Inspect before committing

This is a completed building rather than a construction-stage promise. Current databases place completion in September 2023 and Divine Development markets it as move-in ready, so buyers can test the real common areas, noise, parking operation and unit condition. The developer project page still carries a 99% progress widget, which looks stale and is a reason to rely on current building documents rather than one webpage element.

Small does not mean uniform

Most homes sit in a compact 20–35 sqm band, but the layouts range from conventional one-bedrooms to one-bedroom-plus and mezzanine formats. Similar registered areas can therefore deliver very different usable space. Loft buyers should focus on stair position, headroom, storage and how the upper level works in daily life.

Walkable, not station-front

Sources put Lat Phrao MRT roughly 500–750 metres away. That can work well for rail-based commuting, but the building is several hundred metres inside the soi and older field reviews note narrow road sections without a continuous separated pavement. The right test is the actual walk at commuting hours, especially in rain or late at night.

Parking needs due diligence

FazWaz reports parking for roughly 45% of units and an automated system. That is a minor issue for a non-driver and potentially a major one for an owner using a car every day. Current allocation rules, retrieval time, guest parking and any system-related fees are worth checking before treating the car space as a solved problem.

Resale data is visible

There is enough active resale stock to compare real asking prices, including a THB 3.3M entry point and units explicitly marked Foreign Quota. This gives buyers a better benchmark than launch pricing alone. The comparison still needs to be like-for-like: floor, layout, furniture, condition, quota status and seller type can materially change value.

Current DDproperty and FazWaz records place completion in September 2023, while Divine Development's current homepage markets the building as move-in ready. A buyer is therefore not being asked to underwrite a construction promise. The building, common areas, parking system, views and actual route to public transport can all be inspected before money changes hands. It is a single seven-storey block. Current major databases commonly state 197 units; launch-era material described 217. The newer figure is used in the registry entry, but the discrepancy is preserved rather than silently reconciled.

The location works best for someone who wants the Lat Phrao–Ratchada–Vibhavadi side of Bangkok and is comfortable living several hundred metres inside a residential soi. Sources measure the walk to Lat Phrao MRT differently, from roughly 500 metres to about 750 metres depending on the reference point. That is close enough to be walkable for many residents, but it is not a station-front building. Older on-site reviews also noted that parts of the internal road are narrow and do not have a continuous separated pavement. In practical terms, the last part of the trip should be tested at the time of day you expect to use it. The upside of the inner-soi position is access to a lived-in neighbourhood of small restaurants, convenience retail and local services, with road links that can also lead toward Ratchadaphisek and Vibhavadi Rangsit.

The unit mix is more varied than the project's small overall scale suggests. Published plans list standard one-bedroom units at about 20.28–25.40 sqm, larger one-bedroom-plus layouts at 28.42–35.35 sqm, one-bedroom lofts with a lower-floor footprint around 20.10–25.40 sqm, two loft-plus families and a 25.99 sqm Villa format. Earlier floor plans show that the upper levels were deliberately designed around mezzanine living rather than merely using loft as a decorative label. That can create a stronger sense of volume than a conventional flat of the same registered footprint, but it also brings stairs, split-level circulation and high void space into daily life. A buyer considering one of these units should inspect the actual usable relationship between the lower floor and mezzanine instead of comparing only headline square metres.

For conventional units, the project is fundamentally a compact-home product. A 20–25 sqm one-bedroom can suit a single resident or a couple whose working, dining and leisure life is partly outside the apartment. The 28–35 sqm range gives more room for storage or a dedicated desk. What the published mix does not provide is a conventional family ladder of two- and three-bedroom apartments. That makes GROOVE VIBES a less obvious fit for households that need multiple enclosed bedrooms, but a clearer fit for buyers comparing smaller completed condos near urban rail. The distinction between a normal one-bedroom, a one-bedroom-plus and a loft also matters at resale: two apartments with similar registered areas can feel quite different once stair space, ceiling height, furniture and circulation are taken into account.

The common-area package is substantial for a low-rise building but should be judged as an operating asset, not from launch renders. Current project records confirm a swimming pool, jacuzzi, gym, co-working or meeting space, indoor games room, lobby, landscaped area, key-card access, CCTV and 24-hour security. Launch material also described a basement amenity level and a mineral-water pool. Those early descriptions are useful for understanding the design intent, but a completed-project buyer can and should inspect what is actually open, maintained and included in the common fee today. Parking deserves separate attention. FazWaz reports a ratio of roughly 45% of units and an automated parking system. For a car owner, allocation rules, retrieval times and peak-hour operation may affect daily convenience more than another decorative facility.

Running costs are visible enough to build a realistic first-pass budget. A current FazWaz listing for a 35 sqm apartment shows a common-area maintenance charge of THB 2,030 per month, matching the THB 58 per sqm rate published in earlier project material. That does not guarantee the fee will stay unchanged; condominium juristic persons can adjust budgets and charges over time. Still, it gives a useful order of magnitude for a 20–35 sqm unit. Electricity, water, internet and any individual services sit on top. For an investment purchase, the sensible comparison is net rent after common fees, vacancy, furnishing, agent or management costs and repairs. Property portals still display a 5% for 2 years rental-return promotion, but without a current signed scheme document from the responsible counterparty it should not be treated as a guaranteed project fact.

As of September 2026, asking prices inside the building span a meaningful range. The lowest live listing found in the research is THB 3.3M for a 22.81 sqm one-bedroom on the third floor, updated around August 2026. The same platform shows a 35 sqm unit at THB 3.89M specifically marked as Foreign Quota, while numerous sixth- and seventh-floor units are above THB 4M. That is why a single from price is only a starting reference. Floor, layout, mezzanine, furniture, view, seller type and foreign-quota eligibility can all change the economics of the deal. For an overseas buyer, the cheapest advertised unit may not be the cheapest executable transaction if it cannot be transferred in foreign freehold or needs substantial fit-out.

Foreign ownership is comparatively straightforward only when the exact unit passes the legal checks. GROOVE VIBES is a condominium project offered on a freehold basis, and current listings show units explicitly available under the foreign quota. Under Thai condominium rules, aggregate foreign-owned saleable floor area cannot exceed 49% of the building. The quota is therefore not a permanent label attached to the project as a whole. Before transfer, the selected apartment needs current confirmation from the condominium juristic person and the Land Office process. Buyers should also verify the title deed, seller authority, outstanding common fees and the inbound-funds documentation required for a foreign purchaser. Those checks are more important than a generic statement that foreigners can buy condos in Thailand.

The strongest case for the project is specific rather than universal: a completed low-rise home near Lat Phrao MRT with small one-bedroom formats and unusually varied loft options. The trade-offs are equally specific. The building is inside a soi rather than on the station doorstep; parking supply is below one space per unit; most homes are compact; and public databases contain legacy information that no longer lines up perfectly with current records. That last point is useful in itself. The 217-versus-197 unit count, the developer site's stale 99% progress widget and inconsistent map pins are reminders to buy the actual unit and actual building, not a copied data sheet. A final decision should be based on a physical inspection and current documents for the precise apartment being transferred.

Ownership format

The project is a freehold condominium. A foreign buyer may register a unit in their own name as freehold while the building remains within Thailand's statutory foreign quota, capped at 49% of the condominium's saleable floor area. The selected unit still needs a current quota certificate from the condominium juristic person; a unit outside that quota cannot be transferred to a foreign buyer as freehold, and any lease alternative must be checked separately for that unit.
