Why this project is worth a look
A visible resale market
The building has enough simultaneous listings to make comparison meaningful. Current asking prices can be checked against other units in the same condominium instead of against an old launch brochure. That improves negotiating context, although the cheapest unit is not automatically the best value once renovation, furniture, arrears and transfer eligibility are considered.
Established rather than new
With 622 units in one 25-storey tower, this is a substantial, long-occupied condominium. Buyers can inspect how the building actually operates after years of use instead of relying on renderings. The trade-off is that lift condition, major maintenance, sinking-fund planning and common-area wear deserve more attention than they would in a newly completed scheme.
Useful for the Bang Sue map
Pracha Chuen and Tao Poon make sense for residents whose work, family or regular travel is on the northern side of Bangkok or around the Krung Thep Aphiwat transport hub. It is less compelling for someone whose entire routine is on lower Sukhumvit and who expects a rail station directly outside the lobby.
The unit matters most
This is now a unit-by-unit purchase. Title area, ownership quota, floor, view, renovation quality, furniture, juristic-person debt clearance and seller terms can matter more than the original U Delight branding. Two apartments with the same bedroom count may justify very different prices after those points are checked.
About the project
U Delight @ Bang Sue Station is a mature high-rise condominium on Pracha Chuen Road in Bang Sue rather than a developer-led new launch. The strongest address evidence comes from Thailand’s official environmental-assessment database, which records the condominium juristic person at 308 Pracha Chuen Road, Bang Sue, Bangkok 10800. The scheme is consistently described as a single 25-storey building with 622 units. Most Thai property databases put completion in 2010, while FazWaz and several syndicated international profiles say December 2009. For a buyer today, the practical point is that construction risk is long gone: due diligence shifts to the individual resale unit, the building’s management, maintenance history and the legal mechanics of the transfer.
The project was developed by Grand Unity Development as part of the early U Delight series. There is no meaningful developer inventory in the current market; what a buyer is comparing in 2026 is resale stock owned by individual sellers. That is useful because there are enough live listings to establish a visible price context. DDproperty had a 27 sqm one-bedroom unit at THB 1.55 million when checked on 7 October 2026, while PropertyHub showed several 30–35 sqm one-bedroom apartments around THB 1.8–2.1 million. A 68 sqm two-bedroom resale was listed at THB 4.35 million. These figures are listing anchors, not a project price list, and the spread reflects floor, condition, renovation, furniture, seller motivation and unit-specific legal status.

Floor-plan information needs more care than the headline project statistics. PropertyHub presents 35 sqm for one-bedroom units and 68.5 sqm for two-bedroom units, but current resale advertisements also show 27 sqm and 30 sqm one-bedrooms and a 54 sqm two-bedroom. Other syndicated databases publish still another historical mix. Rather than inventing a neat range from conflicting summaries, the more defensible approach is to treat the portal data as examples and rely on the condominium title deed for the registered area of the unit being bought. This matters in an older resale building because renovated interiors can look very similar online even when registered areas and original layouts differ.
The common facilities are typical of an urban high-rise of its era. Multiple sources confirm a swimming pool, fitness room, landscaped communal space, parking, controlled access, security and CCTV; PropertyHub also lists a sauna and additional shared amenities. The buyer’s inspection should focus less on how many icons appear on a portal page and more on how those facilities have aged. Lifts, pool plant, parking circulation, common corridors, water systems and major repair planning can have a much larger effect on ownership experience and future common charges than the original amenity list.
The location works best for people whose daily map already includes Bang Sue, Tao Poon, Pracha Chuen and the northern side of central Bangkok. DDproperty places Tao Poon MRT at roughly 890 metres and SRT Bang Son at about 1.1 kilometres. ThinkOfLiving gives coordinates of 13.811758, 100.534171, matching the project’s Pracha Chuen location. This is connected city living, but it is not a station-integrated development. Depending on weather, traffic and personal tolerance for walking, the final stretch may involve a motorcycle taxi or another short connection. Buyers attracted by the words “Bang Sue Station” should judge the actual door-to-platform journey rather than the project name.
DDproperty describes the project tenure as freehold, which is relevant for foreign purchasers but does not by itself settle eligibility for a particular resale. Under Thailand’s condominium rules, foreign freehold ownership is capped at 49% of the aggregate condominium area in the building. The condominium juristic person must confirm the foreign ownership proportion for a transfer. In other words, a resale advertisement can correctly describe a unit as freehold while the foreign-quota position still needs to be checked on the chosen unit before a material deposit is paid. If the quota is full, a foreign buyer cannot simply assume the same transfer structure will be available.
Ownership format
Resale units are marketed as condominium freehold. A foreign buyer can register freehold only within the building's 49% foreign ownership quota, so quota availability for the selected unit must be confirmed by the condominium juristic person.
Unit types & sizes
A current DDproperty resale listing at the project address confirms a 27 sqm one-bedroom unit. It is a compact secondary-market configuration, so condition and exact layout need to be checked unit by unit.
PropertyHub lists 35 sqm as the core one-bedroom plan, and current resale listings confirm that this size remains common in the building.
PropertyHub lists a 68.5 sqm two-bedroom plan, while DDproperty has a current 68 sqm two-bedroom resale. Smaller two-bedroom units appear in other listings, so the title deed for the selected unit should take precedence over portal summaries.
Public sources do not provide one consistent historical floor-plan catalogue. PropertyHub lists 35 sqm for one-bedroom and 68.5 sqm for two-bedroom units, while current resale listings confirm other registered sizes as well. The cards above are verified examples; the selected unit's title deed should be used for the transaction. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Location
- Official environmental-assessment records place the condominium juristic person at 308 Pracha Chuen Road, Bang Sue, Bangkok 10800, Thailand.
- ThinkOfLiving publishes coordinates 13.811758, 100.534171 for the project.
- DDproperty gives approximately 890 m to Tao Poon MRT and about 1.1 km to SRT Bang Son; these are portal distance references rather than a door-to-platform measurement.
- The project name references Bang Sue Station, but the building is not directly integrated with a rail station, so the actual commute should be tested at the times that matter to the buyer.

Price & purchase terms
- Current price: From THB 1.55M in a DDproperty resale listing available when checked on 7 October 2026. This is a lower secondary-market anchor, not a project price; availability, condition, tenure and seller terms need unit-specific confirmation.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers working with roughly THB 1.55–2.1 million for a compact Bangkok resale and willing to compare individual units rather than buy from a developer price list.; Residents whose routine centres on Bang Sue, Tao Poon, Pracha Chuen or Krung Thep Aphiwat and who are comfortable with a short first/last-mile connection to rail.; Long-term rental investors who will underwrite the specific unit using its purchase price, realistic rent, common charges, vacancy and refurbishment costs rather than a marketed yield.; Foreign buyers seeking condominium freehold and prepared to obtain building-level confirmation of foreign-quota availability before committing to the transfer.; may not suit: Buyers who want a newly completed building, developer warranty, new mechanical systems and a standardised handover package.; Anyone for whom a two- or three-minute walk to an MRT entrance is non-negotiable.; Buyers expecting uniform specifications and a single official price: this is an established resale market where condition and seller terms vary from unit to unit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year differs by source: PropertyHub, DDproperty and ThinkOfLiving use 2010, while FazWaz and syndicated international profiles state December 2009. The main record uses 2010 because it is repeated across several major Thai property sources.
- Published unit-size summaries are inconsistent. PropertyHub lists 35 sqm one-bedrooms and 68.5 sqm two-bedrooms, while live resale stock also includes 27, 30, 54 and 68 sqm examples. The selected unit's registered title area should control the transaction.
- No public source confirms the building's current remaining foreign quota. A unit advertised as freehold still requires confirmation from the condominium juristic person that foreign freehold transfer is available for that unit at the time of sale.
