Why this project is worth a look
More usable floor area
The project stands out less for novelty than for room size. One-bedroom stock starts around 32 sqm and extends into materially larger layouts, while two-bedroom apartments commonly sit around 64–69 sqm. For an owner-occupier, that extra area changes how well the home handles storage, remote work, cooking and two people living there every day. It is a practical advantage that can matter more than a newer lobby.
Real resale comparables
There is enough active stock to compare similar apartments rather than accepting a single seller’s story. Buyers can look at different floors, views, renovation levels and furnishing packages inside the same project, then separate the value of the underlying unit from cosmetic presentation. The useful discipline is to compare genuinely active listings with the same bedroom count and a similar floor area.
Connected, not station-front
Mo Chit and Chatuchak Park are accessible, but the building is inside the soi and requires a real walk. That will disappoint someone shopping specifically for a building at the station gate. The location makes more sense for a mixed commute: rail when convenient, with road access toward Phahonyothin, Vibhavadi Rangsit and Sutthisan for car, taxi or motorcycle trips.
Maturity is inspectable
A completed building gives buyers evidence: they can see how common areas have aged, whether lifts are well kept and how busy parking becomes. It also means the juristic person’s finances matter. Current common fees, reserve funds, major-repair plans and recent co-owner resolutions should be reviewed alongside the unit itself, especially when comparing a cheaper unrenovated apartment with a more expensive refurbished one.
Quota comes before deposit
Foreign freehold is possible in a registered Thai condominium, but only while the foreign-ownership quota has room. The project name and a listing’s ‘freehold’ label are not enough. The selected unit needs current quota confirmation from the juristic person, plus a title and funds-transfer check, before the buyer treats the legal route as settled.
About the project
U Delight @ Jatujak Station is an established Grand Unity condominium in Chom Phon, Chatuchak, rather than a new launch still selling a future concept. The development has two residential towers of different heights, one reaching 29 storeys and the other 25. Current project databases consistently describe 929 units, with one- and two-bedroom apartments making up the practical resale stock. That maturity changes the due-diligence process in a useful way. A buyer can inspect the actual corridor, lifts, lobby, pool, parking behaviour and surrounding streets, then compare several real units in the same building. The trade-off is that an older high-rise needs to be judged on current management, maintenance and individual-unit condition, not on the developer brochure that sold it more than a decade ago.
Space is one of the project’s more tangible advantages. Contemporary project reviews recorded one-bedroom layouts of 32, 40 and 45 sqm and two-bedroom layouts around 64 sqm. Current project databases give a broader range of 32–52 sqm for one-bedroom units and 64–69 sqm for two-bedroom units, while live 2026 listings clearly show 32 sqm one-beds and 64–69 sqm two-beds. Those are meaningful differences in Bangkok. A 32 sqm apartment is a compact urban home; a 45 sqm or larger one-bedroom can provide much more comfortable storage, kitchen and work space. The 64–69 sqm two-bedroom stock is large enough to function as a genuine shared or family apartment, and current listings commonly show two bathrooms in that size band. Buyers should therefore compare exact plans rather than treating every ‘1BR’ or ‘2BR’ label as interchangeable.

The station name needs some context. The condominium sits inside Soi Phahonyothin 18/1 rather than directly beside a rail entrance. Detailed location sources place BTS Mo Chit and MRT Chatuchak Park at roughly 1.1–1.3 km from the project. In other words, rail access is realistic but it is not a zero-walk station-front product. The compensating advantage is road permeability. The internal street network connects toward Phahonyothin, Vibhavadi Rangsit and Sutthisan, giving residents more than one way to approach or leave the neighbourhood. That can matter for people commuting by car, taxi or motorcycle across Chatuchak, Ari, Saphan Khwai and the Vibhavadi office corridor. A buyer who expects to walk to the train every day should test the route at the actual time of day rather than relying on the word ‘Station’ in the project name.
The amenity package reflects a large high-rise of its era: sources document swimming pools, fitness areas, sauna and steam facilities, landscaped spaces and a library. An earlier detailed review also quoted parking at about 45% of units. These features are worth inspecting in person because a resale buyer is purchasing their present condition and present rules, not the original specification. The same applies to recurring charges. Public databases disagree on the common fee, with figures of THB 30 and THB 35 per sqm appearing in different sources, so the current juristic-person invoice is the document that matters in 2026. For an older condominium, minutes of recent co-owner meetings, major-repair plans, sinking-fund position and any special assessments can be more decision-relevant than decorative upgrades inside a single unit.
For an international buyer, the legal route is clearer than it would be for a landed house but still unit-specific. Thai rules allow foreign freehold ownership of condominium units only while the relevant building remains within the statutory foreign quota. A resale advertisement describing a unit as freehold does not, by itself, prove that foreign quota is available for that transfer. The condominium juristic person should confirm the quota before a deposit becomes difficult to recover, and the buyer should verify the title and the required evidence for remitted purchase funds. The active secondary market is a practical advantage: PropertyHub shows numerous sale and rental listings, which gives buyers real comparables for price, floor, view, renovation and achievable rent. It should not be read as an automatic liquidity guarantee; plentiful listings can also mean a buyer has alternatives and a seller faces competition.
Ownership format
Foreign freehold ownership is possible if the relevant condominium building has capacity within Thailand’s statutory foreign quota of up to 49% of total condominium unit area. Quota availability for the selected unit must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The best-documented original sizes are about 32, 40 and 45 sqm. Current project databases extend the one-bedroom range to 52 sqm, so any larger or unusual unit should be checked against its title and actual plan. For daily living, the difference between a 32 sqm and a 45 sqm one-bedroom is more meaningful than the shared ‘1 bedroom’ label.
The two-bedroom stock is materially larger and can work as a genuine small-family home rather than just a rental layout for two occupants. Current listings include units around 64, 65 and 69 sqm. Within that band, bathroom arrangement, living-room geometry, window orientation and wasted circulation space matter more than the headline area alone.
A detailed project review documents the original core layouts as 32, 40 and 45 sqm one-bedrooms and about 64 sqm two-bedrooms. Current project databases give broader 32–52 sqm and 64–69 sqm ranges. The cards therefore show the verified core stock; title area, exact plan and any later alterations should be checked unit by unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.29M based on an active PropertyHub resale listing for a 32 sqm one-bedroom unit, refreshed on 25 September 2026 and checked on 7 October 2026. This is a lower secondary-market asking-price anchor, not a developer price; availability, condition, foreign-quota status and transfer terms need to be verified for the selected unit.
- Completed: 2011
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who value usable apartment size in Chatuchak more than having the newest building and the smallest possible floor plan.; Residents who mix rail travel with car, taxi or motorcycle trips and can use the project’s multiple road approaches.; Couples or small families considering a 64–69 sqm two-bedroom as an actual home rather than a purely investment-sized unit.; Resale buyers who want several same-building comparables and are willing to review current building management, unit condition and ownership documents before committing.; Foreign buyers seeking condominium freehold, provided the selected unit has confirmed capacity within the foreign quota.; may not suit: Someone who specifically wants a brand-new condominium with fresh systems and developer-backed defect coverage; this is a mature resale building where present condition matters.; A commuter for whom ‘at the station’ means a two- or three-minute walk to the gates; the project is inside Soi Phahonyothin 18/1 rather than directly on the BTS or MRT entrance.; A foreign buyer who intends to pay a deposit before quota confirmation; freehold eligibility depends on the building’s current foreign-ownership position, not on the project name..

Disputed and unknown information

- Early official Univentures material described 924 units: 469 in the 29-storey first tower and 455 in the 25-storey second tower. Current project databases and the active resale market consistently use 929 units; the main field therefore uses the current 929 figure while preserving the historical discrepancy here.
- An official Univentures project document gives November 2011 as the completion period, while PropertyHub uses 2012 and other databases range from 2010 to 2013. The structured completion field follows the primary source; for an individual purchase, title registration and the building’s maintenance history are more useful than a portal year label.
- Current foreign-quota availability, the present common-area fee and current parking rules are not publicly verified. Older sources disagree on the monthly common fee and quote parking at roughly 45% of units, so these points should be obtained directly from the condominium juristic person before purchase.
