Why this project is worth a look
Low entry price
Current 2026 stock starts around THB 1.85–1.9M, well below many newer Bangkok launches. The cheapest unit found is marked Thai quota, though, so a foreign buyer must compare transfer eligibility as carefully as the headline price.
Simple compact layouts
The original range sits mostly between 30 and 50 sqm: a compact one-bedroom, duplex, larger one-bedroom suite and two-bedroom. That makes resale comparison relatively clear once agents' inconsistent naming is checked against the actual registered plan.
Vibhavadi road access
The estate sits inside Soi Vibhavadi Rangsit 20 with straightforward access back to Vibhavadi and Don Muang Tollway. This is a stronger fit for drivers than for residents who organise daily life around walking to rail.
Mature resale choice
Several apartments are available for sale and rent at the same time, allowing buyers to compare real condition and pricing. The trade-off is that refurbishment quality, appliances and maintenance history now vary materially from unit to unit.
Practical amenities
Pool, gym, garden, parking, security and CCTV cover the essentials without creating a service-heavy resort proposition. What matters in 2026 is the condition and management of those facilities, not how long the original brochure list was.
About the project
U Vibha - Ladprao is a completed low-rise condominium by Grand Unity Development in Soi Vibhavadi Rangsit 20, Chom Phon, Chatuchak. It is a mid-2010s project, so the buying decision is now about specific resale units rather than a launch promise. The core facts are consistent across most substantial sources: 362 residential units, eight storeys and compact apartments broadly ranging from about 30 to 50 sqm. Detailed launch disclosure and several major property databases describe two buildings, while PropertyHub currently lists one; that discrepancy is kept visible rather than silently averaged away.
The practical attraction in 2026 is a comparatively low entry price for this part of Bangkok. Major portals currently surface stock from roughly THB 1.85–1.9 million, while recent PropertyHub listings for conventional 31 sqm one-bedroom units are around THB 2.0–2.2 million and above. The absolute cheapest listing should not be treated as a generic project price. Condition, floor, outlook, furniture and ownership quota can all move the value. The THB 1.85M unit found in current inventory is specifically marked Thai quota, so a foreign buyer cannot assume it is transferable into foreign freehold simply because the listing is visible online.

The original product range is easy to understand. Multiple project databases and launch-era reviews describe four layouts: a one-bedroom around 30–31 sqm, a one-bedroom duplex around 38 sqm, a larger one-bedroom suite around 44 sqm and a two-bedroom around 50 sqm. Resale terminology has become less consistent over time. A current 30.4 sqm listing, for example, is marketed as a studio even though historical project descriptions group the 30–31 sqm format under one-bedroom units. The sensible approach is to inspect the registered unit plan and current physical layout rather than rely on the label chosen by an agent.
For owner-occupiers, the location works through road access and the broader Chatuchak amenity base. The development is inside Soi Vibhavadi Rangsit 20 rather than directly on the main carriageway, with quick access back to Vibhavadi Rangsit Road and Don Muang Tollway. торговые центры Central Ladprao и Union Mall, парк Чатучак, universities and hospitals are all part of the wider catchment. This is not a station-at-the-gate condominium: project directions commonly suggest continuing from станция метро Phahon Yothin by motorcycle taxi or car. Buyers who insist on a short daily walk to rail should treat that as a real limitation, while drivers using Vibhavadi may find the address much more logical.
The amenity package is functional rather than resort-like. Sources consistently support a swimming pool, gym, communal garden, children’s area, parking, lifts, CCTV and 24-hour security, with some databases also listing an on-site shop. For a 362-unit low-rise project, those facilities cover the basics. Their present condition matters more than the original brochure list, however. A buyer should look at the pool, gym equipment, corridors, lifts, parking management and security operation as they exist now, because a ten-plus-year-old building can feel very different depending on how the juristic person has maintained it.
The completion date is one of the few material source conflicts. DDproperty, Dot Property, FazWaz and other databases commonly place completion in 2014, often December, while PropertyHub reports 2015 and launch disclosure expected completion around March 2015. For a 2026 buyer the practical conclusion is the same: this is an established building more than a decade old. Mechanical and fit-out condition therefore matters more than the exact month in which the project was formally completed. Air-conditioning systems, bathroom waterproofing, plumbing, windows, built-ins and electrical work deserve closer inspection than they would in a newly handed-over unit.
The resale market is active enough to support real comparisons. In early October 2026, PropertyHub shows a sizeable pool of sales listings and multiple rentals. Fresh rental advertisements for typical 31–32 sqm one-bedroom units are broadly around THB 9,000–12,000 per month. Those asking rents provide market context, not a guaranteed return. A serious investment model would still need the actual acquisition price, achieved rent rather than asking rent, vacancy, repairs, agent fees, common expenses and the owner’s tax position. No yield is calculated here because that would turn incomplete listing data into a false precision.
The project name can also mislead buyers who are not familiar with the area. 'Vibha - Ladprao' sounds as if the development sits equally on both major corridors, but the physical address is better understood through Soi Vibhavadi Rangsit 20 in Chom Phon. That places it in a distinct micro-location around Vibhavadi, the Thai Airways headquarters area and local side streets. Daily convenience therefore depends on the buyer’s real destination. Someone working along Vibhavadi or around northern Bangkok may value the location differently from a tenant whose routine is centred on Ladprao Road or the Yellow Line.
Foreign ownership is simpler here than in a landed-house transaction, but it still needs unit-specific checking. Thailand permits foreign freehold ownership in a registered condominium within the statutory foreign quota, capped at 49% of the total condominium unit area. In practice, the condominium juristic person must confirm that foreign quota is available for the selected unit. A listing marked Thai quota is therefore not merely using an internal portal tag; it is warning that the advertised unit is not being offered as a straightforward foreign-freehold transfer in its present status.
Transfer due diligence should also cover the seller’s ownership documents and any outstanding liabilities to the condominium juristic person. Thai government guidance lists a juristic-person certificate confirming the foreign-ownership proportion among the documents used for a foreign transfer, and debt status is part of the wider transfer package. At this price level, buyers sometimes compress legal checks because the financial exposure feels modest compared with a central Bangkok condominium. That is the wrong trade-off: a clean title, correct quota and clear deposit terms matter just as much on a THB 2M unit as on a much more expensive one.
Within the project, unit condition should be compared before floor number. The 30–31 sqm base format is suitable for one person or a couple, while 38 and 44 sqm versions provide more room for a proper work area and storage; the 50 sqm two-bedroom is a different household proposition. After choosing the right layout, the buyer can compare orientation, floor, pool or city outlook, internal-road noise and neighbouring buildings. In an older condominium, refurbishment costs can easily erase the apparent saving between two asking prices, so the cheaper unit is not automatically the better-value unit.
For an owner-occupier, U Vibha - Ladprao is strongest when the priorities are budget discipline, Chatuchak and road connectivity rather than brand-new architecture or rail on the doorstep. For an investor, its small-unit resale market and visible rental stock are useful, but the investment case is highly unit-specific. The advantage of a mature project is choice: buyers can inspect several 30–32 sqm units, see current rental competition and walk away from a weak apartment instead of being limited to a developer’s remaining inventory.
Parking is another item that should be confirmed directly. Multiple sources list on-site parking, but a reliable current parking ratio and a single 2026 common-fee figure applicable to every unit were not found in the open material reviewed. Those are juristic-person questions for the chosen apartment. For a resident who drives daily, actual parking availability at night may affect quality of life more than an extra square metre of internal space.
A sensible decision process therefore has three layers. First comes the unit: registered layout, physical condition, equipment, outlook and noise. Second comes the building: lifts, common areas, parking, planned repairs and current fees. Third comes the transaction: seller, debt status and foreign quota. When all three layers work, U Vibha - Ladprao can be a relatively accessible route into a compact Chatuchak condominium. When one of them fails, the headline price is not enough to make the purchase attractive.
Ownership format
A foreign buyer may own a condominium unit on a freehold basis within the statutory foreign quota, which may not exceed 49% of the total condominium unit area in the registered building. For the selected unit, the condominium juristic person should confirm available foreign quota and the transfer documents required for registration.
Unit types & sizes
The core compact format for one person or a couple. Some resale portals call units around 30.4 sqm studios, so the physical layout and registered unit plan should be checked rather than relying on the listing label.
An unusual split-level option for a low-rise project. The extra vertical separation can help divide living and sleeping zones, but the internal stair also consumes usable space and will not suit every resident.
A larger one-bedroom format. For owner-occupation, the extra floor area may be more useful than a small second bedroom if the priorities are workspace, storage and a less compressed living room.
The largest original format. It can suit a couple needing a separate office, a small family or anyone who values two enclosed rooms; the bathroom count is not stated consistently enough in the open source set to publish as a project-wide fact.
Unit types and areas are based on multiple independent project profiles and a launch-era review. Resale labels are not fully consistent: around 30.4 sqm can appear as a 'studio' even though historical project descriptions place 30–31 sqm under one-bedroom stock. For an actual purchase, the registered unit plan and present layout take precedence. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.85M in current major-portal inventory checked on 7 Oct 2026; the lowest unit found is about 30.4 sqm and is marked as Thai quota. This is a lower market anchor, not a promise that the unit is available to a foreign buyer: stock, condition, quota status and terms must be confirmed for the specific apartment.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dating conflicts: several major databases state 2014, PropertyHub states 2015, while launch disclosure expected completion around March 2015. The project is unquestionably completed, so we use construction_status as completed and omits a disputed completion-year field.
- Building count also conflicts: detailed project disclosure, Dot Property, FazWaz and a launch-era review describe 2 buildings, while PropertyHub currently lists 1. Two buildings is the better-supported interpretation, but the project JSON schema has no dedicated building-count field.
- A reliable project-wide 2026 common-fee figure and current parking ratio were not confirmed in the reviewed open sources. Both should be obtained from the condominium juristic person for the selected apartment.
