What really counts as a starting-price offer
Flexi Sathorn–Charoennakhon shows how far a public offer can go beyond a generic “from” figure. The Phase 2 promotion names units D00429, E00730 and E00830, states a net price of THB 2.29 million, and gives a 1–30 September 2026 campaign window or an earlier end if those promotional units sell out. That is a much more identifiable claim than a project-wide entry price, although the page still cannot certify live inventory at the moment a buyer is ready to reserve.
ASPIRE Onnut Station sits a step back from that level of specificity. Its THB 3.79 million headline is tied to a 30 sqm large one-bedroom and a furnished package, but no apartment number or dated campaign end appears beside the offer. The buyer can see what sort of home the number describes, yet not which remaining home can be bought for that amount today.
Noble Form Thonglor takes another route. Its current campaign states a 54.42 sqm 1 Bedroom Fullplex from THB 7.79 million at THB 165,000 per sqm and runs from 17 August to 4 October 2026. The terms limit the deal to company-selected units and Thai citizens, but do not publish the selected unit IDs.
An old campaign can remain visible after its date has passed. Flexi Taopoon–Interchange still displays THB 2.99 million and identifies unit C202 in its terms, while the stated offer period ended on 31 July 2026. The public number is therefore useful as evidence of what was advertised, not as proof of a live September price.
What is actually disclosed next to the starting price
The same “from” label can sit beside very different levels of detail. These rows compare the published claim itself, not the quality or reliability of the developer.

A project price, a unit-type price and a specific-unit price are different claims
Seven of the 18 dated official offers, or 39%, publish an apartment ID. Two Ananda promotions illustrate the practical difference: THB 3.69 million at Ideo Mobi Sukhumvit Eastpoint is tied to A08-23 at 36.14 sqm, while the THB 3.89 million Ideo Sukhumvit–Rama 4 offer names A21-12A at 29.5 sqm. A buyer can immediately tell which physical apartment the price describes.
Five more offers, 28%, connect the number to both a layout and a matching floor area without naming the apartment. ASPIRE Onnut Station pairs THB 3.79 million with a 30 sqm large one-bedroom; Noble Form Thonglor pairs THB 7.79 million with a 54.42 sqm Fullplex. Those claims are useful for comparing product types but still leave the lowest-priced remaining apartment unidentified.
Three offers stay at project level. Culture Chula and the two SC Asset examples publish an entry price without a unit ID or a matching apartment size beside it. The remaining three sit in the middle: their terms refer to selected units or selected unit types, yet the public page does not expose a complete price–ID–size combination.
Availability language should not be confused with identity. “First 10 units” or “five units remaining” tells a buyer that an offer is limited, but it does not reveal floor, exact size or the apartment attached to the number. An ID materially narrows the claim; it still needs a fresh stock confirmation before money is paid.

Size, ownership, furnishing and extra charges can change what the headline price means
A price is easier to compare when the matching apartment size is visible. Eight of the 18 offers, 44%, disclose a floor area that can be tied to the advertised price. THB 3.79 million for a 30 sqm large one-bedroom at ASPIRE Onnut Station therefore carries more information than a project-level entry number whose only size reference is the project’s overall range.
Furnishing appears in 10 of 18 offers, 56%, but the wording covers different things. Culture Chula advertises a furniture package worth up to THB 700,000; ASPIRE Onnut Station says the home is fully furnished; Flexi Sathorn–Charoennakhon lists furniture, appliances and several transaction-related items in the promotion. A package value, a “fully furnished” label and a detailed specification should not be treated as interchangeable evidence.
Buyer eligibility is much less common. Four offers, 22%, state a direct buyer restriction: Noble Form Thonglor and Nue Ren are Thai-citizen promotions, Noble Create also allows foreigners holding Thai work permits, and the expired Nue Epic campaign was Thai-citizen only. These are campaign conditions. They do not establish the ownership route available for every apartment in the underlying project.
Thailand’s condominium framework caps foreign ownership at 49% of the total unit area in a registered condominium, with the foreign-ownership proportion certified for transfer. None of the 18 headline offers gives unit-specific proof that the apartment behind the advertised price is presently available within the foreign freehold quota. A missing quota field is equally not evidence that foreign freehold is unavailable.
Six offers, 33%, disclose at least one charge or its treatment. Noble pages name common property expense, sinking fund and tax, while the Flexi Sathorn promotion goes further by spelling out transfer-related and common-area items included in the campaign. The remaining transaction total should not be reconstructed from assumptions: an unlisted charge is simply unresolved until the selected apartment is quoted in writing.
What to ask for before reserving a unit
Price and apartment
- Which exact unit ID is attached to this price?
- What are the floor and floor area of that apartment?
- Is this the net price after discounts, or before rebates and incentives?
- Until what date is the price valid, and can anything end the offer earlier?
Ownership and buyer eligibility
- Is this exact apartment available within the foreign freehold quota?
- Does the promotion restrict nationality or buyer type?
- Which legal entity will be the seller under the sale and purchase agreement?
Fit-out and furniture
- Can I get the exact furniture and specification list for this apartment?
- Which items shown in the display unit are excluded?
- Are appliances and gifts included in the price or supplied separately under the promotion?
Charges outside the headline price
- How is the ownership-transfer fee split between the parties?
- What are the sinking fund and common-area charges, including any prepayment period?
- Are there mandatory meter, deposit, insurance or administrative charges?
Even a detailed ad does not prove live availability or the final transaction price
As of 27 September 2026, 12 of the 18 offers appear current on their published terms. Four have an ambiguous applicability status and two display campaign periods that have already expired, so 6 of 18, or 33%, cannot be treated as straightforward live prices. That is a status check on these public offers, not a statement about the Bangkok market or the developers behind them.
Flexi Taopoon–Interchange is the clearest expired example. The page still promotes THB 2.99 million and the terms name C202, while the stated campaign ran only from 8 May to 31 July 2026. Nue Epic Asok–Rama 9 still carries a THB 2.89 million starting claim although its published promotion ended on 26 April 2026. Both numbers remain useful historical evidence, but neither is a September quote without fresh confirmation.
Ambiguity can exist without a passed date. Reference Ekkamai shows a THB 6.39 million project start and a THB 6.09 million “this month only” promotional start on the same page. Noble Create and Nue Ren refer to a specified promotion period but do not display the dates in the terms reviewed. Those situations do not explain why the difference exists and do not, by themselves, establish a breach of advertising rules; Thailand’s consumer-protection authority separately regulates real-estate advertising.
A detailed webpage can narrow many unknowns while still failing to answer the one that matters at reservation: is this apartment available now on these terms? A fresh written quote should keep the apartment ID, ownership basis, inclusions, charges and validity date together so the buyer is not combining facts from different offers.
Questions about starting prices
Can I use the starting price as my purchase budget?
Use the figure as a lower anchor first. It becomes a workable apartment budget only when the unit, size, validity period and inclusions are tied to the same price. Mandatory charges and ownership conditions may still sit outside that headline. A written apartment-specific quote is the better figure to use before reservation.
If foreign quota is not shown on the page, does that mean a foreign buyer cannot purchase?
No. A missing quota field on a marketing page says nothing definitive about the current eligibility of a particular apartment for foreign ownership. The general condominium framework caps foreign ownership at 49% of total unit area, and the relevant proportion is certified for transfer. The buyer still needs a current answer for the chosen apartment.
What does “fully furnished” mean in a condo promotion?
The label does not define a universal package. The useful evidence is an itemised furniture, appliance and fit-out specification for the apartment being bought. A furniture allowance, a styled show unit and the items delivered at transfer are different things. Anything material to the price decision should be written into the specification or offer.
What if the promotion has expired but the price is still displayed?
Treat it as historical or unconfirmed for the current date. The remaining webpage does not prove that the campaign was extended, the price was renewed or qualifying stock still exists. Ask for a new written price tied to an apartment and a fresh validity date. The page alone cannot establish why the old promotion is still visible.

A headline price becomes genuinely useful once it is attached to one identifiable apartment. That lets a buyer compare the size, ownership route and included package against the same number instead of piecing terms together from different parts of a project page. For an overseas buyer, even a detailed promotion can still leave the decisive question unanswered: whether that apartment is available for foreign freehold at that moment. A dated offer also matters because a base price and a short campaign price can coexist on the same page without being interchangeable. Before a reservation, I want the apartment number, price, ownership basis, inclusions and validity date to appear together in writing.
