Huai Khwang MRT is stated at about 750 metres, but the project is not dependent on one transport line. Local roads connect toward Ratchada, Din Daeng, Rama 9 and Asoke, which is useful for residents who mix rail, taxis and driving. The compromise is equally clear: the walk to the station should be tested in person rather than treated as a map-only number.
More than one layout
The 27–45 sqm range is compact, yet buyers can choose between conventional single-level homes and high-ceiling versions. The 35 sqm layout adds a useful extra zone and the 45 sqm option provides two bedrooms. The 4.45-metre vertical format can create a very different living experience, but the stairs and split levels should be judged as practical space, not simply as a design feature.
Facilities with purpose
Work rooms, meeting areas, entertainment spaces, several fitness zones, a pool, gardens and elevated terraces are distributed across multiple levels rather than reduced to a token lobby amenity package. That can be genuinely useful for people who spend more of their day at home. The counterpoint is density: 1,274 residences can put real demand on the most popular spaces at peak times.
Construction has evidence
The under-construction status is visible in both the government EIA database and the main contractor's project record. Syntec's latest published figure reaches 61.29% in June 2026. That is more meaningful than relying on sales copy, although a buyer should still use the contractual transfer date for the selected unit because public sources do not agree on a single completion month.
Entry price needs context
The current official starting figure is THB 2.99 million, while live market listings span a wider range. That is normal for a project with different floors, orientations and contract positions. Foreign buyers have one more filter: the selected unit must still be transferable within the foreign freehold quota if freehold ownership is required.

ASPIRE Huai Khwang is a large high-rise condominium under construction by AP (Thailand) on Pracha Songkhrao Road in Din Daeng, around 750 metres from Huai Khwang MRT. The residential component contains 1,274 units split between two towers, while a third building is dedicated primarily to parking and shared facilities. Building A is 34 storeys with 634 residences, Building B is 35 storeys with 640, and Building C is a 17-storey parking building. AP's current project page also lists one shop. The scale matters more than the branding around it: buyers should expect a busy community, a meaningful pool of similar units and potentially good resale and rental liquidity, but also internal competition when several owners list comparable apartments at the same time. This is not a low-density boutique development.
The location makes most sense as a practical urban base rather than as an abstract 'New CBD' story. The official address is Pracha Songkhrao Road, Din Daeng Subdistrict, Din Daeng District, Bangkok 10400. AP places Huai Khwang MRT about 750 metres away, the University of the Thai Chamber of Commerce about 550 metres away and Central Rama 9 around 3.7 kilometres from the project. Road access links the neighbourhood with Ratchada, Din Daeng, Rama 9 and Asoke. In daily life, that gives residents both rail access and several road routes across the eastern side of central Bangkok. The trade-off is simple: 750 metres is walkable for many people, but this is not an MRT-doorstep building, and a buyer who expects to commute on foot should test the route in normal Bangkok weather.

AP currently groups the product into six main categories: one-bedroom units at 27–30 sqm, one-bedroom-plus units at 35 sqm, two-bedroom units at 45 sqm, and high-ceiling versions of the same three groups. The high-ceiling homes are promoted with a 4.45-metre vertical volume; earlier launch material refers to this concept as New Triplex. Standard single-level homes have ceilings of about 2.5 metres. That difference is not cosmetic. A vertically organised home can create distinct work, sleeping and living zones within a relatively small registered area, but stairs, split levels and open mezzanines can also be less convenient for small children, older residents or anyone who prefers everything on one floor.
Shared facilities are a major part of the scheme. AP describes roughly 3,940 sqm of common areas across three connected levels and 33 activity zones. Ground level combines landscaped areas, arrival spaces, lounges and a creative-work room. The principal sky-facility level connects the residential towers at the 15th floor with the parking building at its 17th floor, concentrating co-working and meeting spaces, entertainment rooms, fitness areas, a swimming pool and outdoor terraces. A detailed independent launch review describes the main pool as 30 metres long and notes a jacuzzi and several water-based leisure areas. The breadth is useful, especially for residents who work from home or spend significant time inside the development, although the headline facility count should always be read against the project's 1,274-unit population.
Construction status is supported by regulatory and contractor records rather than inferred from sales activity. Thailand's Smart EIA Plus database lists the project as approved/permitted for construction and currently under construction, with AP ME 21 Co., Ltd. named as the project owner. Main contractor Syntec Construction records a start date of 1 December 2024 and shows a progression of published construction updates, reaching 61.29% in June 2026, the latest percentage visible on its project page. Syntec's construction timeline ends on 30 April 2027, while large property portals commonly show June 2027 as the expected completion. Because those dates are not identical and AP's current consumer page does not give a handover month, the sensible public statement is simply 2027 until a contractual transfer date is confirmed for the selected unit.
AP's current advertised starting price is THB 2.99 million, lower than the launch-era price points found in 2024 reviews and close to the lower end of recent market listings. That figure should be treated as an entry anchor, not as a promise that every buyer can still obtain a particular layout at that price. Floor, orientation, contract position, furnishing package and foreign-quota status can all change what is actually available. For a foreign buyer, ownership deserves its own check: Thai condominium law allows foreign freehold ownership only within the statutory 49% foreign quota. A project being marketed as freehold does not by itself confirm that the specific unit a foreign buyer wants can still be transferred within that quota.
