Why this project is worth a look
A genuinely walkable address
Chit Lom station and Central Chidlom are close enough to change how a resident uses Bangkok. Fewer routine car trips may matter more than extra floor area elsewhere. The trade-off is an active urban setting, with varying street exposure from one apartment to another.
Two distinct residential choices
The Tower and The Villa differ in height, placement on the site, layouts and parking arrangements. That gives buyers a meaningful choice within one address, though the better option depends on the particular floor and aspect. A viewing of one block cannot stand in for an assessment of the other.
Homes beyond the standard layout
Studios, conventional one- and two-bedroom apartments, duplexes and larger residences feature in the original accommodation schedules. Buyers can search for several life stages within the same development. That design variety does not mean every category is available on the resale market today.
Useful amenities, real costs
Pools, fitness areas, spa facilities and landscaped shared spaces make daily life more flexible for residents who use them. Their upkeep is also part of the building's finances. What matters in 2026 is how well they are run, not how persuasive they appeared at launch.
The ability to inspect reality
Because the buildings are complete, a buyer can check noise, daylight, room finishes, lift access and management quality before committing. Yet resale introduces questions about existing leases, owners' liabilities and foreign-title eligibility. The listing price is only the beginning of that assessment.
About the project
Buying at 28 Chidlom is no longer a decision about whether a development will be built. It is a decision about a particular home in an established Bangkok condominium: who owns it, what condition it is in, how its legal title can be transferred and what it will cost to live there. SC Asset developed the complex on Chidlom Road in the Lumphini part of Pathum Wan. Later SC Asset materials record 425 residences across two buildings. The development is already complete, with most residential portals giving 2019 as the completion year, although some use 2020. A polished project identity cannot answer the questions that matter when the property has been occupied for several years. The apartment, its financial history and its precise position within the complex now matter more than a launch brochure ever could.
There are two buildings, but one residential development. The Tower has 47 storeys and 243 homes. The Villa rises to 20 storeys and, in SC Asset's later brochure, contains 182. A contemporary Thai review places The Villa closer to the road and The Tower further back on the site. This is a useful starting point for a viewing, not a substitute for one. A high-floor apartment may catch more daylight and reveal a wider skyline, but the view can still be affected by nearby buildings. An apartment in the lower block may feel very different depending on whether its windows face the street or the inner gardens. Lift access, pedestrian routes through the property and parking arrangements can also change what an ordinary weekday feels like.

The appeal of the address is unusually concrete. SC Asset's project brochure described BTS Chit Lom station as roughly 250 metres away and Central Chidlom as about 180 metres away. The retail and dining districts around Central Embassy and Ratchaprasong are close, while offices and other parts of central Bangkok are readily accessible by rail. For a resident whose work and social life are concentrated in the city centre, being able to make many trips on foot is a genuine benefit. This is still a busy downtown setting. Street exposure, delivery traffic and the one-way road system deserve attention, particularly for owners who drive regularly. A short distance on a map does not guarantee a painless car journey at the times you travel.
The choice of apartment is broader than a typical studio-versus-two-bedroom comparison. SC Asset's accommodation schedule for The Tower included 33-square-metre studios, one-bedroom homes of 40–46 square metres, 50-square-metre one-bedroom duplexes, two-bedroom homes of 69–91 square metres, larger three-bedroom residences and penthouses. The Villa had its own selection, including one-bedroom homes, larger deluxe layouts, two-bedroom apartments and family-sized three-bedroom units. Those are original design ranges, not an inventory of resale stock. They help you identify the right layout to search for, but do not tell you whether a particular home has been altered, how its enclosed terrace works or whether all of the advertised built-in fittings are still present.
Architecture is part of the character here, rather than only a decorative selling point. Kohn Pedersen Fox describes a composition of projecting, jewel-box-like living spaces, large windows and terraces woven around greenery. SC Asset's brochure identifies generous ceiling heights of roughly 3–3.1 metres and insulated double glazing; TROP is credited with landscape design and Design 103 with executive architecture. In a real apartment these decisions can make rooms feel lighter and less boxed in. They do not eliminate the realities of Bangkok's climate. Solar exposure, air-conditioning performance, seal condition and whether the windows can be used comfortably are all worth observing. Two homes with nearly identical floor areas can behave differently because of their elevation and orientation.
The shared spaces extend the home beyond its front door. Published project materials describe landscaped courts, reading and lounge areas, swimming pools, a children's pool, a heated spa pool, fitness rooms, steam and sauna facilities, along with security and parking. A detailed DDproperty project review located the spa facilities on level 12 and the sky pool and fitness space on level 44 of The Tower. For someone who swims, exercises or uses communal quiet spaces regularly, these facilities may justify part of the ongoing maintenance expense. For someone who never uses them, they are still part of the cost of ownership. Their current condition, guest policies and hours of access are a matter for the condominium management, not the original sales drawings.
Pricing illustrates why property-level diligence matters so much. On 10 October 2026, the lowest asking price visible in the FazWaz 28 Chidlom selection was THB 9.65 million. The matching listing described a 35-square-metre one-bedroom residence on the fourth floor of The Tower. Crucially, its ownership field was marked Thai quota. This price therefore should not be presented to a foreign buyer as an immediately available foreign-freehold apartment. Other listings in the same project are marked foreign quota, but they are different homes, at different prices, on different floors and often with different tenancy positions. The cheapest headline price and the cheapest home legally suitable for a particular buyer are not necessarily the same number.
The condominium's freehold status is a genuine distinction from projects sold exclusively through leasehold interests, but it needs to be understood precisely. Thai law caps foreign ownership of condominium units at 49% of the total registered unit area. Freehold transfer to a foreign national depends on space being available within that quota and the buyer meeting the legal and documentary requirements. The condominium juristic person's quota confirmation, the seller's title documentation and evidence of qualifying overseas funds are practical parts of the transaction. A Thai-quota listing may be transferable to a foreign buyer only if the building's quota position and the transfer requirements permit it. A long-term lease is a different legal interest and should not be priced or explained as though it were registered freehold title.
Running costs deserve the same care as the purchase price. An early DDproperty review recorded common-area maintenance at THB 100 per square metre per month, and present-day resale listings show monthly fees consistent with that order of magnitude. The THB 9.65 million listing, for example, states THB 3,500 per month for its 35-square-metre home. Treat this as a property-specific illustration, not a certified tariff covering every residence in 2026. Electricity, water, insurance, future repair contributions and the treatment of any sinking-fund payment can affect the full ownership cost. Before transfer, the condominium's own records matter more than an agent's approximate monthly number, especially when confirming unpaid balances or building-fund obligations.
Parking adds another practical distinction between The Tower and The Villa. Historical material describes automated parking serving the taller building and conventional basement parking in the lower one. The original project review recorded 358 spaces, while later listing databases circulate a different figure. Neither number proves that an individual seller has a transferable, assigned bay. If you drive daily, you will want to see how the mechanism works, what happens during busy periods and whether the apartment's rights include a space at all. If you rarely drive, being near Chit Lom station may outweigh those concerns. Even then, operating and maintaining the common parking infrastructure may remain part of the building's overall expenditure.
For a landlord, the project offers a recognised central location and several apartment sizes, but not a guaranteed return. Vurel's October 2026 observation of asking rents placed the median advertised one-bedroom rent around THB 53,000 per month and the median for two-bedroom listings around THB 95,000. These are advertised amounts, not signed rental contracts, and do not account for vacancies, agency fees, upkeep, furnishing, taxes or owner-paid building charges. Some apartments currently advertised for sale are already rented through dates in 2027. That can provide income continuity, or it can prevent a purchaser from moving in as soon as the transfer is complete. The tenancy paperwork, payment history and condominium rules matter as much as a proposed rental yield.
28 Chidlom is best assessed as a specific property in a strong central location, not as an automatic investment recommendation. A frequent rail commuter may prize a compact home near the station; a family may favour a larger Villa layout; another buyer may care most about the outlook and facilities of The Tower. None of those preferences makes one building universally better. The useful advantage of buying a completed residence is that you can visit the exact space, test the everyday details and examine real documents. The risk is paying for a project reputation while overlooking the individual home's legal, physical or financial limitations. Keeping those two sides of the decision separate leads to a more useful comparison.
Ownership format
The project is marketed as a freehold condominium. A foreign purchaser may register freehold title only within the statutory foreign quota of 49% of the condominium's aggregate unit area. The quota position and transfer eligibility must be checked for the specific unit; a Thai-quota listing is not automatically transferable into foreign freehold.
Unit types & sizes
The smallest original Tower layout. Storage, kitchen placement and how the sleeping area connects to the living space will determine whether it works as a full-time home rather than a short stay. This is a design category, not a live sale offer.
A separate bedroom gives a couple or a solo resident more flexibility than a studio. Pay attention to circulation space, usable storage and how the kitchen meets the main room; two apartments within this range may feel surprisingly different.
A split-level residence can provide a clearer division between living and sleeping spaces. Stairs also take up usable area and may become an inconvenience over time. Check the actual floor plan and headroom rather than assuming every duplex offers more practical space.
A useful category for a household wanting a guest room, child's room or genuine home office. The original sizes span a meaningful range, so the relationship between bedrooms, bathrooms and the living room deserves more attention than the label 'two-bed'.
These are substantial city-centre homes rather than simply enlarged two-bedroom apartments. The breadth of the published size range means an individual plan can have a very different balance of living space, bedrooms and circulation. Availability is not established by the brochure.
The original penthouse category calls for an individual assessment of terrace design, privacy, access and running costs. A historic floor-plan range says little about a present-day seller's terms or the condition of any specific home.
This is a manageable footprint in the lower building. Its street-facing position on the site makes aspect especially important: some views and noise conditions will differ from an inward-facing apartment even where the listed size is similar.
For buyers who spend more time at home, this larger one-bedroom format may offer a better work-and-living balance. The real advantage depends on how the extra space is distributed, not on the deluxe label.
This range can support a small family or a couple needing a dedicated office. Viewings should focus on the privacy of both bedrooms, light in the main living area and the practical placement of storage and bathrooms.
A larger two-bedroom home can deliver more generous shared living space without adding another bedroom. The deciding question is where those extra square metres actually sit: in the rooms people use, or in corridors and transitional areas.
A three-bedroom home in the lower block can suit a family committed to staying central. At this size, room orientation, storage, bathroom access and actual acoustic comfort may matter more than a marginal difference in total area.
These are the developer's original accommodation types, not a list of units currently for sale. The Tower had six published categories and The Villa five. Resale floor areas, alterations, furnishings, availability and ownership status must be checked for each home. The brochure does not establish net usable areas, so none are stated. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
