Low-rise, large-scale
Four eight-storey condo buildings keep the profile relatively low while still creating a sizeable community. The practical consequence is that master-plan position matters: a quiet unit away from retail and pool activity may live very differently from an otherwise identical layout facing the busiest shared areas.
Useful size ladder
The layout range moves from roughly 29 sqm studios to 69.3 sqm two-bedroom condos, then to a 120 sqm pool villa. That gives buyers a clear step-up path for different budgets and stay patterns, but the smallest units should be judged realistically for storage, work-from-home needs and long-term comfort.
Construction is visible
Ground-breaking took place in March 2026 and August updates reported measurable piling progress across the condo and villa areas. That is stronger evidence than a purely off-plan launch, although the phase-specific handover date still needs contract confirmation because public sources do not fully agree on 2028 versus 2029 for the later phase.
Southern Phuket routine
Rawai, Nai Harn and Promthep Cape create a distinctly southern Phuket lifestyle built around beaches, the pier, local dining and residential services. It is a good fit for buyers who want that slower coastal base, not for someone expecting to step outside into Patong nightlife or Bang Tao’s beach-club corridor.
Tenure needs precision
Condo and villa ownership cannot be treated as the same product. Foreign-quota availability determines whether an overseas buyer can register condo freehold, while the villa requires a separate land-and-building structure review; phase, handover date, fees and payment milestones should also be tied to the specific unit contract.
About the project
VIP Space Odyssey is best understood as a resort-scale residential compound rather than a single condominium building. It combines four eight-storey condo blocks with a separate pool-villa collection, shared leisure facilities and on-site commercial space on roughly 25,600 sqm in Rawai, southern Phuket. The current project configuration lists 574 condominium units and 23 private pool villas. A large part of the market still syndicates an older 619-property version, usually described as 600 apartments plus 19 villas, so the two configurations should not be merged. For a buyer, that distinction matters because density, phase timing, common-area use and the legal route to ownership are different across the condo and villa components. The site sits between Rawai and Nai Harn beaches, close to the southern tip of the island, in an area that feels more residential and coastal than urban and where a car or scooter remains part of normal day-to-day life.
The physical format is relatively low-rise but not low-density. Eight floors keep the buildings below Phuket’s high-rise scale, yet the overall community is substantial once several condo blocks, villas, pools, retail and common areas are counted together. That can work well for people who want more than a lobby and one pool: there are places to exercise, work outside the apartment, spend time with children and handle basic day-to-day needs without immediately leaving the project. The trade-off is activity. A buyer looking for a quiet boutique building with a few dozen neighbours may find the compound too busy, especially once holiday stays and rental use are added to owner occupation. Choosing a unit therefore requires looking beyond bedroom count and price. Position within the master plan, distance from commercial areas and pools, orientation, floor and the phase in which the building will be handed over can materially change the living experience.

Construction is now tangible rather than merely planned. The formal ground-breaking took place on 13 March 2026, followed by published piling updates through the year. On 17 August, published construction data showed lobby piling and Building 2 piling as complete, Building 1 pile drilling at about 50%, and the villa piling stage as complete. That supports an under-construction status today. The current developer page gives Q4 2028 as the headline completion target. A more granular current project profile, however, separates the scheme into two phases and places Phase 1 in 2028 and Phase 2 in 2029. Buyers should therefore treat the project-level date as an orientation, not as a substitute for the handover clause in the sale contract. The relevant date is the one attached to the chosen building or villa, together with any contractual grace period and remedies for delay.
The condo mix is concentrated in practical small and mid-size homes rather than large family apartments. Repeated current layout data shows studios around 29.3, 29.4 and 31.7 sqm; one-bedroom plans around 32 and 45 sqm; and two-bedroom plans around 60 and 69.3 sqm. A two-bedroom private-pool villa of roughly 120 sqm sits outside that condo sequence. The small studios make sense for short stays, single occupants or couples who prioritise location and facilities over internal space. The 32 sqm one-bedroom separates sleeping from living but remains compact; the 45 sqm version is materially easier for longer stays. At 60–69.3 sqm, the two-bedroom layouts give families, co-buyers or remote workers more flexibility without moving into a very large unit. The villa is a different proposition altogether: more privacy and private outdoor space, but also a different ownership and land-rights analysis for a foreign purchaser.
Shared facilities are one of the project’s defining features. Current material describes two infinity pools including a rooftop element, two fitness rooms, a yoga area, a children’s club, an outdoor playground, co-working space, a restaurant, three retail units, landscaped areas, parking and 24-hour security. That is a meaningful amenity package for long stays as well as holidays, particularly for residents who work remotely or have children. It also creates an ongoing operating-cost question that should be included in the purchase budget. Current published project data shows a common-area fee of THB 60 per sqm per month, a one-off sinking-fund contribution of THB 400 per sqm and a THB 10,000 per sqm premium for foreign-quota freehold. These are useful working figures, not immutable contract terms. The amount payable for the selected unit, advance-payment period and any villa-specific maintenance structure should be checked in the current sale documents.
Ownership needs to be separated by product type. A foreign buyer can hold a condominium unit in registered freehold only within the statutory foreign quota, capped at 49% of the total saleable area of a condominium building. If foreign quota is unavailable for a chosen unit, leasehold is the usual alternative discussed in the market. The villas require a different analysis. Project marketing says freehold ownership is available for villas, but that wording does not override Thailand’s restrictions on direct foreign ownership of land. A non-Thai buyer needs to see exactly what title covers the plot, who owns the land, whether the land is leased, how the building itself is owned and registered, and what renewal or transfer rights are written into the contract. The villa should therefore not be presented to an overseas buyer as simply “freehold” without explaining the land component.
Pricing currently has a wide enough spread that a single headline can mislead. As of 26 August 2026, the lowest public market anchor was roughly THB 3.67 million, while specific compact units in another current catalogue were starting at about THB 4.249 million. The lower figure is useful as a market floor, but it should not be read as the guaranteed price of any studio visible in a brochure. Stock, phase, floor, view, tenure and promotional terms can all change the actual number. The published construction-linked payment structure is clearer: a THB 200,000 reservation payment, followed by 30% after signing, 30% at completion of the foundation stage, another 30% after the main structure and roof, and 10% on ownership transfer. Public sources do not make it clear whether the reservation amount is credited within the first percentage instalment, so that detail belongs in the contract review rather than in assumptions.
The project will suit buyers who deliberately want southern Phuket. Rawai is not Patong, Phuket Old Town or Bang Tao, and that is part of its appeal. Rawai Beach and the pier are close, Promthep Cape is under two kilometres away in project material, and Nai Harn is also within a short local drive. The larger decision is whether the buyer is comfortable with a mixed-use scheme still moving through construction. The upside is choice: studios, one- and two-bedroom condos, and pool villas share a broad amenity base in a well-established residential and holiday area. The constraints are equally clear: the compound is large, completion is phased, the public inventory count has been revised, and villa tenure needs careful legal reading. A sensible purchase decision therefore starts with the exact building, phase, unit, foreign-quota status and current contract rather than with the project name alone.

Ownership format

Home types & sizes
One of the smallest entries in the project. It can work well for a solo resident or couple using the unit for holidays and shorter stays; for full-time living, check storage, desk space and how the kitchen relates to the sleeping zone.
Almost the same size as Type A, so the decision should be driven by geometry, orientation, view, floor and the price of the actual unit. A sub-one-square-metre size difference is not meaningful enough to choose the layout on area alone.
A slightly larger studio where the extra area may make zoning the living and sleeping functions easier. It remains a single-room format, so furniture placement, natural light and usable wall space matter more than the headline size increase.
A compact one-bedroom that separates sleeping from the main living area without a big jump in total size. Privacy improves over a studio, but living and storage space will still be tight, making it most suitable for a couple comfortable with efficient rooms.
A more comfortable long-stay one-bedroom. At about 45 sqm there is materially more room around the separate bedroom, living area and kitchen, making it a stronger full-time option for a single resident or couple who can move beyond entry-level sizing.
A two-bedroom layout suited to a small family, co-owners or a bedroom-plus-office setup. The overall size remains efficient rather than generous, so the dimensions of the second bedroom, bathroom count and circulation should be checked on the current floor plan before reserving.
The largest consistently published condo layout. The extra space over the 60 sqm two-bedroom should help families and longer stays, but its real value depends on the plan itself — living-room width, second-bedroom usability, balcony treatment and storage rather than area alone.
A separate product for buyers prioritising privacy and a private pool over condo living. It should not be treated as simply a larger unit: land and building rights, plot title, private-area maintenance and the transfer structure need their own legal and cost review.
