Property in Cambodia for $100,000–150,000
At $100,000–150,000, paying more should buy something that can be identified and tested: a completed building, stronger operations, a better layout or an address with proven demand. Extra amenities alone do not justify the premium.
Set aside cash for furnishing, recurring charges and the first ownership cycle before fixing the purchase ceiling. The reserve is not spare budget for upgrading the unit; it is what keeps the asset manageable after completion.
The exact ownership position still sits outside the brochure. Confirm unit eligibility, title, seller authority and any outstanding obligations before treating the property as executable for a foreign buyer.
A defensible choice has a clear reason for every material price difference. A weak one pays for branding, accepts an opaque management agreement and later competes with a large block of identical units on both rent and resale.

Frequently asked questions
Is a central district always better for renting out?
No. A recognisable district is easier to explain to a tenant, but it also carries more competition and a higher entry price. The decision is not made on the district name but on the specific street, building, layout and on who your tenant will actually be. The same budget one district over may buy more floor area and fewer neighbours holding identical apartments.
Is an operator's name worth paying extra for?
Only if you have read the management agreement and understand what the operator actually does, what it costs and which parts of it matter to a tenant. A logo on the facade does not create income. Check the term of the agreement, the scope of services, who pays for costs and furniture renewal, and what happens to the property if the operator leaves.
What matters more: a completed building or a payment plan?
It depends on whether you have money now or time. A completed property can be inspected and used immediately, but it has to be paid for almost in full and almost at once. A payment plan spreads the cost, but the property produces nothing until handover, and the timeline and specification remain a risk. Assess any instalment plan as if no future rent existed at all.
Can a larger apartment be less liquid?
Yes. The higher the absolute price and the larger the layout, the smaller the pool of tenants and buyers who can carry it. A higher rent in dollars does not automatically offset a longer search for a tenant and a longer time on the market at resale. In this band it is worth checking how many similar units are already for sale in the same building.
