Sihanoukville functions at the same time as a holiday destination, a port city and a regional business hub, so demand is not created by tourists alone. Most conventional apartments occupy floors six to thirty. Duplex residences are placed on floors 32–37. Public material presents a broad apartment range. Entry one-bedroom layouts begin at 36 sqm, with additional formats of 40, 47, 50 and 53 sqm. Two-bedroom homes are publicly shown at roughly 73–100 sqm, three-bedroom units at 113–140 sqm, and larger four-bedroom residences at 205–215 sqm. Duplex homes are marketed separately on the upper residential floors. This variety makes the project relevant both to buyers seeking a compact holiday base and to households wanting a larger coastal home. Actual choice is narrower than the brochure matrix, however: several smaller types are already marked sold on the official project page, and every remaining unit requires a fresh stock check.
Construction officially broke ground on December 4, 2025 after the developer announced that required approvals had been secured. In an interview, the managing director of Megakim World Corp referred to an estimated 36-month construction programme. At the same time, public market profiles show different completion references ranging from the second quarter of 2029 to the end of 2029. These cannot responsibly be blended into one confident handover date. Before committing, a buyer should obtain the contractual handover for the selected unit, a current construction report and the delay provisions written directly into the SPA.
Time Square 10’s strongest proposition is the combination of an oceanfront position, a wide unit mix and a large collection of shared facilities. Its principal operational risk comes from scale. About 1,300 apartments can create substantial competition among owners in the future rental market and place heavy demands on management, lifts, parking and leisure areas. The renders communicate an ambitious resort concept, but the delivered experience will depend on which elements remain in the final specification, how they are commissioned and what it costs owners to operate them after handover.
The project should therefore be judged against a clear use case rather than a general promise of appreciation. For personal stays, the important variables are view, orientation, noise from amenity floors, distance from the lifts and the efficiency of the plan. For long-term rental, usable space, furnishing scope, recurring charges and the everyday neighbourhood matter more. A short-stay strategy additionally requires written management rules, guest-registration procedures and confirmation that nightly rentals are allowed. Two apartments with a similar entry price can perform very differently depending on tower, floor and position within the long building mass.
Floor selection deserves separate attention. Lower levels may create a more immediate relationship with the beach and landscaping, but can be more exposed to the road, arrivals and podium activity. Higher floors offer a broader horizon while sitting closer to the intensive communal zones on levels 31 and 38–39. Before reservation, a buyer should request the exact floor plan, façade direction, location of technical rooms and the number of apartments sharing the landing. In a long building, these details can influence privacy and everyday comfort as much as bedroom count or total area.
