Megakim World turned the Time Square series into its main product. Instead of inventing a new brand for every launch, the company repeated the name across BKK1, Toul Kork and the Russian Market area. That consistency helped buyers recognise the general proposition: an urban condominium in a proven district, practical layouts, furnished or near-ready homes and rooftop-led shared facilities.
The company dates its operations to 2011. Time Square 1 was completed in BKK1 in 2017, followed by Time Square 2 and 3 in Toul Kork. The 45-storey Time Square 306, also known as Time Square 5, reached completion in 2025.
Repetition became part of the appeal
Megakim does not attempt to create a completely new housing concept with every project. The series changes address and scale while remaining within the urban mid-market. Buyers can inspect earlier buildings and understand the broad logic: apartment sizes, typical amenities, management and rental performance.
The numbering is less intuitive. Time Square 306 and Time Square 302 are also described as the fifth and sixth developments. The family name helps recognition, but the street and exact building matter more than the number.
Time Square 302 topped out in BKK1 in March 2026. Time Square 7 in Toul Kork and Time Square 8 near the Russian Market contain hundreds of homes each. In June 2026, the company broke ground on Time Square 9 in BKK1 and Time Square 11 in BKK3.
Simultaneous expansion changes the risk
Megakim’s early projects were compact enough to be read as one development stage at a time. The current programme is much broader: several towers are moving forward simultaneously and unit counts are increasing.
The clearest departure is Time Square 10 near Otres Beach in Sihanoukville. The three-tower resort development, started in December 2025, takes an urban brand into a very different market. Phnom Penh demand is supported by work, education and long-term renting. A coastal project depends more heavily on seasonality, resort operations and the stability of tourism.
Completed Time Square properties provide a valuable operating record. They can see how the buildings operate and how much similar stock competes for tenants. In the new projects, familiarity with the name is no longer enough. The company must show that it can manage a much larger simultaneous construction programme without losing the straightforward product and handover discipline that made the series recognisable.
Megakim is a logical fit for buyers seeking a clear urban condominium proposition rather than rare architecture. The next portfolio stage, however, is no simple repetition of Time Square 1. It will test whether a serial developer can scale quickly while preserving delivery and long-term operating quality.
