Why this project is worth a look

A finished product

The building can be tested in real life: walk the route to the MRT, listen to traffic from the exact apartment, inspect the view and check the finished condition. That gives a buyer far more usable due-diligence information than an off-plan rendering.

Four-tower layout

The 807 homes are split across four residential buildings, with roughly eight to ten apartments on typical floors according to current project coverage. It remains a sizeable development, but the experience inside an individual tower is not the same as one very large single-core building.

More than small units

The mix runs from 25–33 sqm studios and one-bedroom homes to 58.5 sqm two-bedroom and 76.5 sqm three-bedroom apartments. A buyer can therefore stay within the same project and location while moving from entry-level space to a genuine family layout.

Practical Pinklao access

Central Pinklao is about 450 metres away, Lotus about 200 metres and MRT Bang Yi Khan roughly 750 metres. The location works through a combination of everyday retail, major-road access and usable rail connectivity rather than a claim of being directly on top of the station.

About the project

Place 168 Pinklao is now a completed LPN Development condominium rather than an off-plan proposition. That is the first useful distinction for a buyer: the decision can be based on a real apartment, its tower, orientation, floor, condition and documents instead of a projected handover. The scheme has four residential towers at 28, 23, 27 and 27 storeys, a separate nine-storey parking building and a two-storey recreation building containing the main pool and fitness facilities. LPN's current material gives 807 residential units. An older LPN brochure and a number of legacy property portals still show 842, so the project has a genuine data-history problem. For a current purchase, the revised LPN documentation is the more relevant reference and the older figure should not be blended into it.

The location is a Bangkok living story rather than a resort one. The project fronts Borommaratchachonnani Road in Arun Ammarin, Bangkok Noi, putting it close to the established Pinklao retail cluster while keeping relatively direct road access toward the older central districts. A recent detailed review places Central Pinklao at about 450 metres and Lotus Pinklao at about 200 metres. MRT Bang Yi Khan is roughly 750 metres away and the project material is associated with a shuttle connection to the station. That makes rail access usable, but this is not a station-integrated condominium. Anyone expecting an effortless two-minute train commute should walk the route from the actual gate at the time of day they normally travel. For residents who use taxis or drive, the main-road frontage is a different kind of advantage.

The four-tower layout matters more than the headline unit count suggests. Current project information describes typical residential floors with only around eight to ten apartments, and selected corridors use a single-loaded arrangement, so doors do not face another row of apartments directly across the hall. The overall development is still substantial at 807 homes, but circulation immediately outside an apartment can feel less like a large mass-market tower. Shared amenities are also spread between the landscaped ground level, the dedicated clubhouse and individual residential buildings. Rooftop or viewpoint spaces sit at the top of the towers, while Tower C carries a larger concentration of co-living and activity rooms. Before buying, it is worth understanding exactly which facilities a resident can access from another tower rather than assuming every rooftop area works as one common deck.

Apartment choice runs from genuinely compact units to family-size layouts. The current LPN brochure shows studios at 25–30.5 sqm, one-bedroom homes at 29–33 sqm, two-bedroom units at 58.5 sqm and three-bedroom units at 76.5 sqm. This gives Place 168 Pinklao a broader use case than a project built almost entirely around 25–30 sqm investor stock. ThinkOfLiving's 8 April 2026 review quoted starting points of THB 2.29M for studios, THB 2.69M for one bedrooms, THB 6.4M for two bedrooms and THB 7.69M for three bedrooms. Those figures are useful historical anchors, not a live promise of stock. By August 2026, fresh resale listings are already visible, so two apartments with the same nominal layout can differ materially in price depending on seller, tower, floor, view, fit-out and title status.

The amenity programme goes beyond the minimum pool-and-gym package. The master plan includes the clubhouse pool and fitness space, outdoor lawn and jogging areas, seating and play zones, plus co-living and work facilities. Project plans also identify a business centre, private meeting room, e-sports room, home-theatre room and massage room, while the parking building includes EV charging provision. A long feature list is not the same thing as unrestricted use. Independent coverage indicates that some specialist rooms may carry separate usage charges, and practical ownership questions remain: which spaces require reservations, what is included in common fees, how crowded the pool and gym become after work, and whether access rules differ between towers. Those details are more useful to a resident than the marketing count of amenities.

The project makes the most sense for buyers who want a functional base in western inner Bangkok, with Pinklao's shopping and services close by and a choice between small and family-size apartments. Its most obvious trade-off is also tied to the location: Borommaratchachonnani is a major traffic corridor. Independent project coverage specifically flags potential road and flyover noise for exposed units. Orientation should therefore be treated as a first-order purchase variable, not a minor preference. A 30 sqm apartment facing inward can be a very different home from a similar apartment facing heavy traffic. Foreign buyers have one more filter to clear: the fact that a unit is advertised for sale does not establish that foreign-quota freehold remains available for that unit, so title and quota need to be checked before any reservation becomes binding.

Ownership format

A foreign buyer can hold condominium freehold only within Thailand's foreign-ownership quota, capped at 49% of the saleable area of a registered condominium. Foreign-quota availability for a specific Place 168 Pinklao unit has not been confirmed; if quota is unavailable, any alternative structure, including leasehold, must be reviewed against the documents for that exact unit.

  • MRT Bang Yi Khan is around 750 m away and project coverage refers to a shuttle connection. Buyers who expect to use the train daily should still walk the actual gate-to-station route before committing.
  • Siriraj Hospital is about 2.5 km away in independent project coverage, placing the condominium within practical reach of one of the major medical clusters serving this side of Bangkok.
  • Direct frontage on Borommaratchachonnani Road helps drivers and taxi users, but it also makes apartment orientation important because exposed units may experience more traffic noise.
