Sansiri’s official count is 76 homes. The pool, fitness room, garden, playground and co-working space therefore serve a relatively small landed-housing community rather than a very large estate.

Road-network access

The location works through roads and expressways rather than doorstep rail. Sansiri lists the Bang Kru Kanchanaphisek access at 3 km and the Suksawat expressway access at 6.5 km, making the project much easier to justify for a driving household.

The product is best understood as a twin-house scheme rather than a conventional row of narrow townhomes: each two-storey home is paired with another, while Sansiri’s own material stresses that the shared contact is limited. There are 76 homes in the official project count, land plots start from 50 sq wah, and the two core house plans provide 149 and 180 sqm of usable area. Both are four-bedroom layouts. That makes the project fundamentally family-led: the value proposition is private land, a full-sized house, parking for two or three cars and shared facilities, rather than the compact footprint and transit convenience that define many inner-Bangkok developments.

The project is no longer a forward-looking construction story. Sansiri’s current page labels it completed and ready to move in, with sales focused on remaining houses rather than an off-plan release. On 7 September 2026 the official page shows a starting point of THB 7.99 million and highlights house 333/31, a PASSA unit with 149 sqm of internal area on 52.60 sq wah of land, four bedrooms, three bathrooms and two parking spaces. That is a more useful reference than an old launch headline because it is tied to a specific piece of current developer inventory. It still should not be treated as a fixed price for the whole project: plot size, house type, exact position, remaining stock and current incentives can change the final number materially.

The choice between the two house plans is less about bedroom count than about how the household operates. PASSA provides 149 sqm, four bedrooms, three bathrooms and parking for two cars. LYCKA increases the usable area to 180 sqm, keeps four bedrooms, adds a fourth bathroom and provides three parking spaces. Both plans include a living room, kitchen and dining area. For a couple with children and an occasional guest room or home office, PASSA can already cover a wide range of needs without paying for space that may remain underused. For a multi-generational household, or a family with several adults keeping separate schedules, the extra bathroom and parking capacity in LYCKA are much more consequential than the headline 31-sqm difference alone suggests.

Shared amenities are practical rather than resort-style. Sansiri lists a saltwater swimming pool with a children’s section, fitness room, educational playground, co-working space, communal garden, 24-hour security and CCTV. The official brochure also describes controlled vehicle access, visitor management and the LIV-24 security system. In a community of 76 houses, that creates a useful middle ground: residents retain their own land and private living space, while some family, exercise and work functions sit outside the individual plot. The open question for a buyer is not whether these facilities exist — the project is already completed — but what the current common-area fee is, what it covers and whether any rules materially affect the way the selected house will be used.

This is a road-oriented Bangkok location. The project address is 333 Soi Pracha Uthit 72, Thung Khru, Bangkok, and Sansiri’s own map resolves to 13.6276031, 100.4912788. The developer states roughly 3 km to the Kanchanaphisek expressway access at Bang Kru, 6.5 km to the Chaloem Maha Nakhon expressway access at Suksawat and 9 km to the Dao Khanong access. Everyday destinations are closer: MaxValu and Lotus Pracha Uthit are listed at 2.6 km, King Mongkut’s University of Technology Thonburi at 4.2 km and Bangpakok 3 Hospital at 6.1 km. The important practical point is not the marketing line about access to central Bangkok, but the travel pattern: this project makes most sense for households comfortable with driving and using the expressway network.

Foreign buyers need to separate the house from the land beneath it. This is not a condominium where an eligible foreign buyer can hold a unit directly within the statutory foreign quota. As a practical rule, a foreign individual cannot simply take freehold title to the land in their own name. Lawful structures for landed property can involve a long-term land lease and separate rights to the building, depending on the transaction, but the public Habitia Proud Prachauthit 72 material does not publish a dedicated foreign-buyer structure. Secondary listings that use the word “freehold” should therefore not be read as proof that a foreign purchaser can own the plot personally. The contract path, the registered land right and the treatment of the house need to be established for the exact property before money is committed.

Sansiri’s older brochure also contains a due-diligence trail worth preserving. In a consumer-protection note dated 2 June 2023, the developer identified project land title Chanote no. 29639, stated that the land was mortgaged to Kiatnakin Phatra Bank, and said the land-allocation permission was then being applied for. The same note recorded a March 2022 construction start and an expectation that common areas would be completed around February 2026. Those are historical statements, not a description of the legal position today: Sansiri now presents the project as completed. Their value is that they tell a buyer what to verify at house level now — the individual plot title, any remaining encumbrance or mortgage release, the land-allocation documents and the transfer package for the selected property.

Habitia Proud Prachauthit 72 is therefore easiest to evaluate as a finished family-home product rather than as an investment narrative. The buyer can inspect the actual roads, facilities, house proportions, parking and remaining stock instead of relying on renderings. The trade-offs are equally concrete. Four bedrooms and private land give more day-to-day flexibility than a typical condominium, but ownership and maintenance are more involved; road connectivity is useful, but the location is not built around walking to rapid transit; and a foreign buyer has more legal work to do around land than they would with a foreign-quota condominium. For the right household those are manageable constraints. For someone prioritising simple personal freehold, car-free living or a small rental unit, they point toward a different property type.
