Park Royal 3 was completed in 2012, so the buyer can assess the actual entrance, pool, parking, neighbouring buildings and view from the selected floor rather than relying on renders. That removes most off-plan construction uncertainty. It also introduces the normal risks of an older resale building: apartment maintenance, common-area condition, past repairs and the financial health of the condominium juristic person deserve more attention than the original sales brochure.
Larger established layouts
The original mix centres on roughly 45 sqm studios and one-bedroom units, 75–100 sqm two-bedroom apartments and three-bedroom homes around 100 sqm. Live resale listings include some variations, from 42–43 sqm one-bedroom units to apartments above 100 sqm. The range is useful for buyers who want more internal space, but the registered area of the actual title deed matters more than the generic project type shown in an old database.
Pratumnak, not beachfront
The condominium sits inside Pratumnak around Soi 6 rather than directly on the beach road. Historic project descriptions usually quote about 400 metres to the coast. That can suit buyers who want beach access without paying specifically for a first-line tower, but the walking route and hill gradient should be experienced in person. On Pratumnak, the last few hundred metres often shape daily convenience more than a straight-line distance.
Enough resale stock
Major portals carried a meaningful number of Park Royal 3 listings in early September 2026. That creates a better comparison set for floor, renovation, size, ownership and asking price instead of forcing a decision on one available apartment. It also explains the wide price dispersion. The cheapest headline is not automatically the best value; ownership structure, condition and transfer readiness can justify a very different price for two units in the same building.
Quota before headline price
For a foreign buyer, transferability into the foreign quota matters more than a generic freehold label. Thai law caps foreign ownership at 49% of the condominium's aggregate unit area, and the juristic person must certify the quota position for transfer. Park Royal 3's current listings include both freehold and company-ownership units, so title and quota should be established before a low asking price is treated as a realistic entry point.

For a buyer, that shifts due diligence away from sales promises and toward the condition of the selected apartment, the condominium juristic person, title documentation and the ownership structure attached to that unit.
The project is consistently mapped at 519/12 Phra Tamnak Road, Soi 6, Pratumnak, within Bang Lamung, Chon Buri. A current resale listing uses the same address and publishes a map pin at 12.911205, 100.862923. Historic project profiles generally describe the beach as roughly 400 metres away. Park Royal 3 is therefore close to the coast but not beachfront; the final approach is through the quieter sois of Pratumnak rather than directly from a major seafront road. Access toward Jomtien and central Pattaya is typically via the Pratumnak and Thappraya road network.

The original unit mix is relatively generous by the standards of many newer mass-market Pattaya developments. Repeated project records describe studios around 45 sqm, one-bedroom apartments around 45 sqm, two-bedroom homes in the 75–100 sqm range and three-bedroom units around 100 sqm. Current resale stock is less tidy than a brochure grid. In September 2026, active listings included one-bedroom units of 42–45 sqm, two-bedroom units around 76 sqm, 100 sqm and 105 sqm, and a three-bedroom unit of roughly 100 sqm. The practical lesson is simple: treat every resale unit as an individual property and verify its registered area rather than assuming that the marketing label tells the whole story.
The amenities are split between ground level and the roof. FazWaz and related project records place the communal pool and reception area on the ground floor, while the rooftop accommodates the gym, garden area and jacuzzi. Parking, 24-hour security, CCTV and key-card access are also repeatedly listed. That is a substantial amenity package for a low-rise building, but the project was completed in 2012, so a buyer should care more about today's condition than the original specification. Pool surfaces, lifts, roof waterproofing, gym equipment, parking practice and the juristic person's maintenance budget are all more relevant at resale stage than an old feature list.
Park Royal 3 is actively traded on the secondary market. On 4–5 September 2026, PropertyHub showed more than twenty sale listings, including one-bedroom units from THB 1.83M, a two-bedroom example at THB 3.6M and a three-bedroom unit at about THB 6M. The lowest number needs context: the THB 1.83M listing was explicitly marketed under company ownership. By contrast, DDproperty published a 42 sqm one-bedroom unit at THB 2.6M on 2 September with freehold tenure. For an international buyer, the ownership line can matter as much as the asking price, because two similar apartments may have very different transfer paths.
Foreign ownership follows Thailand's condominium rules rather than a specific to the project promise. Foreigners may own units freehold as long as aggregate foreign ownership remains within the statutory 49% quota by unit area. The condominium juristic person provides the certificate used at the Land Department to confirm that the transfer remains within the quota. A listing marked freehold is therefore useful evidence of how a unit is being marketed, but it is not a substitute for checking the title deed, current foreign-quota availability, any common-fee arrears and the seller's authority to transfer.
The developer identity is clear at brand level but less clean at legal-entity level. DDproperty, Lazudi, Dot Property and the Architizer record for architect Mario Kleff identify the development with Heights Holdings. FazWaz, Hipflat and several current agency databases instead name Vistas Development Co., Ltd. Some contemporary sources link the two as legal entity and group brand, but an original specific to the project corporate filing was not found in the open-source research. The buyer-facing page can therefore name Heights Holdings as the developer brand while treating the exact historical contracting entity as a document check rather than pretending the source conflict does not exist.
Park Royal 3 makes most sense as a unit-by-unit resale choice. Its attraction is not novelty; it is the combination of a known Pratumnak location, relatively large layouts, an established building and enough current inventory to compare price, floor, view, renovation and ownership status. The trade-off is the age of the property. After more than a decade of use, apartment condition can vary widely and common-area quality depends on management and maintenance spending. A good purchase here is less about choosing the project name and more about finding the right unit inside it, then validating the title, juristic-person documents and the real physical condition before transfer.

Two-bedroom apartments form a visible share of the live resale market. September 2026 listings ranged from roughly 76–77 sqm to about 100 and 105 sqm. That makes the category more useful as a set of distinct layouts than a single product: a compact two-bedroom, a larger home with more living space, or a unit whose configuration differs from the original standard grid.
Project records place the three-bedroom format at around 100 sqm, and live listings support that figure: September 2026 inventory included units around 100–100.2 sqm. The layout can work for a family or a buyer who wants a dedicated office, but the number of available three-bedroom units is materially smaller than the two-bedroom resale pool.

- DDproperty is internally inconsistent. Its description states two buildings, eight floors and 140 units, while structured fields on the same page show one block, seven floors, 156 units and a 2011 completion year. The registry uses 2 buildings / 8 floors / 140 units / 2012 because that version is corroborated by multiple independent sources.
- The current common-area fee was not confirmed from the condominium juristic person. Major project profiles quote THB 40 per sqm per month, while some local sources quote THB 45.
