Why this project is worth a look
A finished estate
The roads, common areas, neighbouring development and the actual resale house can all be inspected today. That removes much of the uncertainty of buying from plans, while making survey work and maintenance history more important.
A broad house mix
The historic range runs from about 154 to 225 sqm with three- and four-bedroom layouts. Buyers can choose between a more compact family house and larger formats, but any later extensions or layout changes need to be matched against the legal and technical documents.
Family-focused facilities
A clubhouse, pool, fitness area, garden, jogging track and controlled security access appear consistently across several sources. In a mature estate, the current condition and funding of those amenities matter more than the original marketing list.
Visible resale evidence
Multiple houses were actively listed in September 2026, giving buyers real comparables rather than a developer's single price sheet. The price range is wide because plot size, renovation, furniture and owner modifications can matter as much as the original house design.
Road-based connectivity
The location works through the Pracha Uthit and Suksawat corridors with access toward Rama 3 via the wider road network. It makes more sense for a driving household than for a buyer whose daily routine depends on walkability or rail transit.
About the project
Centro Suksawat-Rama 3 is a completed gated estate of two-storey detached houses in the Thung Khru area of southern Bangkok. The project is clearly tied to AP Thailand: AP's own 2016 annual report listed Centro Suksawat-Rama 3 among its detached-house launches, with 256 homes and a stated project area of 55.1 rai. That primary-source record matters because it fixes the identity of the development before looking at resale portals. The estate is no longer a developer-sales story. Buyers now deal with individual owners, so two houses under the same project name can differ materially in plot size, extensions, renovation quality, furnishings and paperwork. A useful review therefore has to separate original project specifications from the current condition of each resale property.
The address is more complicated than the marketing name suggests. Current DDProperty and ThinkOfLiving records place the estate on Soi Pracha Uthit 69, Bang Mot, Thung Khru, Bangkok 10140, and ThinkOfLiving publishes coordinates at 13.644345, 100.508724. Older Thai project reviews often describe access through Soi Suksawat 64 and sometimes label the location as Phra Pradaeng, Samut Prakan. The route descriptions and coordinates point to the same estate near the administrative boundary rather than to two separate Centro projects. For viewings, the mapped project point and the Bang Mot / Thung Khru address are the safer navigation reference. For a purchase, the land title attached to the selected house is the controlling document and should resolve the legal address beyond any portal shorthand.

This is a sizeable low-rise community rather than a small boutique compound. AP's 2016 report records 256 homes. Several later property databases repeat that figure. The overall site area is less consistent: AP reported 55.1 rai, while a number of project directories round the figure to about 54 rai. That discrepancy does not change the basic buyer proposition, but it is a reminder not to treat every secondary field as exact. A community of this scale typically gives owners a fuller set of shared facilities and a more established internal environment, but it also means management quality and common-area spending matter. We did not find a reliable current common-fee figure or a current public management budget, so neither is stated as a confirmed cost here.
The original house mix appears to have included five designs. Homenayoo's project review and the current PropertyHub project record both list Avid at 154 sqm with three bedrooms and three bathrooms, Bravo at 164 sqm with four bedrooms and four bathrooms, Senzo at 175 sqm with four bedrooms and three bathrooms, Monza at 190 sqm with four bedrooms and three bathrooms, and Latitude at 225 sqm with four bedrooms and four bathrooms. The original specifications show two parking spaces for each design. Some later sources, including Estopolis and Home.co.th, display only Avid, Bravo and Monza and describe a 154–190 sqm range. The sensible interpretation is that five designs existed in the broader project history, while later sales material showed only part of that original mix. Current resale availability should be checked house by house.
Resale asking prices now provide the most useful entry-point reference. PropertyHub showed an active asking price of THB 5.44 million in early September 2026, while DDProperty's project page showed a broader current range from roughly THB 5.69 million to THB 10.9 million. This spread is not a developer price ladder. Resale houses vary by plot, renovation, furniture, corner position and owner-added space, and some advertisements contain obvious data-entry mistakes. The THB 5.44 million figure is therefore best read as a lower market anchor, not a promise that a clean, comparable house is available at that number. When two listings look close in price, the original house type, title-deed land area, structural alterations and included fixtures matter more than a simple headline comparison.
The estate's shared facilities are consistently described across older project reviews and current directories: a clubhouse, swimming pool, fitness area, landscaped garden, jogging track, controlled access, CCTV and 24-hour security. Older sources describe the pool as saltwater. This is a practical family-oriented amenity package rather than a resort complex. Because the development is already mature, a buyer can inspect the actual condition of these facilities rather than rely on renderings. That is an advantage, but it also shifts attention to maintenance. The physical condition of the clubhouse, pool equipment, roads, drainage and landscaping, together with the current community budget, should be assessed at the time of purchase rather than inferred from launch-era descriptions.
Centro Suksawat-Rama 3 is fundamentally car-oriented. The estate connects into the Pracha Uthit and Suksawat road network, and launch-era material highlighted routes via the Industrial Ring Road and Bhumibol Bridge toward Rama 3 and the central business areas. It is not a project whose main value proposition is walkable rail access. For a household that already drives and works across southern Bangkok, however, a detached home with original two-car parking and several road options may fit daily life better than a central condominium. Commuting claims should still be tested at the buyer's real travel times. Historic marketing references to very short trips to Sathorn are traffic-dependent and should not be treated as a fixed project specification.
Foreign ownership is the point that requires the most care. DDProperty marks the houses as freehold, which describes the normal local tenure of a landed home, but it does not override Thai restrictions on foreign land ownership. Thailand's central government information confirms that foreigners generally cannot acquire land directly except under narrow statutory exceptions. A registered land lease is one lawful route and is generally limited to 30 years; any renewal language depends on the contract and the lessor and should not be presented as another automatic registered term. A foreign buyer therefore needs to see the land title, the registered owner, any encumbrances, the legal status of the building and the exact ownership or lease structure proposed for that particular resale house before paying a material deposit.
The best way to evaluate Centro Suksawat-Rama 3 is as an established family estate with visible resale evidence, not as a yield product. Its strengths can be inspected directly: house proportions, plot usability, neighbourhood activity, shared facilities, security operation and road access. Its risks are equally property-specific. A completed house may have benefited from thoughtful extensions and good maintenance, or it may carry unapproved alterations, drainage issues, ageing systems or documents that do not match what an advertisement implies. The AP name and the Centro brand help identify the original development, but they do not replace due diligence on the individual seller and asset. For a buyer, the decisive question is not whether the project was well marketed in 2016; it is whether the exact house available today has a clean legal package, sensible physical condition and a price that reflects its real plot and improvements.

DDProperty labels the houses as freehold, but a foreign buyer generally cannot own Thai land directly. For a foreign purchaser, the land component normally requires a registered lease, usually up to 30 years, or another lawful structure; ownership of the building and the exact title package need to be verified for the selected resale house.
