Why this project is worth a look
Visible construction
Adora has a current developer progress report rather than only a launch date: Rhom Bho reported 33.85% overall progress and 72% structural progress in July 2026. That does not remove off-plan risk, but it gives buyers a measurable baseline that can be checked against later monthly updates instead of relying on one promised handover date.
Low-rise layout
The eight residential buildings are limited to four storeys. That creates a resort-like scale without a tower, while making exact unit position more important: proximity to pools, the inner garden, the site perimeter or the facilities building may affect privacy and noise more than moving up or down a single floor.
Useful shared spaces
The amenity package is designed for more than a short holiday: private work rooms and meeting space sit alongside a 50-metre pool, several other water zones, a gym, jogging track, steam rooms, children’s areas and laundry facilities. That is useful for long stays, but owners should also budget for the maintenance burden of a facility-heavy condominium.
Clear unit range
The product mix stays focused on one bedroom, one-bedroom Plus and two-bedroom homes, broadly from 30 to 87 sqm. That makes comparison easier, but the spread in both area and asking price within the same category is wide enough that the floor plan and exact contract matter more than the label.
Public-company disclosure
Rhom Bho Property includes Adora in its corporate reporting: 210 units, under construction and on sale, with a project value of roughly THB 1.46B in its Q1 2026 filing. Public disclosure is not a completion guarantee, but it gives a buyer more independently checkable data points than a development that exists only on agency landing pages.
About the project
The Title Adora Rawai is a new low-rise condominium by Rhom Bho Property on Phuket’s southern coast. The useful starting point is to separate the presentation from what can already be verified. Adora appears as its own project in the developer’s corporate reporting, with 210 residential units, and Rhom Bho’s Q1 2026 disclosure lists it among projects that are both under construction and on sale. The official project page also provides a live construction update rather than only renderings: as of July 2026, overall progress was reported at 33.85%, with piling at 100%, structural work at 72%, architectural work at 8% and systems installation at 22%. For a buyer, that places Adora in the middle of the off-plan cycle. It is materially beyond a concept-stage launch, but it is not yet a completed asset where the finished apartment, landscaping, common areas and operating management can be inspected in real life.
The scheme is low-rise but not boutique. Published project material gives a land area of 6-0-55.4 rai, or about 9,821.6 sqm, with eight four-storey residential buildings and one separate three-storey facilities building. The 210 apartments sit around a landscape-led site with a heavy emphasis on water and shared amenities. That matters more than the Mediterranean styling used in the marketing. Four-storey buildings reduce the sense of a tower complex, but they also make the exact unit position more important: a ground-floor home beside an active pool, a top-floor unit, an inward-facing garden unit and an apartment on the outer edge of the site can have very different privacy, noise and outlook. Adora should therefore be bought unit by unit, not simply by choosing a bedroom count from a price list.

The location is unusually easy to verify for a new launch. The developer’s map link resolves to approximately 7.76909, 98.31645 in Rawai, while property databases place the project by Route 4233. The developer states that Rawai Beach is about 400 metres away, and an independent Thai property review publishes almost identical coordinates. This is an established part of southern Phuket rather than an isolated resort parcel: daily services, restaurants, local retail, markets, sports facilities and routes toward the south-coast beaches are already part of the wider Rawai environment. Still, ‘close to the sea’ should not be translated into ‘front row’ or ‘sea view’. The experience from a specific apartment will depend on building, floor, orientation and what sits between the unit and the coastline.
The apartment mix is deliberately compact. Across the more detailed public material, three commercial categories recur: one bedroom, one bedroom plus and two bedrooms. Standard one-bedroom units are shown at roughly 30–48 sqm, the Plus category at 57–60 sqm, and two-bedroom apartments at 67–87 sqm. An earlier Thai review grouped the first two categories together and quoted 30–60 sqm for one-bedroom homes, which is broadly consistent with the later breakdown. The important point is that the label alone does not tell you how well the space works. Within the same bedroom category there can be a large difference in area, so the actual plan needs to be read for living-room width, kitchen position, storage, balcony usability, window frontage and circulation. A larger number on the brochure is not automatically a better plan if a meaningful share of that area is lost to corridors or awkward geometry.
Amenities are a substantial part of the proposition, and also part of the future ownership cost. Rhom Bho promotes more than 27 lifestyle functions. Confirmed public lists include a 50-metre lap pool, leisure and wellness pools, a sky pool, jacuzzis, a water tunnel, pool terraces, a gym, a 450-metre jogging track, cooldown and stretching space, steam rooms, a kids’ room and play area, coworking, a meeting room, private work rooms, lobby space, a sky bar, laundry facilities and landscaped garden zones. For someone planning to spend months at a time in Phuket, that can be more useful than a minimal pool-and-gym package. It also creates a more complex property to run. Pools, pumps, planting, lifts, air-conditioned common spaces and multiple leisure areas need continuous maintenance. Public project data currently gives a common-area fee of THB 85 per sqm per month and a one-off sinking fund of THB 850 per sqm; both should be checked against the final contract and condominium rules at handover.
Pricing needs more care than the headline suggests. There is no single public number in August 2026 that can honestly be called ‘the price of Adora’. Public listings show multiple asking prices, including a 37 sqm listing at THB 3.78M, while other one-bedroom offers are materially higher and two-bedroom stock moves above THB 10M. Other published project material shows different type-level starting points: THB 4.82M for a one bedroom, THB 6.095M for a one-bedroom Plus and THB 9.078M for a two bedroom. That is why the registry uses THB 3.78M only as the lowest currently visible market anchor, not as a promise that equivalent developer inventory can be bought at that figure. Before comparing two prices, a buyer needs the building, floor, view, exact area, seller identity, contract status, furniture specification, tenure and any assignment or registration costs attached to that specific unit.
The public payment schedule is straightforward enough to model: a THB 100,000 reservation followed by four 25% stages. The more detailed agency version places the first 25% within 30 days of the reservation agreement, another 25% three months later, a further 25% three months after that, and the balance at ownership transfer, with the THB 100,000 reservation credited against the final amount. This is useful for cash-flow planning, but it is not a substitute for the sale and purchase agreement. On an under-construction project, the commercial risk is contained in the clauses around scheduled completion, permitted delay, refund rights, changes to unit area, assignment to another buyer, currency conversion and the trigger for the final payment. Those clauses matter as much as the percentage schedule and should be read before the reservation money is sent.
For an international buyer, Adora remains subject to Thailand’s normal condominium ownership framework. Foreign nationals may own condominium units in freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Current Adora listings do appear with freehold tenure, but that does not establish that every available unit can be transferred into a foreign buyer’s name. Foreign-quota availability has to be confirmed for the selected unit at the relevant time. The project brochure also states that the development is to be registered as a condominium upon completion, which makes the closing process and project documentation particularly important. If a unit is offered on leasehold rather than foreign freehold, the lease term, renewal mechanism, registration, transfer rights and exit conditions are a separate legal product and should be reviewed as such.
The completion picture is mostly consistent but not perfectly clean. Rhom Bho’s launch material and the legal page of the project brochure point to Q1 2027, with the brochure specifying March 2027; One major property portal also shows March 2027, while another currently displays March 2028. Against that background, and with Rhom Bho reporting 33.85% construction progress in July 2026, March 2027 remains the developer’s principal published target in this dossier, while the conflicting portal date is preserved as an unresolved discrepancy. The right buyer response is neither to assume the March date is guaranteed nor to declare a delay from one conflicting portal entry. The binding completion date, grace period and remedies need to be taken from the current contract for the chosen unit.
Adora’s strongest case is therefore practical rather than promotional: a known Rawai location, low-rise massing, a broad shared-facility programme, a defined one- and two-bedroom mix, and visible construction progress from a public-company developer. It reads most naturally as a second home or long-stay residence that may also be rented, rather than as a guaranteed investment formula. The due-diligence list is still real. A buyer should verify the foreign quota for the exact unit, the final environmental approval documentation, the contractual delivery date, the specification actually included in the price and the operating costs that will apply once the condominium is registered. Those points deserve more attention than a launch discount or a generic rental-yield claim.
One further detail is worth keeping in the file. The project brochure identifies land title deed number 15232, but the accessible wording does not state the Thai title class, such as Chanote, so this dossier does not upgrade it into a title type that was never published. For a condominium buyer, the eventual registration of the building and the individual unit is usually the more immediate ownership issue, but the land underlying the project still belongs in a legal review. This is where public research reaches its natural boundary. Open sources are strong enough to establish what Adora is, where it is, how it is being built and what the commercial structure broadly looks like; the developer’s legal documents and independent counsel still have to establish exactly what rights attach to the unit being purchased.

Unit types & sizes
The smallest category and the one with the widest visible price dispersion. Public listings show that apartments with fairly similar sizes can carry materially different asking prices, so building, floor, orientation and contract status matter more than treating every one-bedroom as interchangeable. For one person or a couple the format can work for a long stay, but a unit near 30 sqm and one approaching 48 sqm provide very different levels of storage and everyday comfort.
A larger category between the standard one-bedroom and the two-bedroom range. Public material confirms the size band but does not establish one universal use of the extra space across every layout, so the word ‘Plus’ should not be read as a guaranteed enclosed office or second room. It is best compared with smaller two-bedroom options by looking at the actual plan rather than the marketing label.
The project’s main family-oriented format. Current listings include examples at 67 and 81 sqm with two bathrooms, while the published range extends to 87 sqm. A spread of almost twenty square metres is large enough for two apartments with the same bedroom count to feel completely different, so living-room size, storage, bedroom privacy and position relative to the pools and shared areas should be compared unit by unit.

The current approval certificate number and a publicly accessible final document were not found in this research pass.
- The project brochure identifies land title deed no. 15232 but does not state the Thai title class. It is therefore not labelled as Chanote or any other specific title type without separate documentary confirmation.
