Near Nai Harn
Sunny Moon sits in Rawai within the Nai Harn area rather than on the front line of a high-traffic resort strip. The beach is close without the project being beachfront, which can suit buyers who want access to the sea but prefer a more residential setting. The actual walking route still deserves an in-person check.
Larger layouts
The 33.5–192 sqm apartment range gives Sunny Moon a broader residential use case than a typical compact resort condo. One-bedroom layouts start at 57.5 sqm, two-bedrooms at 110 sqm and three-bedrooms at 165 sqm. That matters for families and owners planning long stays rather than short holiday use.
Amenity depth
The published programme goes well beyond a pool and gym, with spa and wellness spaces, coworking, library, cinema, food and beverage outlets, children's facilities and recreation rooms. Buyers should judge the operational plan and management quality as carefully as the amenity list itself.
Phased handover
Sunny Moon has sections with different delivery dates, which is material to the purchase decision. The detailed project site currently gives September 2026 for Sections 1–2 and Q4 2027 for Section 3. The contract for the selected unit should carry its specific handover date rather than a generic project-wide headline.
Tenure choice
Project terms contemplate both freehold and leasehold structures. For a foreign buyer, however, freehold depends on available foreign quota and cannot exceed the statutory 49% share of aggregate condominium unit area. The exact tenure of the chosen unit needs documentary confirmation before payment.

Sunny Moon is a residential project in southern Phuket, in the Rawai / Nai Harn area. The developer's current catalogue calls it Sunny Moon Apartments and lists 297 apartments ranging from 33.5 to 192 sqm. That current scope matters because several major property portals still carry the earlier version of the project at 227–228 units and automatically label it as completed in spring 2026. The developer's live project material tells a different story: a third section has been added and construction is still under way. For a buyer, Sunny Moon should therefore be read as a phased project with different handover dates, not as one fully finished building with a single completion date.
The project is unusually infrastructure-heavy for a condominium. The published amenity programme includes an Ayurvedic centre, spa, gym, sauna and hammam, salt room, seawater pools, restaurant and bars, cinema, library, coworking space, children's room, adult game areas, a music studio and EV charging. That can be genuinely useful for owners who plan to stay for weeks or months rather than use the apartment only as a place to sleep. It also creates an operational dependency that is easy to miss in sales material: the value of a long amenity list is only realised if those spaces open, are maintained properly and are managed at a standard residents are willing to pay for.

Location is one of Sunny Moon's clearer strengths. The site is on Soi Suan Wat in Rawai, within the Nai Harn catchment rather than the busier west-coast resort corridors around Patong or Bang Tao. Southern Phuket has its own day-to-day ecosystem of beaches, restaurants, training facilities and long-stay residents. The developer's own pages are not perfectly consistent on the beach distance, quoting 700 metres in one place and 750 metres in another. The useful conclusion is not the marketing number but the geography: Nai Harn Beach is close, yet the project is not beachfront. A buyer who cares about walking should inspect the actual route, gradient, shade and road conditions rather than assume that a short map distance equals an effortless daily walk.
Apartment sizes are another point of difference. Current developer material starts studios at 33.5 sqm, one-bedroom units at 57.5 sqm, two-bedroom units at 110 sqm and three-bedroom units at 165 sqm, with the overall apartment range reaching 192 sqm. That is a broad spread and it pushes the larger units into a very different use case from the small holiday studios common across Phuket. A two- or three-bedroom Sunny Moon apartment can be considered as a genuine long-stay or family residence, while the studio remains the lower-ticket entry format. Comparing the project on headline price alone is therefore misleading because the usable space changes dramatically between categories.
Construction status needs more care than the portal labels suggest. The dedicated Sunny Moon site published a progress update dated 1 June 2026: Section 1 was still in finishing, furniture installation, window completion and systems testing, while Section 2 still had ongoing engineering, window, common-area and roof works. That page gives September 2026 for commissioning of Sections 1 and 2 and Q4 2027 for Section 3. A separate Sunny Holding project profile gives December 2026 as a headline completion date without the same phase breakdown. The practical buyer response is to anchor the transaction to the specific section and unit, then make the contractual handover date and delay remedies explicit rather than relying on a generic website date.
Sunny Moon is marketed with both freehold and leasehold sale structures. For a foreign purchaser, those are not interchangeable labels. Foreign freehold is only possible within the statutory foreign quota in a registered condominium, capped at 49% of the aggregate unit area. The amount of quota still available can change as sales and transfers occur. A portal badge saying 'freehold' is therefore not enough. Before paying a substantial deposit, the buyer should obtain written confirmation that the selected unit can be transferred under the intended tenure and should verify the supporting condominium and ownership documents with an independent lawyer.
The THB 5.1 million starting figure used here is a market asking-price anchor, not a developer price list. It comes from a current FazWaz listing checked on 22 August 2026. Around the same period, DDproperty showed a smaller set of active Sunny Moon units at a higher floor price. That dispersion is normal in a project where developer inventory, assignments and units from different sections can overlap online. A meaningful comparison needs the exact unit size, section, floor, view, furnishing, tenure, payment stage and transfer timing. Two listings with similar headline prices may be economically different once those variables are brought into the same comparison.
The case for Sunny Moon is stronger when it is framed around tangible product characteristics rather than advertised investment returns: a Rawai / Nai Harn location, relatively large apartment formats and a much deeper amenity programme than a basic resort condominium. The developer also markets rental management and projected returns, but those claims should not be treated as an underwriting result. Rental income depends on the final unit price, management agreement, commissions, owner expenses, market rates and real occupancy after opening. A buyer acquiring primarily for income should build a separate cash-flow model from the selected unit and contract rather than inherit the developer's headline yield assumption.
Identity control is also important because the same developer now markets Sunny Moon Village nearby. Sunny Moon Village is a separate villa project with 35 units and later 2028–2029 delivery dates. Some agency pages already mix villa inventory into searches for 'Sunny Moon', producing 149–215 sqm villas and prices that do not belong to Sunny Moon Apartments. This dossier excludes that product. For the condominium, the reliable identity anchors are the Soi Suan Wat address, apartment layouts up to 192 sqm and the developer material specifically labelled Sunny Moon Apartments.

Current listings include studios around 35 sqm, but section, balcony, view and tenure need to be checked at unit level.
This is materially larger than many one-bedroom resort condos on Phuket. The format makes more sense for a couple staying long term, working remotely or spending a full season on the island, where a separate bedroom and usable living room matter more than the lowest entry price. Portal labels should be checked against the developer's plan for the selected section.
The two-bedroom category moves into full-residence territory rather than compact holiday accommodation. It is more relevant to families, longer stays and buyers who want substantial living space in Rawai. Asking prices and actual areas vary by unit, so comparison should be made on the exact plan and section rather than bedroom count alone.
The largest apartment format within Sunny Moon Apartments. It can work as an alternative to a villa for buyers who want substantial family space while keeping condominium services and shared amenities. It should not be confused with Sunny Moon Village, whose villas are a separate project and are excluded here.

- Official completion dates are not fully aligned: the detailed project site gives September 2026 for Sections 1–2 and Q4 2027 for Section 3, while the Sunny Holding profile states December 2026 without a phase breakdown. The selected unit's contractual handover date is the one that matters.
- Third-party sources do not describe the floor count consistently: eight floors is the most common figure, while one source describes separate seven- and eight-storey buildings, and current official pages do not publish a definitive building-by-building count.
