Connected to Sathorn

The address is in Khlong San, not Sathorn itself, but SENA places BTS Krung Thon Buri about 600 metres away with a Gold Line connection. That creates a practical cross-river link to Silom and Sathorn.

Observable resale market

Developer units, owner resales and a large rental pool were all visible in August 2026. That does not guarantee returns, but it gives a buyer more real comparables for testing the price and condition of a specific apartment.

About the project

Flexi Sathorn–Charoennakhon is a completed low-rise condominium development by SENA on Bangkok's Thonburi side, in Bang Lamphu Lang, Khlong San. The eight-storey height can make it sound like a small project, but the scale is much larger: five residential buildings are split into two phases, with 479 units in Buildings A–C and 420 units in Buildings D–E. SENA's current project page treats both phases as one 899-unit development and, in August 2026, was still marketing selected units from both. That makes this a project you can assess as an operating residential environment rather than as a promise on a brochure.

The official address is 134 Charoen Nakhon Road, Bang Lamphu Lang, Khlong San, Bangkok 10600, with the project also identified as being in Soi Charoen Nakhon 22. SENA states that BTS Krung Thon Buri is about 600 metres away; the station also connects to the Gold Line. For someone working across the river, the practical attraction is not that the project is physically in Sathorn, because it is not, but that the rail and road links make the Sathorn–Silom side relatively straightforward to reach. SENA describes the CBD connection as one station, while actual door-to-door time will still depend on the route, interchange and time of day.

The two phases should not be treated as interchangeable stock. Phase 1 offers a 25.20 sqm studio, one-bedroom layouts around 31–32 sqm and two-bedroom layouts from 45 to 51 sqm. Phase 2 shifts the mix toward one-bedroom units from 24 to 35 sqm, a 1 Bedroom Plus format from 35 to 41.50 sqm, and two-bedroom units from 49.50 to 50.50 sqm. In a resale search, the building letter therefore matters. Two apartments with the same project name can come from different phases, have different layout families and sit within different amenity zones.

Facilities also vary by phase. Across the development, SENA lists lobbies and mail areas, swimming pools, fitness rooms, co-working areas, gardens and 24-hour security. Phase 1 adds a co-kitchen, boxing room and meeting room. The official Phase 2 brochure identifies a juristic office, laundry and EV charger on the lower level, with fitness, pool, lawn and co-working space associated with Building E. A buyer should confirm which facilities are shared across phases and which are tied to a particular building rather than assuming every item on a project-wide marketing page sits outside every lobby.

Parking is worth treating as a constraint rather than a footnote. SENA's live project page gives 34% for Phase 1 and 31% for Phase 2 when tandem parking is excluded. The Phase 2 brochure shows 36% when tandem spaces are included. Those figures can coexist because the counting method is different, but they point in the same direction: this is not a development where every apartment automatically implies one parking space. Buyers who drive daily should ask how parking rights are allocated to the specific unit and building.

The project is completed and ready to move into. SENA's live page shows 100% progress and a November 2022 progress note, while an older SENA investor presentation had Phase 1 transferring in Q4 2021. Secondary databases sometimes attach a single completion year to the entire scheme and therefore disagree with one another. The useful conclusion in 2026 is simpler: both phases are operating, units are occupied, and there is substantial visible resale and rental activity.

The pricing picture is unusually transparent because developer stock and resale stock are both visible at the same time. PropertyHub listings refreshed in late August 2026 showed a lower resale anchor at THB 2.26M for small units around 24.8 sqm. SENA, meanwhile, was advertising selected Phase 2 units from THB 2.29M and selected Phase 1 units from THB 2.79M under a campaign scheduled through 31 August 2026 or until the named units were sold. These are not directly comparable offers. A resale apartment may include a different furniture package, condition, transfer arrangement or title situation; a developer price can be tied to a specific numbered unit and short-term campaign rules.

Foreign ownership is another unit-level check. Thailand allows foreigners to hold condominium freehold only within the statutory 49% foreign quota of the registered building. SENA's legal disclosure for Phase 2 identifies condominium registration No. 7/2565 and the underlying land title information, confirming that this is a formally registered condominium project. It does not, however, publish the current remaining foreign quota for each building. A foreign buyer therefore needs quota confirmation for the selected apartment before treating freehold as available.

The best way to approach Flexi Sathorn–Charoennakhon is as a large, established five-building community with two different product generations. It suits buyers who value a completed project, a Charoen Nakhon address and the ability to compare developer and owner stock in the same scheme. It is less convincing for someone who expects a small boutique residence, guaranteed parking or a single uniform set of layouts and facilities. The project name is only the first filter; phase, building, seller and ownership status are what determine whether an individual unit is actually a good fit.

Ownership format

A foreign buyer can register a condominium unit in freehold only while the building remains within Thailand's 49% foreign-ownership quota. Above the available quota, leasehold is the usual alternative; a registered Thai lease is generally limited to 30 years, while any renewal depends on the contract and the parties' agreement. The current foreign-quota balance and leasehold availability for the selected Flexi Sathorn–Charoennakhon unit need separate confirmation.
