Why this project is worth a look
The community already exists
Supalai's disclosures show 281 homes and 100% construction completion. Buyers can inspect the real streets, neighbouring houses and common areas instead of relying on a future masterplan.
Family layouts are clear
The original estate offered six two-storey house designs centred on three- and four-bedroom living with two-car parking. Today's resale stock adds further variation through different plots, renovations and extensions.
Pricing is house-specific
The lowest asking-price anchor found in the October 2026 review was THB 3.99M, while fresh listings on a major portal sat around THB 4.39M to THB 4.8M. Condition, land, alterations and paperwork matter too much for the headline price alone to rank the houses.
A car makes it easier
Pracha Uthit Soi 86 connects into several major southern Bangkok road corridors but is not an immediate rail-station address. The location is more natural for households already expecting to drive.
Land changes the legal work
An international buyer is dealing with a house and land rather than a condominium unit. Thai land-ownership restrictions make title review and a lawful buyer-specific structure essential before the transaction can be treated as straightforward.
About the project
Supalai Park Ville Prachauthit 86 is a mature housing estate in Thung Khru, southern Bangkok, rather than a current developer launch. Supalai's own corporate disclosure places the project on Pracha Uthit Soi 86, records a 2009 launch, a site of 55 rai 3 ngan 55.2 square wah and 281 homes, and later shows construction as 100% complete with the original inventory sold. That changes the way the estate should be assessed in 2026. There is no meaningful developer stock list to compare; the decision is about individual resale houses.
That distinction matters in a project of this age. Two neighbouring houses that started from the same Supalai design can now differ materially in roof and systems condition, extensions, garden work, renovation quality and documentation. One owner may have kept the original layout almost intact while another enclosed outdoor space or expanded the kitchen. Current listing floor areas therefore cannot safely be treated as original developer specifications. The sensible process is to understand the estate's original product, then underwrite the selected resale house as its own property.

The original proposition was straightforward family housing: two-storey detached homes, mainly with three or four bedrooms and parking for two cars. A detailed historical project profile preserves six house designs. The range included a simpler three-bedroom, two-bathroom plan, several three-bedroom and three-bathroom versions with extra spaces such as a study, family area or maid's room, and a four-bedroom layout. These designs explain the estate's underlying housing stock, but they are not a current developer catalogue. Primary sales are closed and individual homes have had many years to evolve.
Live resale pricing shows why house-by-house comparison matters. During the 7 October 2026 review, an InterHome listing was available at THB 3.99M on a 51.2-square-wah plot. DDproperty simultaneously showed asking prices around THB 4.39M to THB 4.8M. One fresh THB 4.39M listing described a four-bedroom house with 150 sqm of floor area on roughly 58 square wah; another four-bedroom resale advertised about 179–180 sqm on roughly 66.5–67 square wah. Those figures should not be reduced to a simplistic price-per-square-metre ranking. Plot size, corner position, renovation, structural additions and paperwork can explain a large part of the spread.
The location is fundamentally car-led. The estate sits on Pracha Uthit Soi 86 in Thung Khru, and established road connections feed towards Suksawat Road, Rama II, the Industrial Ring Road network and Bangkok's southern outer ring. The wider catchment includes schools, hospitals and King Mongkut's University of Technology Thonburi. What the project does not offer is a station-at-the-gate lifestyle: major property platforms do not identify an immediate urban rail station. For a household already expecting to drive, that is a familiar suburban Bangkok trade-off; for someone planning daily life around walking to rapid transit, it is a clear disadvantage.
Shared facilities exist, but they should be judged as part of an established estate rather than accepted from launch-era marketing. Historical material identifies two sizeable communal green areas, a swimming pool and 24-hour security, while current project databases also list a children's play area and CCTV. After years of use, maintenance quality becomes a live due-diligence issue. A viewing should include the internal roads, drainage, landscaping, pool, entrance and security operation, because common-area upkeep can materially affect both day-to-day comfort and resale perception.
For an international buyer, land is the central legal constraint. This is a detached house with a plot, not a foreign-quota condominium unit. Thai rules generally do not allow foreigners to own land directly, apart from narrow statutory exceptions that should not be treated as the ordinary route to buying a family home. A resale advert therefore does not establish what can actually be registered in a particular foreign buyer's name. Before a meaningful deposit is paid, the plot title, registered owner, building rights and records for any alterations need to be reviewed together with a lawful buyer-specific acquisition structure.
The appeal of Supalai Park Ville Prachauthit 86 is therefore practical rather than new-build aspirational. Buyers can see the actual community, streets and neighbouring houses, and resale pricing can sit below many newer Bangkok detached-house launches with a similar bedroom count. In exchange, the buyer accepts more property-level work: technical inspection, scrutiny of past alterations, a close look at estate management, title review and a commute that makes far more sense with a car. It fits buyers who value space and an established residential setting more than rail adjacency, a fresh developer warranty or the simplicity of buying a condominium.
Ownership format
The project consists of detached houses with land plots. Foreign buyers generally cannot own Thai land directly except under narrow statutory exceptions. The acquisition structure, building rights and land title for the specific resale house therefore need to be verified from the actual documents before purchase.
Home types & sizes
One of the original two-storey designs, with three bedrooms and two-car parking. The accessible historical source does not provide a reliable original usable area, so altered resale-house measurements are not substituted as developer specifications.
Several original three-bedroom designs used three bathrooms and added secondary spaces such as a study, family area or maid's room. Two-car parking formed part of these layouts.
The historical catalogue includes a dedicated four-bedroom, three-bathroom design with an additional room and two-car parking. Today's four-bedroom resales vary materially in plot size and later alterations.
The historical source preserves six original house designs but does not provide reliable usable areas for each one. Current resales advertise roughly 150–207 sqm for individual houses, yet some listings explicitly mention extensions, so those figures should not be presented as original Supalai floor-plan specifications. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.99M in an InterHome resale listing available during the 7 October 2026 review. This is the lowest market asking-price anchor found, not a developer price; the specific house, its condition, documents, availability and deal terms need to be checked individually.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- A reliable exact entrance pin was not found in accessible mapping sources. The coordinates are anchored to the verified Pracha Uthit Soi 86 area and deliberately use a wide radius rather than pretending to mark the gate.
- Total site area conflicts across sources: Supalai's own disclosure gives 55 rai 3 ngan 55.2 square wah, while an older third-party profile gives 53 rai 3 ngan 52 square wah. The official figure is used in the main record.
- A separate reliable construction-completion year was not found. Official material confirms a 2009 launch and later 100% completion, but the launch year is not presented as the completion year.
