About the project
Aman Nai Lert Bangkok Residences sits in a different category from the typical Bangkok luxury condominium. The homes form the private residential component of the 36-storey Aman Nai Lert Bangkok inside Nai Lert Park, sharing the address with a 52-suite hotel, restaurants, club spaces and a major wellness operation. The property officially opened on 2 April 2025, so the core risk is no longer construction delivery. A buyer is looking at an operating building and a specific existing home. That shifts due diligence toward the lease contract, the condition and fit-out of the residence, service charges, access rights, assignment mechanics and the quality of day-to-day management. The brand matters here, but the transaction still needs to stand on its own documents.
The setting is the part that is hardest to reproduce elsewhere in central Bangkok. The official address is 1 Soi Somkid, Lumphini, Pathum Wan, inside the historic Nai Lert Park just off Wireless Road. Aman’s own directions link resolves to 13.746968, 100.5463261. You are effectively between the Chit Lom and Phloen Chit commercial districts, close to the city’s retail, office and embassy core, yet the tower rises from mature private greenery rather than directly from a busy road frontage. A current market listing places Chit Lom BTS at about 650 metres. That makes the location workable without a car for many central-city trips, while still preserving a sense of separation once you return through the park entrance.

The final residence count deserves a careful note because the live sources do not all agree. The best-supported final configuration is 34 homes across 18 residential floors. A separate live Aman page currently gives 39, so the discrepancy should not be buried; the current legal schedule of residences should settle it before publication or purchase. We use 34 as the working count because it is supported by the residence-specific material and the completed-building record. Either way, this remains an unusually small ownership pool rather than a high-volume luxury tower.
The scale of the individual homes is equally unusual. Aman describes one-bedroom residences of up to 127 square metres and four-bedroom penthouses reaching 2,200 square metres. Public resale stock gives a more practical picture of the middle of the range: in July 2026 a 233-square-metre two-bedroom was asking THB 139M and a 373-square-metre three-bedroom was asking THB 199M. A separate August 2026 listing showed a 337-square-metre two-bedroom at THB 162M. Those examples make bedroom count a poor shortcut for value. A buyer has to compare floor area, outdoor space, views, service rooms, layout efficiency, furnishing and the remaining lease position before deciding that one residence is more or less expensive than another.
Privacy is built into the architecture rather than left entirely to hotel operations. Openbox Architects, the local architectural team, says the hotel and residential functions are separated from the point of arrival. Jean-Michel Gathy of Denniston is associated with the interior design language, which uses large volumes, natural materials and framed views of the park. Aman states that most residences have private terraces and 3.2-metre ceilings. That design matters because a branded residence can fail as a home if owners are constantly moving through transient guest areas. Here the intention is clearly to let residents benefit from the hotel while keeping their domestic circulation distinct.
The service proposition is extensive, but it should be priced as part of ownership rather than treated as a free perk. Resident-focused facilities described across current and launch materials include a private dining room and lounge with chef service, a garden lounge with library and business facilities, a residents’ infinity pool on the 30th floor, private fitness and yoga or Pilates spaces, and preferential access to Aman wellness amenities. The operating hotel site also confirms that several Aman Club venues — including Hiori, Sesui, Aman Lounge and the Cigar Bar — are available to residents alongside hotel guests and club members. The hotel’s wellness centre is stated at 1,500 square metres. Before buying, ask for the current schedule of owner charges and a written list of what is included versus charged on use.
Tenure is the most important point for an international buyer. The project was formally launched with 30-year leasehold ownership rather than condominium freehold. In other words, the purchase decision is not primarily about securing capacity within Thailand’s 49% foreign condominium quota; it is about taking over or entering the long lease attached to the residence. For a resale purchase, the original headline term is less useful than the actual contract in front of you: start date, remaining years, assignment provisions, landlord consent requirements, renewal wording and transfer costs. No public executed lease was found, so any additional term beyond the registered lease should be treated as contractual language to verify, not as an automatic extension.
Public pricing is sparse enough that it should be read as individual inventory, not as a reliable project price curve. The lowest clearly observed asking level in July 2026 was THB 139M for a 233-square-metre two-bedroom. The same register showed a 373-square-metre three-bedroom at THB 199M, while a late-August listing on DDproperty advertised a 337-square-metre two-bedroom at THB 162M. Three datapoints across different homes do not establish a stable price per square metre for the whole building. They do, however, show that current entry into the publicly visible resale market is well into nine figures in baht. Negotiation, fit-out, lease position and seller circumstances may all matter more than a headline average.
Several online databases still carry pre-opening information, which is a material source of confusion. Older project cards list 50 residences, a 2023 completion date and, in some cases, freehold tenure. One database even presents 94 units, apparently combining the hotel and residential inventory. Those records do not align with the residence-specific Aman page, the 2025 opening announcement or the current specialist resale register. We therefore treat 2025 as the completed/open year and 34 as the best-supported current residence count, while keeping the discrepancy visible. For a transaction at this level, legal schedules and the actual lease package should override portal metadata every time.
The right buyer is someone who values the address and operating environment as much as the physical floor area. Nai Lert Park offers a genuinely green setting within the Chit Lom–Phloen Chit core, and the small number of homes makes the project feel more like a private urban residence club than a conventional condominium. It can work particularly well for an owner who already uses Aman properties, wants hotel-level support on demand and expects to spend meaningful time in Bangkok. It is less convincing for a buyer whose first priority is perpetual freehold title, a broad pool of future buyers, low common costs or a simple rental-yield calculation. Leasehold duration and the narrow resale market need to be weighed against the lifestyle benefits rather than ignored because the brand is strong.
A physical inspection should go beyond finishes. Check whether the terrace and principal rooms have the park or skyline outlook you expect, whether hotel activity creates any noise or service traffic, and whether the private residential route works as promised at busy times. Ask to see the residence’s actual furniture and equipment inventory rather than relying on generic Aman imagery. Then move to the operating documents: current annual fees, chargeable services, renovation rules, letting restrictions if any, parking rights, guest access, pet rules and the process for future assignment of the lease. At this price point, a beautifully run building can still be a poor purchase if the contract or service economics do not fit your ownership horizon.
For that reason, Aman Nai Lert Bangkok Residences is best evaluated as a completed, service-intensive, leasehold urban home rather than a speculative new-build. Its strongest attributes are tangible today: the park setting, central address, scale of the residences, privacy planning and live Aman facilities. Its main limitations are also tangible: exceptionally high capital entry, limited public resale evidence, recurring service economics that need to be checked, and a tenure structure whose remaining term directly matters on resale. The decision should come down to the exact residence and its documents. The project name gets you through the door; the lease, view, layout and operating costs determine whether the individual home is the right one.

This was the lowest publicly observed resale example in July 2026. At 233 sqm it already works as a substantial primary city home for a couple or small family, although the exact layout and remaining lease term matter more than floor area alone.
This is a large family-scale home with enough volume for long stays and entertaining. At this size, service areas, primary-suite privacy, terraces and the orientation of the main living rooms can materially change how the residence works.
At the top of the range the product is closer in scale to a private house lifted above the city than to a standard apartment. No current public asking price for this category was found, so availability and terms must be checked for the specific home.
Aman publishes the ends of the size range but not a complete current schedule for every layout. Live listings show that homes with the same bedroom count can vary substantially: a separate two-bedroom of 337 sqm was advertised at THB 162M in August 2026.
