Why this project is worth a look
Central, but set inward
Soi Somkid gives the project a different feel from a tower opening directly onto Ploenchit Road. Residents remain within walking reach of Chidlom’s retail and business core, while the residential entrance sits deeper inside the block. Unit orientation still matters because the two towers face a dense central-city environment and views can vary materially by stack and floor.
Older, roomier formats
The original mix starts with studios of roughly 38 sqm, and the mainstream one- and two-bedroom formats are larger than many newer central-Bangkok products. That can be a meaningful advantage for an owner-occupier. The trade-off is that renovation quality, air-conditioning, plumbing and other unit-level systems now deserve more attention than they would in a newly completed building.
A visible resale market
Completed in 2009, the building has an active resale and rental market with many live listings. Buyers can compare actual apartments, renovations, floors and asking prices rather than underwrite a future product from renderings. The depth of listings does not make every unit equally liquid, however; condition, aspect, size, title and asking price still determine how easy a specific apartment may be to rent or resell.
Management now matters most
At this stage in the building’s life, AP’s original developer brand is only part of the story. A serious resale review should also cover the condominium juristic person, major maintenance history, common-area condition, unit arrears and parking rules. Those checks distinguish a well-run mature building from a purchase that merely looks attractive in a renovated listing.

The Address Art Deco Chidlom is a completed central-Bangkok condominium on Soi Somkid in Lumphini, Pathum Wan. AP’s own archive uses the name The Address Chidlom, while major property databases also use The Address Art Deco Chidlom, referring to the same development and its design concept rather than a separate phase. The project has two residential towers, one with 24 floors and the other with 22, and a combined 597 units. For a resale buyer, that changes the due-diligence focus completely: there is no construction schedule to underwrite, but there is a real building history, an operating juristic person, common areas that have aged in use, and individual apartments that may have been renovated very differently over the years.
The street address is 9 Soi Somkid, Lumphini, Pathum Wan, Bangkok 10330. Soi Somkid runs inward from the Ploenchit/Chidlom retail corridor, putting the towers close to the heart of Chidlom without placing the residential entrances directly on the main road. Central Chidlom, Central Embassy and the wider Ratchaprasong retail district are all part of the immediate urban context. Chit Lom station is the principal rail connection. Sources vary on the walk, generally placing the station roughly 650–900 metres away, so it is more accurate to describe this as a walkable Chidlom address than to claim a single exact doorstep-to-platform distance.

The project dates from the period when AP was positioning The Address as an upper-tier urban condominium brand. AP’s 2009 archive confirms The Address Chidlom as one of its developments, while Construction Lines, the contractor, records completion in 2009 and describes the two-building configuration as a 24-storey tower and a 22-storey tower with 597 units in total. Older corporate material uses the developer’s former name, Asian Property Development Public Company Limited. That is the same corporate lineage as today’s AP (Thailand) Public Company Limited, not evidence of a different developer.
Original project directories consistently show studios and one-, two- and three-bedroom layouts, with studios around 38–49 sqm, one-bedroom units around 52–54.5 sqm, two-bedroom units around 68.5–91.5 sqm and a large three-bedroom format around 180.5 sqm. Current resale listings are broader: brokers currently label some units around 41–57 sqm as one-bedrooms, for example. That discrepancy matters. A buyer should treat the marketing label as a search filter, then rely on the title deed, registered area and the actual floor plan of the selected apartment rather than assuming every resale listing follows the original AP typology.
The common facilities are substantial for a city-centre building of this age: swimming facilities, fitness, sauna and steam rooms, landscaped areas, a children’s area, library or business space, access control, CCTV and staffed security are repeatedly listed across current project databases. Several sources also cite roughly 447 parking spaces, including tandem parking. That is a project-level figure rather than a promise that a particular unit carries a dedicated bay, so a car owner should check the juristic-person rules and the unit-specific parking entitlement before treating parking as part of the purchase value.
Building age should not be reduced to a simple old-versus-proven label. More than fifteen years of occupation is enough for apartments in the same condominium to diverge materially. Some owners may have replaced kitchens, bathrooms, air-conditioning equipment and built-ins; others may still be close to the original specification. That makes price-per-size comparisons less informative than they appear. An owner-occupier should separate the value of the legal apartment in this location from the capital required to bring the interior and systems up to the desired standard. The same applies to an investor: an apparently attractive entry price can be offset by a long refurbishment programme, delayed leasing and a finished product that still competes with newer Chidlom buildings. The correct comparison is therefore not just two asking prices, but two complete post-acquisition budgets.
Scale also matters in practical ways. The development contains 597 apartments across two towers, and one specialist source splits them at roughly 350 and 247 units. This is not an ultra-boutique building where every common area serves a few dozen owners. Daily experience depends on lift operation, lobby management, parking discipline, pool maintenance and security across a meaningful resident base. At the same time, two towers create useful variety. Two units with the same bedroom count can have different approaches to the lobby, different outlooks and very different exposure to neighbouring buildings. A buyer should identify the tower, stack and orientation before treating a portal description as sufficient. In central Bangkok, view openness is part of the unit-specific assessment; it should not be described as permanently protected unless there is evidence that actually supports such a claim.
The THB 6.5M starting anchor in this dossier comes from a specific 40 sqm studio listing updated on 8 September 2026. It is not a valuation of the whole project and it is not a promise that equivalent stock will remain available. The same marketplace contains materially higher asks for studios, one-bedrooms and larger units, reflecting floor, size, refurbishment and owner expectations. A project-wide average is therefore a poor substitute for comp-by-comp analysis. If one apartment needs a full interior renewal while another has been comprehensively renovated, part of the price gap may represent real work already completed rather than simple seller optimism. Buyers should use the lower anchor to understand where the live market begins on the research date, then build a separate comparison set for the exact unit type they want to own.
Foreign buyers also need to separate the legal character of the condominium from the transferability of a specific resale unit. Major project databases identify The Address Chidlom as a freehold condominium, but Thai law limits aggregate foreign ownership to 49% of the total registered unit area in a condominium. A building can therefore be perfectly eligible for foreign freehold in principle while a particular transfer still depends on quota availability at the time of registration. For a resale purchase, the relevant evidence comes from the selected unit and the condominium juristic person, not from a generic portal badge saying freehold. The practical question is not simply whether foreigners have bought in the building before, but whether this unit can be registered to this buyer under the available foreign quota when the transfer is submitted.
There is no developer instalment schedule to reproduce because the project was completed and sold years ago. A buyer today contracts with the current owner, so deposit size, completion date, final payment mechanics, handover terms and allocation of transaction costs are deal-specific. That is fundamentally different from an off-plan purchase with a standard booking fee and construction-linked instalments. The resale review should instead establish who legally owns the unit, whether the condominium has issued the necessary clearance documents, what area is registered, whether foreign quota is available when relevant, and what furniture or appliances are included in the agreed price. A furnished listing may look like one bundled product online, but the legal apartment and the movable contents should be described clearly enough that both sides know exactly what is being transferred.
The project has a large visible pool of sale and rental listings, which is useful evidence of an established secondary market. It allows a buyer to see real differences in floor, size, fit-out and asking terms rather than rely on a historical launch brochure. Listing depth is not the same thing as transaction velocity, however, and it does not prove a rental yield. An investor should compare genuinely similar apartments and test achievable rent against the actual purchase price and recurring ownership costs. The building’s age can be an advantage because the location and resident experience are already observable, but tenants also compare it with newer Chidlom and Ploenchit options. Rental performance therefore depends on the selected unit’s condition, furnishing, pricing and usability rather than on the original developer story alone.
The older-generation layout sizes are one of the clearest owner-occupier reasons to consider the project. Studios start around 38 sqm in the recurring original specification, while the common one-bedroom range around 52–54.5 sqm gives more internal space than many compact contemporary city units. Original two-bedroom layouts extend to roughly 91.5 sqm and the largest three-bedroom formats move into genuine family-apartment territory. Space alone is not enough, though. In a mature building, buyers should examine whether partitions, kitchens or bathrooms have been altered and whether the current configuration still works well with the building’s services. The asset being purchased is not an abstract two-bedroom in The Address Chidlom; it is one specific apartment with a particular renovation history, storage solution, orientation and circulation pattern.
A resale inspection should therefore look beyond styling. New furniture and good listing photography reveal little about air-conditioning performance, plumbing fittings, waterproofing, windows, balcony doors or the age of built-in appliances. That does not imply known defects in this project; it simply reflects the fact that equipment condition is unit-specific after many years of use. Buyers should also walk the shared areas at normal operating times rather than only view the lobby: lift halls, corridors, parking, pool, gym and the grounds around both towers. In a 2009 condominium, current maintenance quality is more relevant to the next period of ownership than an original marketing award. A strong resale proposition combines a well-run common property with an individual apartment that has either been preserved carefully or renovated competently.
Exit liquidity deserves the same discipline. Chidlom is a recognisable central address, and The Address Chidlom has an established identity plus active sale listings. That is useful, but it does not make every apartment automatically easy to resell. A future buyer will compare the unit not only with other apartments in these two towers but with ready properties across Chidlom, Langsuan, Ploenchit and Ratchaprasong. Condition, orientation, floor, usable size and the seller’s pricing relative to alternatives will shape the exit. A sensible acquisition case therefore does not depend on an assumed rise in values. It starts with avoiding an inflated entry price, understanding the real refurbishment budget and choosing a layout that another end-user or tenant can understand and use without a long explanation of compromises.

Ownership format
The project is a freehold condominium. A foreign buyer can register freehold ownership only within the statutory foreign quota, which may not exceed 49% of the aggregate unit area in the condominium. If foreign freehold quota is unavailable, any leasehold alternative is a separate contractual structure rather than equivalent ownership. Quota availability and the selected unit’s title must be confirmed before purchase.
Unit types & sizes
The most compact original format. On the resale market, the registered area and the actual renovation condition matter more than the generic studio label because units of the same size can now have very different fit-out quality and post-purchase capital needs.
A comparatively generous one-bedroom format by current central-Bangkok standards. Live resale listings sometimes classify units around 41–57 sqm as one-bedrooms, so the selected apartment’s legal area and actual plan should be checked rather than inferred from the marketing label.
