Why this project is worth a look
A usable central address
Wireless Road is valuable here because it changes everyday logistics, not because the name itself is prestigious. The official project material puts Phloen Chit BTS about 450 metres away and Central Embassy sits close by, with major offices, hotels and diplomatic compounds spread through the same corridor. For someone whose life is centred on inner Bangkok, that can reduce dependence on a car. The exact unit still matters: traffic exposure, view lines and privacy can vary sharply by orientation and floor.
Freehold with a caveat
The development is structured as a freehold condominium, which is easier to understand than a residence built on a long lease. Foreign buyers still have to work within Thailand’s condominium quota: freehold title in a foreign name is available only while the selected unit sits within the 49% foreign-ownership cap. Two units with the same floor plan can therefore have different practical value to an overseas buyer if one is Foreign Quota and the other is not.
A real size ladder
The mix runs from compact one-bedroom homes through larger one-bedrooms, several two-bedroom formats, substantial three-bedrooms and a penthouse tier. That creates a broader owner and tenant base than a building dominated by one small format. It also makes project-wide averages less useful. A 35 sq m one-bedroom and a 113–129 sq m family residence compete in different markets, carry different running costs and should be compared against different alternatives.
Amenities with purpose
The common areas include work space, gardens, children’s facilities, fitness and wellness rooms, lounges and upper-level club and pool functions. That gives an owner several reasons to use the building beyond the private apartment. The other side of the equation is cost: service charges and the sinking fund are part of the ownership budget, and a large amenity programme needs consistent management to stay valuable over time.
Off-plan timing matters
This is still a construction-stage purchase. The official legal text points to November 2027, while major property platforms generally show January 2028 or 2028 for completion. A buyer with a fixed move, lease start or financing timetable should rely on the signed transfer provisions rather than the marketing date. The building can be a strong fit and still be the wrong purchase if the buyer cannot tolerate handover uncertainty.
About the project
The Embassy Wireless is being built at 1042 Witthayu Road in Lumphini, Pathum Wan, on an identifiable Wireless Road site rather than a loosely defined neighbourhood label. The official brochure places Phloen Chit BTS about 450 metres away, while Central Embassy sits close to the Ploenchit end of Wireless Road. That combination matters in day-to-day terms: many central-Bangkok trips can start on foot or by rail, while a car remains useful for cross-town journeys. Buyers should separate the address from some of the broader marketing language around the district, however. Lumpini Park lies further south along the Wireless Road corridor rather than directly at the entrance, so any claim about park views or an effortless park walk should be tested against the actual residence, its orientation and the route on the ground.
The legal project and land owner named on the current official site is HKL Noble (Wireless) Co., Ltd., a joint-venture vehicle backed by Hongkong Land and Noble Development. That is more precise than treating the development as a standard Noble-only project. The tower is described as a single 41-storey condominium with 757 residential units. One technical discrepancy remains in the public material: the earlier official brochure says there are two basement levels, while the current legal disclaimer on the project site says one basement level. The headline building statistics are otherwise consistent. For a buyer, the mismatch is a reminder that parking, service areas and other building-engineering details should be checked against the latest plans rather than assumed from an older brochure.

This is a large high-rise, not a low-density boutique building. The brochure lists 478 parking spaces, of which 464 are automated and 14 conventional, together with eight passenger lifts and one service lift. Those numbers suggest that the operating design has been planned for a substantial resident population, but they do not tell you how the building will feel at peak times. Lift waiting times, automated-parking procedures, guest parking and the relationship between parking rights and specific unit types only become clear through the final rules and actual operation. Buyers who value privacy and very low common-area traffic should therefore judge the scale of 757 homes as a feature in its own right rather than focusing only on the upper-floor club facilities.
The residence mix starts with compact one-bedroom layouts around 34–35.5 sq m. Larger one-bedrooms run roughly 42.5–46 sq m, followed by two-bedroom homes around 54.5–70.5 sq m and a larger two-bedroom-plus configuration at about 77 sq m. Specialist project material also lists three-bedroom residences around 111.5–145.5 sq m and penthouses around 241 sq m. The current official consumer-facing site highlights three mainstream formats — 35 sq m, 43 sq m and a 70 sq m family layout — so the larger homes should not be assumed to be continuously available. The right comparison is at individual-unit level: floor, direction, window line, room proportions and current ownership status can matter more than the marketing name attached to the layout.
The amenity programme is broad enough to affect the way an owner can use the building. Official material lists a grand lobby, private residential lounge, meeting room, landscaped gardens, a children’s area, a residents’ club, private working space, an energy and fitness club, a multi-exercise studio, treatment space and a salon. Current project profiles also place the pool, gym, lounge and key club functions on the upper floors, which gives the tower a genuine destination space rather than a token ground-floor gym. The trade-off is operating cost. A specialist sales source publishes a common-area fee of THB 80 per sq m per month and a one-off sinking-fund contribution of THB 800 per sq m. Those figures are useful for budgeting but should be reconciled with the final sale contract and condominium regulations before purchase.
Ownership is one of the clearer parts of the proposition: the project is marketed as freehold. For a foreign buyer, though, freehold is unit-specific rather than an automatic right across the whole building. Thai condominium law caps foreign ownership at 49% of the total area of all condominium units. The practical question is therefore whether the exact residence being bought is available within the foreign quota and can be transferred into the foreign purchaser’s own name. Several current market listings are explicitly labelled Foreign Quota, which is encouraging but still not a substitute for documentary confirmation at the point of purchase. A listing label, a reservation form and the eventual title-transfer position are three different things and should be treated separately.
The completion timeline needs a conservative reading. The current official legal text says construction is expected to finish in November 2027. FazWaz, DDproperty and other market sources generally use January 2028 or simply 2028 for completion or handover. For an off-plan buyer, that gap is material even if it looks small on a brochure. Moving plans, rental assumptions and the timing of the 70% final payment should be based on the signed contract, including any permitted extension period and remedies for delay. As of August 2026 the project is still under construction, so the buyer is taking construction and handover timing risk rather than purchasing a completed residence that can be inspected in finished form.
The lowest visible asking price found in the current market check is THB 8.72M for a roughly 34.5 sq m one-bedroom unit, and that listing is marked as Foreign Quota. It is a useful market floor, not a universal project price. Other one-bedroom offers sit above it, while larger two- and three-bedroom residences move into much higher price bands. Within the same tower, level, view corridor, exact area, fit-out, seller type and foreign-quota status can all change the asking price substantially. A buyer comparing value should therefore build a small like-for-like set of units of similar size and ownership form rather than using one headline “from” figure as the basis for the decision.
For an owner-occupier, the strongest case is straightforward: central Bangkok, practical BTS access, a recognisable Wireless Road address and a full-service high-rise environment. For an investment purchase, the analysis needs to go deeper than the address. Entry prices are high enough that rental yield, recurring fees, vacancy assumptions and competition among 757 homes matter. A compact one-bedroom may be easier to position in the rental market but will compete with many similar units in the same building. A three-bedroom or penthouse is rarer and targets a different tenant or end-user pool, but it requires far more capital and a narrower exit market. In either case, the project name is only the starting point; the investment outcome will be driven by the exact residence and the contract attached to it.

The most compact entry point into the building. It suits a single resident or couple who values the central address and shared facilities more than generous internal space. The current THB 8.72M lower market anchor sits in this size band, but floor, view and foreign-quota status need a unit-by-unit comparison.
A more comfortable one-bedroom for full-time use, with the extra area typically more valuable in living, storage and work space than in the bedroom itself. Current listings show this size repeatedly, so buyers can often compare several floors instead of treating the first available unit as unique.
The core family range. The spread between the smaller and larger layouts is wide enough that two homes labelled simply “2 bedrooms” can serve very different households. Before comparing price, check living-room width, storage, bathroom count and whether the furniture plan works for the way the home will actually be used.
A bridge between the standard two-bedroom range and the much larger three-bedroom homes. It can suit buyers who want an additional flexible room or workspace without moving into the 110+ sq m family tier. The actual layout and current availability should be checked against the exact unit plan.
A substantial family format with fewer direct substitutes inside the tower. Current market listings confirm examples around 113 and 129 sq m. View direction, bedroom privacy, service areas and parking rights matter more at this level because the absolute price difference between superficially similar layouts can be large.
A scarce top-tier format that should not be judged by the averages for standard apartments. At this level, floor and outlook, separation of private and entertaining areas, parking, transfer terms and the depth of the eventual resale market all become central. Availability should be treated as occasional rather than continuous.
