the condominium juristic person's current 2026 rate was not confirmed from a primary document.
