Why this project is worth a look
Space is the product
Plots start at roughly 100 square wah, so land is a central part of the value rather than a footnote. In the resale market, plot position, shape, landscaping and owner-built extensions can matter almost as much as the original floor plan.
A low-density community
With 107 homes, this is a landed residential community rather than a high-rise with hundreds of households sharing one building. The trade-off is that the condition of the individual house and plot matters much more than a standardised unit specification.
Resale changes the process
Developer sales are closed, so there is no single current specification, payment schedule or new-home warranty across the project. Each listing needs its own review of renovation, structure, utilities, title, common-fee position and any additions made after the original sale.
Car-first, not rail-first
FazWaz places the nearest BTS station, Talat Phlu, about 9.7 km away. The project is better suited to a driving household that values a large private plot than to someone who wants rapid transit within walking distance.
Land rights come first
For a foreign buyer, the legal route to the land is a core decision point. A freehold label on a resale portal describes the listing but does not override Thai restrictions on foreign ownership of land.
About the project
Manthana Pracha Uthit 72 is a completed gated detached-house community in Thung Khru, on the southern side of Bangkok. It was developed by Land and Houses Public Company Limited, a long-established Thai residential developer, and the major project databases consistently identify 107 homes at Soi Pracha Uthit 72. This is no longer a developer-launch purchase. Home.co.th marks the original project as closed for primary sales, while the current inventory found in October 2026 is resale stock. That changes the buying logic: the decision is about a specific existing house, its title, condition and alterations rather than a standard unit bought off a current developer price list.
Space is the core proposition. Archived project data describes two-storey detached houses on plots starting around 100 square wah. Home.co.th shows land sizes of 100–111 square wah and usable areas of 183–258 sqm, while PropertyHub retains an older Spazio model at 165 sqm. Those records should not be treated as a perfectly consistent catalogue. Homes in an established landed community can also have owner-made extensions, remodelled rooms or different parking arrangements. For a buyer, the useful conclusion is not that every house fits one template, but that the project is built around substantial private plots and family-sized houses, with the exact built area to be verified house by house.

The shared facilities are credible and practical rather than extensive. Multiple sources support a swimming pool, fitness room, security and CCTV; older project records also show a clubhouse, common garden and children's play area. For a landed family community, that is a meaningful complement to private outdoor space. What the public sources do not establish reliably is the current common-area charge or the exact operating budget of the community. A resale buyer should therefore treat the facilities as physically established but confirm current fees, maintenance arrangements and any outstanding balances on the selected property before transfer.
The location is car-oriented. The community sits inside Soi Pracha Uthit 72 with access back to Pracha Uthit Road and onward connections toward Suksawat, Rama 2, the Outer Ring Road and the Industrial Ring Road bridge. FazWaz places Talat Phlu BTS roughly 9.7 km away, so this is not a walk-to-rail address. On the other hand, daily retail is close to the project, and PropertyHub highlights King Mongkut's University of Technology Thonburi and the surrounding road network as relevant anchors. The location makes more sense for households that drive and want a larger house and plot than for buyers whose daily routine depends on rapid-transit access.
The October 2026 resale market is active but thin. PropertyHub showed two live sale listings, with the lower one at THB 11.5M for a two-storey, five-bedroom, three-bathroom house with 200 sqm of usable space on a 100-square-wah plot; that listing was refreshed on 1 October. DDproperty also carried a THB 12.5M four-bedroom, four-bathroom house with 243 sqm of floor area on a 100-square-wah plot. Those are useful asking-price anchors, not a project-wide valuation. With only a handful of visible homes, renovation quality, street position, plot shape, extensions and legal readiness can easily explain a large gap between asking prices.
Ownership needs to be handled with more care than it would be for a condominium. Current DDproperty listings label the houses as freehold, but that listing label should not be read as proof that a foreign buyer can register the underlying land personally. Thailand's Department of Lands sets restrictive rules for foreign land ownership, with only narrow statutory exceptions. A foreign buyer therefore needs the actual title deed, the registered owner, the legal status of the building and a transaction structure that is lawful for that buyer. The project itself does not remove those constraints, and a resale advertisement cannot substitute for title-level due diligence.
There are also archival inconsistencies worth keeping visible. Home.co.th and Checkraka state a 43-rai project site, while FazWaz, Dot Property and related databases report 47-0-4.3 rai, or 75,217 sqm. House-model data is similarly inconsistent: PropertyHub preserves Spazio, Amplio, Grandeo and Infinito as the original model names, while Home.co.th displays later archive cards such as Amplio-4P, Aumento and Infinito-4P with different bedroom and parking counts. None of this creates an identity problem—the developer, 107-unit count, location and project name align—but it does mean an old online brochure should not be used as a substitute for checking the exact resale house.
Because the estate is now an established resale community, the most useful comparison is not a simple price-per-square-metre exercise. Plot size, internal area, bedroom count and parking provide a starting framework, but two houses that look similar in a portal search may differ materially in roof and systems condition, later extensions, renovation quality and position within the estate. The live inventory already illustrates that variation: one current house is marketed with five bedrooms and 200 sqm of usable area, while another has four bedrooms and 243 sqm, both on stated 100-square-wah plots. That makes the individual property more important than the old model name. A sensible review starts with what physically exists today and what has changed since the original sale, then checks the measured area against the documents, verifies the land and building rights, and only then compares the asking price with neighbouring listings. At Manthana Pracha Uthit 72, this house-by-house approach is more reliable than trying to reconstruct a single perfect specification from incomplete launch-era archives.
Ownership format
Current DDproperty listings are marked freehold. For a foreign buyer, that does not automatically mean the land can be registered in the buyer's name: foreign land ownership in Thailand is restricted, and the workable structure depends on the buyer and the title documents for the specific house.
Home types & sizes
PropertyHub retains a three-bedroom, two-parking-space configuration for Spazio. It is an archived project record, not a guarantee that every resale house still matches the original layout.
A DDproperty listing dated 12 September 2026 describes a two-storey four-bedroom house. It is a specific resale property and is useful as a live-market example rather than an official model specification.
An active PropertyHub listing refreshed on 1 October 2026 shows a five-bedroom house with two parking spaces. It is the lower visible asking-price point, not an official project launch price.
The surviving project archives do not form one consistent model catalogue. PropertyHub retains Spazio, Amplio, Grandeo and Infinito, while Home.co.th shows later archive cards such as Amplio-4P, Aumento and Infinito-4P with different specifications. Resale homes may also have owner-made alterations, so the cards above are verified reference points rather than a complete official range. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Price & purchase terms
- Current price: From THB 11.5M on an active PropertyHub listing updated on 1 October 2026. This is a lower resale-market anchor; the specific house, availability, condition and transaction terms need a separate check.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family looking for a two-storey detached house on roughly 100 square wah or more inside a gated community.; A driving household that values private indoor and outdoor space more than walking-distance rail access.; A buyer comfortable assessing individual resale properties rather than choosing a standard new-build product from a developer price list.; A buyer whose legal ownership structure for the land and building can be documented clearly and lawfully.; may not suit: Buyers who need rapid transit within walking distance and want to live without a car.; Foreign buyers expecting a simple direct land registration in their own name without a separate legal ownership review.; Buyers who specifically want developer-new inventory with a standard payment plan, new-home warranty and uniform specification..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The title and exact bundle of rights for the selected house are not established by public sources. DDproperty marks current listings as freehold, but the actual land title and exactly what transfers to the buyer still need to be checked.
- Total project area conflicts across archives: Home.co.th, Checkraka and BaanFinder state 43 rai, while FazWaz, Dot Property and related databases state 47-0-4.3 rai, or 75,217 sqm.
- Completion timing and the archived model range are unevenly documented: FazWaz and Dot Property report December 2016, while DDproperty and PropertyHub leave the completion year blank; archived house cards also conflict on bedroom and parking counts.
