That is attractive for people whose daily life is in town, while buyers looking for a walkable beach or resort atmosphere should compare it with a different part of Phuket.

Usable apartment sizes

The range starts at 35 sq m with a proper one-bedroom layout and extends to 73 sq m. One-bedroom-plus and two-bedroom options give the project more genuine residential flexibility than a studio-led scheme, whether the buyer needs a work room, family space or a home that can support longer stays.

Better source visibility

There is a Supalai brochure, a government Smart EIA record approved on 29 October 2024, identified Chanote titles and a current developer construction timetable. None of that removes the need to review the sale contract and unit documents, but it gives a buyer a more auditable starting point than marketing copy alone.

Pet ownership designed in

Pet facilities are not just a slogan: the brochure identifies designated pet units and an outdoor pet area. The catch is that those special units are placed in Building A, so a pet owner needs the right apartment and written condominium rules rather than a general assumption that every unit has identical pet privileges.

A near-term target

Supalai's current completion target is October 2026. The remaining construction horizon is short compared with a fresh launch, but the project is still under construction. Buyers approaching transfer should focus on physical completion, condominium registration and the actual handover package rather than treating a target date as a completed event.

About the project

Supalai Sense Khao Rang Phuket is a Phuket Town condominium, not a west-coast resort development. It sits on Khosimbi Road below Khao Rang, in Talat Yai, Mueang Phuket. That distinction shapes the whole buying case. Daily life here is tied to hospitals, schools, Old Phuket Town, shopping and cross-town driving rather than walking to a beach. Supalai's own direction tool places the project at approximately 7.890855, 98.383509, while both the developer brochure and Thailand's Smart EIA database identify the administrative location as Talat Yai. The scheme occupies roughly 3 rai 2 ngan 51.4 square wah and is split between two low-rise buildings. The brochure gives Building A as nine levels with 105 apartments and Building B as eight storeys with 116 apartments, for a total of 221 units.

The practical attraction is the combination of an urban location and apartment sizes that are relatively generous for a new mainstream condominium. The range starts at 35 sq m and extends to 73 sq m. Instead of studio-heavy inventory, Supalai offers standard one-bedroom homes, larger one-bedroom-plus layouts, and two-bedroom units with either one or two bathrooms. That makes the project easier to read as a genuine residential product rather than a collection of compact holiday units. A single professional can use the smallest plans without giving up a separate bedroom, while the larger two-bedroom layouts can accommodate a couple with a child, shared living, or a dedicated work room. With 221 homes across two buildings, it is also materially smaller than many high-density Phuket Town developments.

Timing is now one of the most relevant facts. Supalai's original brochure said construction was due to start in late 2024 and finish toward the end of 2026. A newer developer disclosure published in May 2026 is more specific: construction began in December 2024 and the expected completion is October 2026. As of 5 September 2026, Supalai still markets the development as a new project and FazWaz lists it as under construction. We therefore treat October 2026 as the developer's current target, not as a completed handover. The shorter remaining construction period is useful for buyers who do not want a multi-year off-plan wait, but the actual building completion, condominium registration and transfer date for a specific unit still need to be verified before final payment.

The public legal trail is stronger than it is for many small local launches. Thailand's Smart EIA Plus database has a dedicated record for Supalai Sense Khao Rang Phuket under report number 256707-2. The environmental report was approved on 29 October 2024, Supalai Public Company Limited is named as project owner, and the registered location is Khosimbi Road, Talat Yai, Mueang Phuket. Supalai's brochure identifies two Chanote land title deeds, numbers 3285 and 3463, and stated that the land carried no encumbrance at the time of publication. A 2026 Supalai disclosure repeats the same land references and again describes the site as unencumbered. These are useful primary-source facts, but they are not a substitute for a transaction-date legal check of the unit, project registration and any later changes affecting the land or sale documentation.

Pet ownership is a genuine differentiator, but it needs to be read carefully. Supalai promotes Sense Khao Rang as its first pet-friendly condominium in Phuket. The brochure goes further and says that the specially designated pet units are in Building A, while the common facilities include an outdoor pet area. A buyer should therefore not assume that every apartment in both buildings carries the same pet rights. The specific unit, condominium regulations, permitted animal types and sizes, use of lifts and common areas, and any pet-related deposits or fees should be confirmed in writing. For someone moving with a dog or cat, Building A and the unit classification may matter as much as floor, view or price.

The amenity package is built around everyday residential use. Supalai describes a 21-metre saltwater infinity-edge lap pool between the buildings, with a jacuzzi, shallow water lounging area and children's pool. The brochure also lists a fitness room, separate lobbies for the two buildings, roof gardens, a sky children's area, the pet playground, an EV charging point, controlled access, CCTV and 24-hour security. An official Supalai video states parking at about 61% of the unit count, excluding tandem parking. That is a useful ratio for a city condominium, but it should not be interpreted as a guaranteed private space for each buyer; allocation and operating rules belong in the project and future condominium-juristic-person documents.

The location makes most sense for buyers who actually want Phuket Town. Supalai's own material gives Mae Luan Road at about 350 metres, Yaowarat Road at 800 metres, Old Phuket Town at roughly 1 kilometre, Vachira Phuket Hospital at 650 metres, Khao Rang Viewpoint at around 1.2 kilometres and Central Phuket at about 2 kilometres. Those are developer-published distances; we have not recalculated them. The real benefit is access to urban services without living inside Patong, Kata or Bang Tao's tourist corridors. The trade-off is equally clear. This is not a walk-to-the-beach address, and anyone buying primarily for a beach lifestyle or beach-led holiday demand should compare it with a different set of Phuket projects.

Foreign ownership requires a unit-specific check. Under Thailand's Condominium Act framework, a foreign buyer can hold a registered condominium unit freehold only within the foreign ownership quota, which cannot exceed 49% of the aggregate unit area of the building. When qualifying foreign-quota stock is unavailable, a leasehold or another lawful contractual structure may be discussed, but it is not equivalent to foreign freehold. The public Supalai materials we reviewed do not state how much foreign quota is currently available at Sense Khao Rang or which remaining units are earmarked for foreign freehold. Because the building is still under construction, the eventual condominium registration is also part of the closing sequence. The ownership route should therefore be confirmed for the exact apartment before any non-refundable commitment.

Pricing also needs a date stamp. The 2024 launch materials started at THB 2.69 million, and that older figure still appears in parts of Supalai's detailed project page. By contrast, the developer's current project showcase in early September 2026 displays a starting figure of THB 2.89 million. We use THB 2.89 million as the fresher lower anchor and flag the mismatch rather than blending the two numbers. It is not a quote for every layout and it does not establish what a foreign buyer will pay for a specific unit. Floor, orientation, furnishing, incentive, ownership quota and remaining stock can all change the transaction price. We also did not find a current official unit-by-unit price list or a current public payment schedule, so neither is invented in the record.

Taken as a whole, Sense Khao Rang is best read as a compact new city condominium from a large Thai developer, with a clear physical location, an approved EIA record, unusually usable apartment sizes and a specific pet-owner proposition. Its strongest combination is Phuket Town access, 35–73 sq m layouts, only two low-rise buildings and a completion target that is now close. The decisive checks are more prosaic: whether the selected unit is available under the foreign quota, whether the building is actually ready for transfer, what is included in the final price, what furniture is contractually supplied, which pet rules attach to the apartment, and how the payment milestones are documented. If those points fit the buyer's needs, the project can make sense for urban living or longer-term ownership. If beach access is the central objective, it belongs in a different comparison set.
