Why this project is worth a look

Several ways to live

Eight main designs within 35 homes create a genuine choice of layouts rather than just a price ladder. Bedrooms, pool levels and roof access can change the experience of the same development considerably.

About the project

Bellevue Villa Complex is a defined residential development rather than a collection of unrelated Bali villas carrying the same sales label. Young Properties presents a 35-villa scheme across 55 are of land in the Pererenan area of Badung. Its original master plan identifies eight main designs: Jade, Topaz, Emerald, Sapphire, Ruby, Pearl, Amber and Diamond. Those names describe choices within one development, not eight separate estates. What changes from one design to another is much more useful to a buyer than the marketing tier: the number of bedrooms, floor arrangement, pool position, outdoor space and the way the house works when occupied every day.

A useful expectation to set at the outset is that Bellevue is a small villa compound, not a full-service beach resort. The appeal sits mainly behind each front door: private pool space, living and cooking areas, furnished interiors and some layouts with rooftop terraces. The site drawings show internal vehicle access, while sales partners also advertise landscaped areas and walking or jogging space. Those claims need to be separated from a completed, documented common-area specification. A buyer who assumes a staffed clubhouse, included pool maintenance or a fully managed rental operation from a generic facility icon may discover a very different package at handover.

The two-bedroom entry layouts show how little the bedroom count tells you on its own. Topaz is listed at 174.71 square metres of total building area, while Jade is shown at 205.55 square metres. They need not feel like a small villa and a bigger version of the same thing. Topaz spreads accommodation over several levels above parking, and the Jade subvariants place outdoor and pool areas differently. Living space, stairs, a roof deck and a private swimming pool are not interchangeable kinds of floor area. For full-time use, where the kitchen sits in relation to bedrooms may matter more than the headline number.

The Jade 1 and Jade 2 distinction is worth retaining without turning either into a separate property project. Young Properties describes one variation with a rooftop pool and another with its own pool at an intermediate level. Similarly, Sapphire is offered in at least two internal variations. This changes how exposed a pool feels to neighbouring windows, how much climbing is involved and whether an upper deck becomes a place you actually use. It also makes an individual villa's position on the master plan important. Two houses sold under the same type name may not offer the same outdoor experience.

Pearl and Amber move the choice toward more conventional long-stay living. Pearl is marketed as a three-bedroom house of roughly 238.66 square metres with its own pool and two principal floors. Amber has two bedrooms, a private pool and garden, and a building area of about 214 square metres in one published listing. Neither should be called step-free; two-storey accommodation still involves stairs. Yet the difference between a garden-side pool and one reached through an elevated entertaining level can be decisive for parents with young children or anyone planning to stay for several months rather than a weekend.

For buyers who host extended family or larger groups, Sapphire and Diamond deserve a different kind of comparison. Sapphire appears with three bedrooms and around 334.75 square metres; Diamond is also a three-bedroom layout and has been listed at around 300 square metres. The developer highlights larger pool or entertaining areas in these designs. The questions then become whether an owner needs that capacity regularly, whether all of the published area is enclosed living space and who is responsible for maintaining rarely used outdoor features. More built area is not the same thing as a better rental return.

Ruby remains part of the development identity, but its current commercial details are less settled. The original master plan allocated three villas to that design, and a later developer brochure includes its floor plans. This is sufficient to recognise it as a design in Bellevue, but not to invent a current selling price, final specification or handover status. The original layout schedule likewise allocates six homes each to Jade and Topaz, four each to Emerald, Sapphire and Pearl, three each to Ruby and Amber, and five to Diamond. These counts describe the published scheme, not the number of units still for sale in October 2026.

Finding the actual site is less straightforward than finding the development name. Young Properties has described Bellevue as sitting on Jalan Pantai Pererenan. An Indonesian development directory uses Jl. Bumi Damai Indah, while another agency places it in Padonan, a different part of the wider Canggu market. The Pererenan village administration identifies its desa as part of Mengwi district in Badung. The latter is an authoritative administrative fact; the competing sales addresses are not authoritative parcel identification. Until a site plan is matched to an exact map point and title, an apparent five-minute journey should not be presented as a measured fact about the land being sold.

Pererenan's surroundings nevertheless explain the lifestyle pitch. It has residential stretches and rice-field scenery within reach of the beaches and services associated with Canggu. A family may like being slightly removed from beach-club activity, while a holiday guest may value easier access to restaurants and surf. Neither preference tells you the noise level at a specific balcony or the queue on a particular access road. Road width, seasonal drainage, deliveries and trips during busy hours are practical matters that are especially relevant for a home occupied year-round. They cannot be settled with an area-wide destination list.

Rice-field views are attractive precisely because they are not standardised amenities. Some positions may look over open land; other houses may face an internal lane or another building. Young Properties describes the view as a selling point, but the materials we could verify do not establish protected sightlines for every plot. A buyer should treat a good view as a feature of a specific orientation and a particular date, not a contractual promise about neighbouring land. Verified zoning documents and the actual site layout would be needed before anyone could assess whether nearby development may alter that outlook.

There is a commercial reason to look closely at the furnishing claim. The developer's type brochures promote furniture and appliances as part of the package, and resale and new-build agents often call the homes turnkey. Turnkey is not a detailed specification. A refrigerator, air-conditioning equipment, outdoor seating, linen, kitchenware and the filtration system for a private pool all carry costs and maintenance responsibilities. The purchase agreement should make clear what is delivered, what the buyer must still buy and which defects will be remedied after inspection. This matters just as much to a hands-off owner as to someone moving in personally.

A dated developer price list gives a more defensible reference than a collection of converted aggregator prices. In the brochures dated 22 October 2025, Jade and Topaz were each advertised at USD 188,700 under a 30-year lease; Emerald at USD 285,000, Pearl at USD 320,000 and Diamond at USD 488,400. The prices included VAT as stated, but excluded notarial fees. Other Indonesian portals display different IDR figures, and the differences cannot be explained purely by an exchange rate: dates, units and ownership terms vary. These brochures establish what the developer advertised then, not which homes are available at the same price today.

The stated payment structure is a minimum 30% deposit and seven instalments. That sounds simple, but a payment count is not a payment schedule. The materials we found do not supply a complete set of due dates, a construction-milestone inspection process, refund conditions or a late-delivery remedy for an actual reservation. Before committing funds, the buyer needs to see who is the contracting seller, which account receives the payments and what the legal consequences are if construction or registration cannot proceed. The branding on a brochure does not identify every party that may be involved in a Bali real-estate transaction.

Land tenure is the more fundamental issue. Bellevue's published developer offer is a 30-year contractual lease, not direct foreign ownership of Indonesian land. Hak Milik is a land ownership title that a foreign individual cannot simply register in their own name. Hak Pakai and Hak Guna Bangunan exist in Indonesian law, subject to their own holders and conditions, but their existence does not make them part of every Bellevue purchase. For the chosen villa, the land certificate, lessor's authority, lease start date, rights of assignment and position at the end of the term need to be read together. A glossy freehold comparison in a broker's listing does not answer those questions for a non-Indonesian buyer.

The developer's price documents also mention possible extension after five years of operation with the extension price following market conditions. That wording is materially different from a guaranteed, prepaid second lease term. It leaves open who may grant an extension, when agreement is required, which price mechanism applies and whether the right survives a resale. A holiday-home buyer may accept that uncertainty differently from someone seeking an asset that can be sold in ten or fifteen years. What remains of the original contractual term at resale could be central to the future buyer's decision.

The construction timeline needs equally careful treatment. Rumah123's project page, last updated in June 2025, displayed December 2026 as the completion month, and another agency advertised the fourth quarter of 2026. Other portals have marked Bellevue ready to move or presented an earlier handover quarter. Meanwhile, a Brighton listing registered in August 2026 described construction as still in progress. This is not sufficient to certify either completion or current construction progress for all 35 houses. A dated construction report, a visit to the selected unit, handover records and a final fit-for-use certificate are more reliable than a listing's status label.

Indonesian building approvals also serve different purposes. PBG concerns building approval and the technical basis for construction. SLF is the certificate confirming that a completed building is fit for its intended use. We did not locate a project-specific permit number or a verifiable SLF for Bellevue, and that should not be mistaken for proof that the documents do not exist. Anyone planning guest accommodation should also confirm the parcel's permitted use and the business licensing required for the actual rental model. Permission to build a residence does not automatically authorise every type of commercial short-stay operation.

Young Properties is the identifiable development brand: its own portfolio features Bellevue and Rumah123 calls Young Properties Indonesia the official developer. The specific Indonesian contracting company, however, is not established by those marketing records. That distinction matters if the party collecting deposits is different from the landholder or the entity undertaking construction. The relationship may be legitimate, but a buyer must be able to follow it through real documents. In the same way, a claim that the villas will be professionally managed is not an operating contract specifying fees, services, reporting and owner access.

For investment use, the economics should start with cost rather than headline nightly rates. A private pool requires servicing, tropical gardens need care, buildings need periodic repairs and furnished homes accumulate replacement costs. Add booking-platform charges, cleaning, management, taxes, insurance, utilities and vacant weeks. None of those items disappears because the sales materials describe strong tourism demand. The appropriate calculation for Bellevue would follow the actual villa type, the legally permitted rental use and a written management agreement. Occupancy scenarios for other nearby properties cannot establish this project's realised yield.

Bellevue's real point of interest is the variety within a relatively small scheme: a choice between two-bedroom layouts with different pool positions and larger three-bedroom houses designed for a more expansive way of living. That is a meaningful advantage for someone who intends to compare layouts in person. The remaining work is not about finding a more persuasive description. It is about identifying the exact plot and villa, validating legal rights and permits, reconciling the delivery schedule, and obtaining a current unit-specific price with its entire cost and furniture schedule. Until then, this is a viable project to examine, not an independently verified ready-to-buy offer.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Plot address and coordinates: Young Properties names Jalan Pantai Pererenan, newhomes.id says Jl. Bumi Damai Indah, and Rise Real Bali places the development in Padonan. No cadastral evidence reconciled these claims to a Bellevue parcel. Handover and approvals: public sources variously describe building work, a Q4/December 2026 target and move-in readiness. Project-specific PBG, SLF and signed handover records were not available for inspection. Title and active stock: the underlying land certificate, contracting seller's Indonesian legal entity, executed 30-year lease, extension rights and live unit inventory remain unverified; published prices come from different dates.
