Condition over age

The building is roughly two decades old, but age by itself is not a condition report. A sensible viewing should cover the façade, lifts, common mechanical areas, pool, gym, parking and evidence of recent maintenance, then compare what is visible with juristic-person minutes and planned capital works. Public profiles confirm the basic amenity set — pool, gym, parking, lift, security and CCTV — but they do not establish the present operating condition of each facility. A Bangkok Metropolitan Administration study lists it as a single eight-storey building with 54 units on a 320-square-wah plot, and the same 54-unit, eight-floor scale appears across PropertyHub and other major portals. That changes the buyer's job. The decision is less about promised facilities and more about the present condition of the unit, the building, and the condominium juristic person. There is a genuine completion-date conflict in the public record: the Bangkok study and several property databases point to 2006, while FazWaz, Dot Property and Hipflat state December 2005. The registry entry below uses 2006 because it is supported by the city source, but the original condominium registration documents should settle the issue before a transaction.

Published project profiles consistently describe one- and two-bedroom apartments, with an overall size range of 55.2 to 106 square metres. They do not provide a dependable bedroom-by-bedroom floor-plan schedule, so it would be misleading to assign the smallest figure to one-bedrooms and the largest to two-bedrooms without the actual plan or title documents. With only 54 units, this is a relatively small building by Bangkok condominium standards, but a small unit count does not automatically mean lower running costs or quieter living. PropertyHub and FazWaz both publish a common-area fee figure of THB 30 per square metre. For a building of this age, however, the useful documents are the latest juristic-person statement, outstanding fees for the chosen unit, reserve-fund position and any major repair programme, not a legacy project card.

The building is inside Soi Lat Phrao 18 in Chom Phon, Chatuchak. Most sources use 18/55 as the project address, and that number is also carried by 9asset and Realtyhub. Hipflat is internally inconsistent: its page header shows 16/66 Soi Lat Phrao 18 Yaek 3, while the body of the same page returns to 18/55. The main address therefore uses 18/55 as the better-supported value, but coordinates have deliberately been omitted until the street-number conflict is resolved. Lat Phrao MRT is consistently identified as the nearest station, although published distances range from roughly 0.3 km to 0.8 km depending on the portal and measurement method. A real walk from the building entrance is more useful than treating any single aggregator distance as exact.

The price picture is a resale snapshot, not a developer price list. DDProperty currently shows two active two-bedroom listings around THB 3.5M for 78 sqm and THB 4.5M for 60 sqm, both reposted in May 2026. Two listings are far too few to build a robust project-wide average or to manufacture a price-per-square-metre benchmark. They are useful as transaction leads only. In an older completed building, renovation quality, floor, outlook, title status, common-fee arrears and foreign-quota availability can all explain why two apartments in the same address are priced differently.
