Grand Unity continued to show DENIM Jatujak from THB 1.99M in October 2026. That is an accessible headline price for a completed high-rise project in this part of Bangkok. It should be treated as an entry anchor, not a universal price: building, floor, ownership quota, outlook and furnishing can materially change the deal.
Amenities add space
The apartment sizes are modest, so the pools, fitness areas, work spaces and social facilities do real work rather than merely decorating a brochure. Residents who use them gain far more usable space than the title area suggests. Buyers who do not should focus carefully on whether a large amenity package justifies the ongoing cost for them.
Real market evidence
A functioning rental and resale market lets buyers benchmark against live apartments in the same complex. That is more useful than a generic district yield claim. It also exposes the main risk: with so many similar units, an ordinary apartment can face heavy internal competition.
Chatuchak, not station-front
The address benefits from the broader Mo Chit and Chatuchak transport district, but the project sits inside Soi Vibhavadi Rangsit 3 rather than at a station entrance. This works for buyers comfortable with a shuttle, taxi or longer walk; those requiring true station-front convenience should test the route before committing.

It sits inside Soi Vibhavadi Rangsit 3 in Chom Phon, Chatuchak, and Grand Unity describes a development of 1,813 residential units plus four retail units. The residential portion is split across three towers of 37, 22 and 33 storeys, with a separate 10-storey parking and amenity building. That scale is central to the buying decision. A purchaser gets far more shared infrastructure and a wider choice of floors and buildings than in a small condominium, but also joins a community where lift traffic, parking demand and facility use can be substantial. The right way to judge this project is therefore not from one show unit. Walk the common areas at a normal busy time, compare the three towers and decide whether a large, active residential environment is actually what you want.
The legal and construction status is relatively clear. Grand Unity states that the project is complete and provides condominium registration number 2/2565, while Thailand's Smart EIA Plus database identifies DENIM Jatujak, records its former name as UNITY 20 and lists the project as approved, permitted to operate and already in operation. For a buyer, this removes a major category of off-plan uncertainty. You can inspect the exact apartment, see the real outlook, hear the actual road and neighbour noise, check corridor condition and observe how management works. The due-diligence burden does not disappear, however. It becomes unit-specific: seller title, outstanding common charges, foreign-quota availability, furniture condition and transfer terms all matter. A completed building gives you evidence, but you still need to verify the particular asset you are buying.

Grand Unity still markets DENIM Jatujak as ready to move in and its active project catalogue showed a THB 1.99 million entry price when checked on 8 October 2026. The project page separately contains an August 2026 promotion for ten studio units of roughly 22 sqm at the same headline price. Those are not the same thing. The catalogue confirms that the developer continues to use THB 1.99 million as an entry anchor, while the unit-specific promotion has expired. Anyone buying now should ask for a fresh inventory sheet that identifies the exact unit, building, floor, view, ownership status, furnishing package and transfer costs. There is also a mature resale market, so developer-held stock may compete directly with owner resales. A lower asking price on one unit does not automatically mean a better deal if quota, condition or transfer obligations differ.
The unit mix is deliberately compact. Grand Unity lists studios from 22.5 sqm, one-bedroom units at 27 sqm, one-bedroom-plus layouts at 32.5 sqm, a 33.5 sqm corner plus layout and two-bedroom apartments around 50.5 sqm. That makes the project easy to place in the market: most homes are designed for one person, a couple or a rental tenant who prioritises location and shared facilities over generous private space. The difference between 22.5 and 32.5 sqm is meaningful in daily use, but the plan matters as much as the number. Storage walls, kitchen depth, working space and bedroom separation can make two similarly sized apartments feel very different. Families requiring larger bedrooms, multiple work zones or substantial storage should not assume that a two-bedroom label automatically solves those needs; the largest standard format remains compact.
Amenities are one of the project's defining features. Grand Unity's own material refers to pools, fitness areas, a running track, activity spaces, recreation rooms, a bike simulator and sky bridges connecting the buildings. Independent project databases also document a library, meeting and work spaces, sauna and steam facilities. This is useful for residents who work from home, exercise on site or want somewhere outside the apartment to meet people. The more important question is how those facilities perform after several years of occupation. A long amenity list has little value if the spaces are crowded, poorly maintained or irrelevant to the resident's routine. Because DENIM Jatujak is completed, buyers can answer that question directly: visit at peak hours, look at maintenance quality and ask how access is managed across the different buildings.
Parking illustrates the same trade-off. The developer states 978 spaces including tandem parking, approximately 54% of the residential unit count. That is a meaningful amount of parking, but not one space per apartment, and the headline percentage does not tell an owner whether a space is assigned, first-come-first-served or subject to other building rules. Car-dependent buyers should understand the juristic person's current parking policy before purchase, especially the rules for additional vehicles and visitors. Similar practical checks apply to lifts and access control. These are not abstract management questions in a 1,813-unit project; they directly affect the morning and evening experience of living there.
The location works best when described accurately. DENIM Jatujak belongs to the wider Mo Chit and Chatuchak transport district, but it is not a station-front condominium. Grand Unity places the property in Soi Vibhavadi Rangsit 3 and its own FAQ says the project is about 1.5 km from BTS Mo Chit and MRT Chatuchak Park, with shuttle service to the stations. Promotional references to a few minutes should therefore be understood as travel-time marketing, not as a guaranteed walk. Commuters should test the route themselves. The broader district remains useful: Chatuchak Market, large parks, Ladprao retail, office areas and major roads are all part of the practical catchment, and access to Vibhavadi Rangsit and Phahonyothin gives drivers more than one way to move around northern central Bangkok.
For a rental or resale buyer, DENIM Jatujak has one advantage that a new launch cannot offer: observable competition. PropertyHub carries a sizeable pool of rental listings and active sale listings, while DDproperty also shows current stock. This should not be converted into a promised yield or an assumption of easy resale. In a project with 1,813 units, owners can compete with many apartments in the same building that have similar sizes and layouts. That makes unit selection more important, not less. A better view, quieter orientation, sensible furniture package, foreign freehold status and realistic pricing can matter more than a small difference in purchase cost. Investors should compare the chosen unit against live competitors inside DENIM itself before deciding what rent or exit price is plausible.
The strongest case for DENIM Jatujak is therefore straightforward: it is a completed, legally identifiable project with a low advertised entry point, extensive shared facilities and an established secondary market in a well-known Bangkok district. The compromises are equally visible. Density is high, most apartments are small, station access requires an actual route rather than a lift straight into the rail system, and there can be substantial internal competition among landlords and sellers. Those are not reasons to reject the project. They are the facts that determine which buyer it fits. Someone who values a large facility package and compact urban living may find the trade-off sensible; someone seeking low density, large family space or immediate station frontage should look elsewhere.
Ownership format
A foreign buyer may own a registered condominium unit freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium building. Foreign-quota availability must be confirmed for the selected unit, and the condominium juristic person must issue the relevant confirmation for the ownership transfer.
Unit types & sizes
The smallest format and the natural entry-level option. A single occupier should pay close attention to storage, kitchen worktop space and whether the sleeping zone feels sufficiently separate from the rest of the room.
The standard separate-bedroom option. It is more practical than a studio for a couple or longer stays, although it remains compact enough that furniture layout matters as much as the headline area.
The extra floor area provides more flexibility for a desk, storage or a less compressed living zone. For someone working from home, the practical difference from the basic one-bedroom can be more important than the naming suggests.
The developer treats the corner version as a distinct layout. Secondary-market listings sometimes show slightly different areas, so the selected unit's registered area and actual floor plan should control the decision.
The largest standard type confirmed by the developer. It can suit a couple wanting a study or a small family, but it is still a compact two-bedroom home, so room dimensions and storage need to be judged on the actual plan.
