Time Square 306 is a completed residential tower on Street 306 in BKK1, central Phnom Penh. It is also marketed as Time Square 5 and forms part of Megakim World Corp.'s wider Time Square series. The decision today is no longer a conventional early-stage off-plan purchase: current pages show apartments offered for immediate occupancy and resale. The due-diligence focus therefore shifts from a promised construction programme to the actual unit—floor, orientation, outlook, physical condition, furniture, appliances, unpaid charges and the seller's documents. The registry uses 45 floors and 350 apartments because those figures recur on the official portfolio index, IPS, realestate.com.kh and several detailed project profiles. A separate official project-detail page, however, says 27 storeys and 180 residential units. That contradiction has not been silently resolved; it is retained in the unconfirmed section for an as-built check.
The developer is Megakim World Corp. Ltd, the company associated with the Phnom Penh Time Square portfolio. Its website presents Time Square 306 as the fifth scheme in the series, says the structure topped out in September 2024 and lists completion in 2025 on the portfolio page. That history helps identify the project, but it is not a substitute for unit-level legal work. A completed condominium purchase still requires the title for the selected apartment, proof of the registered owner, a search for mortgages or other encumbrances, confirmation that management charges are paid, current building rules and a detailed inventory of what remains after completion. IPS describes the ownership form as Strata Title. This dossier does not extend that statement to every advertised apartment: the actual certificate and remaining foreign-ownership quota must be checked from documents before money changes hands.

Recent photographs show a completed building broadly consistent with the earlier exterior visualisations, while the surrounding BKK1 skyline continues to evolve. The current official page adds a three-bedroom Duplex Queen configuration at either 145 or 160 sqm with four bathrooms. The active IPS offer at $122,500 is described as 45 sqm, while other one-bedroom advertisements use 60 sqm. The title plan, not the headline, should settle the contractual area.
The lowest clearly verified public reference on the check date is $122,500 for a 45 sqm one-bedroom apartment on the 24th floor through IPS. Nearby offers on the same agency site sit around $123,795 to $125,000, while a Khmer24 page advertises a 60 sqm high-floor unit at $125,000. Those figures are not interchangeable. Furniture, parking, taxes, agency fees, seller urgency and unit condition can materially change the comparison. Use the starting price only as an opening market anchor. Before a reservation, the buyer needs confirmation that the listing is still live, an inspection of the exact apartment, a title-area check, an agreed furniture and appliance list, clarity on transfer tax and registration costs, and a complete settlement calculation. No current primary developer price list or instalment programme has been independently confirmed; available stock now appears predominantly resale-led.
The shared facilities are designed for regular use rather than a single decorative feature. Checked pages list an infinity sky pool, fitness gym, children's playroom, creative play lounge, table-tennis room, rooftop garden or lounge, lobby café and parking for cars and motorcycles. The official page also refers to a sky bar and 24-hour security. Because the building is operating, these items can be inspected directly: water and equipment condition, actual opening hours, resident and tenant access, guest rules and any restrictions on events. Amenities also create ongoing costs. A pool and gym are not free additions; they are funded through management charges and long-term maintenance. The sources reviewed do not provide one current fee schedule that can safely be applied to every owner, so the ownership budget should use the latest statements for the exact apartment rather than an old sales brochure.

IPS places the tower roughly 500 metres from Monivong Boulevard, while project pages consistently identify the central BKK1 setting.
