Why this project is worth a look
A usable downtown base
Being north of Chit Lom puts shops, offices and Pratunam within reach, while the address remains firmly on Phetchaburi Road. The appeal is proximity to central Bangkok rather than step-out-the-door station access. It works best when your own weekly routes match that geography.
A real building to inspect
This is an occupied 2018 tower, so the sales decision can be based on actual lifts, finished apartments and the condition of shared facilities. A buyer can compare competing resale units on the same floorplan instead of relying on a future delivery promise.
Shared space above the city
The amenity floors contain places to swim, work, exercise and spend time away from the apartment. That can make a compact home feel more practical over a full week. What matters now is whether those facilities are maintained and available in the way a resident expects.
A meaningful layout choice
The ordinary one-bedroom, standard two-bedroom and split-level formats serve different households. A duplex can create separation between activities, whereas a conventional single-level home may be easier to furnish and navigate. The floorplan is more important than the label on the listing.
Comparable resale alternatives
There is no single developer price to accept or reject. Existing units vary in fit-out, view, tenancy and condition, creating room for a sensible like-for-like comparison. Buyers still need to verify the legal title and seller's paperwork, especially when the intended registration is under the foreign quota.
About the project
Q Chidlom – Phetchaburi appeals to a particular kind of Bangkok buyer: someone who wants the Chit Lom shopping and business area within reach but does not need to live directly above a skytrain station. The building stands on Phetchaburi Road, on the Makkasan side of the district, where street traffic and the Pratunam retail area shape daily life. That trade-off is more useful than any broad description of the address as central or luxurious. A pleasant ten-minute journey on a map can feel very different when the pavement is crowded, it is raining, or you are heading home with groceries.
The property is a single 42-storey condominium tower, not a collection of phases sharing a similar name. Its residential inventory is 352 apartments, with two additional commercial units at ground level. Ananda Development is the developer brand. Contemporary coverage identifies Ananda MF Asia Chidlom as the project company, while Mitsui Fudosan lists Ananda as its partner and records 354 units when the commercial units are included. This distinction matters when checking old project records; it is not a reason to treat a resale seller as if they were the original developer.

The building was visibly complete by June 2018, and much of the buying decision now concerns the second-hand homes that have evolved since handover. Matching floorplans can contain very different kitchens, floors, appliances and furniture packages. One owner may have kept the original fitted interior; another may have remodelled the space or rented it out for years. A project brochure tells you what was intended at launch. An inspection tells you what is actually being transferred, right down to the air-conditioning condition, water pressure, windows and items excluded from the sale.
Mitsui Fudosan gives the address as 1088 Phetchaburi Road, Makkasan, Ratchathewi, Bangkok 10400. This puts the entrance on a main road close to Pratunam, with Khlong Saen Saep along the rear boundary. BTS Chit Lom is typically described as roughly 800 metres away. You can certainly use rail transport from here, but the station is not next door. Anyone making that walk daily should try the route at the time they normally travel. Crossings, shade, pavement quality and the precise station entrance can matter more than a rounded distance shown on a listing page.
One of the location's less obvious distinctions is the difference between being near central Bangkok amenities and living on a quiet central Bangkok street. CentralWorld and the Ratchaprasong retail area are part of the wider neighbourhood. Yet the immediate setting has a busy carriageway to one side, a canal behind and other urban buildings around the plot. These are not automatic deal-breakers. They are reasons to evaluate the actual exposure of a particular unit instead of buying the promise of a Chit Lom address. Sound levels, ventilation and the changing view are room-specific issues.
Drivers get a central set of connections but not immunity from Bangkok congestion. Phetchaburi Road links towards Pratunam and other business districts, and nearby streets lead towards Chit Lom and Ploenchit. The value depends on where your own office, school or regular appointments are located. The condominium's original plan includes 224 parking spaces spread mainly across floors two to nine. That number does not establish an individually allocated bay for the apartment you want. Check how ownership or usage rights are recorded, whether spaces are shared, and what the vehicle queues look like at peak hours.
Residential floors start above the parking levels. Early floorplans show as many as 14 apartments on a typical floor, served by three passenger lifts and one service lift. That arrangement is a practical middle ground: the building is substantial enough to offer extensive shared spaces, yet the total number of homes is much smaller than in a very large multi-tower compound. Lift wait times, however, cannot be inferred from the floor count alone. They are best judged during a normal weekday, when people are leaving for work and returning in the evening.
Most buyers will first compare the conventional one-bedroom layouts of 35, 45 and 47 square metres. These are separate-bedroom homes rather than open studios, although the compact version still forces decisions about storage, a dining table and working from home. The larger versions allow a different furniture arrangement and more breathing space. Launch specifications cited 2.6-metre ceilings in living areas and bedrooms, with lower ceilings in kitchens and bathrooms. Renovation, bulkheads and fitted cabinets can change the usable feel of an existing unit, so those original figures are a starting point, not a substitute for a tape measure.
The standard two-bedroom design is about 63 square metres and was originally drawn with two bathrooms. It is a sensible candidate for a household that needs a guest room or a separate workspace, provided the smaller bedroom meets its actual needs. A completed-unit review also shows an open kitchen connected to the common living area. Someone who cooks every day may see that as a reason to alter the layout; someone who mostly eats out may enjoy the extra sense of space. There is no universal answer, but there should be a clear plan for how the room will work after the purchase.
The duplexes form a different proposition. Original project plans include one-bedroom, split-level units of 62 to 81.5 square metres and a larger two-bedroom format of 109.5 square metres. The mezzanine creates a visual and functional divide between parts of the home, which may suit buyers who entertain or work from home. But stairs take up room and are part of everyday life. Furniture access, air circulation upstairs and the precise registered area deserve extra attention. A duplex with a striking photograph is not necessarily the most convenient home for someone with a child, limited mobility or a strong preference for everything on one level.
The upper-floor amenity programme is a genuine part of the building's design rather than a list of features scattered around the podium. Levels 40 through 42, including an intermediate upper level, were planned around a social club, library, workspace, exercise facilities, sauna, steam room, hot tub and an elevated pool. Landscaped pockets also appear around floors 32–33 and 38. Shared places to read, meet and exercise can make a smaller apartment easier to live in, especially for people spending much of the working week at home. After years of operation, though, opening hours, maintenance and the condition of equipment are more important than opening-day photographs.
Another distinctive element is the tower's curved glazing and shaped roofline. These work well in photographs, but they do not guarantee an open aspect from every apartment. Nearby buildings affect different elevations, and a shared rooftop view is not a reliable guide to what you will see from your bedroom. The orientation of the chosen unit, its position in relation to neighbouring towers and the height of its windows should be examined directly. For rental buyers, these details often matter more to the eventual tenant than the architectural statement made by the exterior.
Resale supply provides a broad range of asking prices. On 10 October 2026, the lowest sale figure visible on Hipflat's project page was THB 5.09 million. Among the displayed individual offers were a 35-square-metre one-bedroom at THB 5.15 million and a 63-square-metre two-bedroom at about THB 9.4 million. Those are not registered transaction prices and should not be used as valuations without comparing fit-out, floor, outlook and legal title. Existing mortgages, tenancy agreements and what is included in the advertised price can change the actual cost and timeline of a purchase.
There is an active rental market in the project, but availability must not be mistaken for guaranteed occupancy. Recent advertisements on the same portal include small one-bedrooms in the THB 22,000–30,000 monthly range and some two-bedroom offers around THB 40,000–42,000. Furnishing, term length, floor and marketing condition all affect a landlord's achievable rent. Before treating a home as an income property, look at its present tenancy if any, realistic letting costs, vacant periods, management charges and the condition in which it would have to be handed over to a future tenant. Advertised rent alone cannot establish investment performance.
Historical building profiles quote a monthly common-area charge of THB 70 per square metre and an original sinking-fund contribution of THB 750 per square metre. The latter was presented as a one-time contribution at the first ownership transfer, not an automatic charge on every subsequent resale. Neither published figure proves the current management budget or what a particular seller still owes. Ask for recent statements, any arrears and information about major upcoming repairs. At this stage in the building's life, the condition of elevators, waterproofing, pool systems and the reserve for shared repairs can make a material difference to the ownership experience.
Foreign ownership needs property-specific confirmation. The condominium is described in market records as freehold, and Thailand permits foreign nationals to hold freehold condominium units within the statutory 49% limit on aggregate condominium floor area. The word 'freehold' in a resale advertisement does not establish that quota space remains available for a particular foreign buyer. Obtain the unit's title information and the condominium juristic person's quota confirmation; the required remittance documents must also be handled correctly. A leasehold offer should be evaluated as a separate contractual interest, not as another spelling of freehold.
Overall, Q Chidlom – Phetchaburi makes the most sense as an established city-base option. Its relatively compact one-bedroom stock, some conventional two-bedroom homes and a smaller selection of duplexes let buyers choose different ways of living within the same tower. The strengths are its access to central retail and offices and substantial amenities above the residential floors. Its limits are equally concrete: a main-road address, a genuine walk to the BTS, varying apartment condition and the uncertainty that always surrounds an individual resale. The right floor, documents and asking price decide whether a particular unit makes sense.
Ownership format
Freehold condominium title exists in this building, but an overseas buyer can register a unit in their own name only if space remains within the foreign ownership quota of 49% of the building's total condominium floor area. Leasehold is a different legal interest. The title and quota position of the chosen unit must be verified before payment.
Unit types & sizes
This is the entry-level conventional layout: a separate bedroom, living area and enough room for a compact household, but little spare floor space. Storage, the dining arrangement and a home-working setup need careful thought. Two resale examples with the same registered area can feel markedly different after years of furnishing or renovation, so inspect the interior rather than treating the cheapest advertisement as a standard specification.
An extra ten or twelve square metres changes the usefulness of the living room more than the headline bedroom count. These plans suit buyers who need a proper dining spot or room for occasional work without buying a second bedroom. Pay attention to the balcony, window orientation and any fitted cabinetry: usable furniture space matters more than a nominal size advantage, and different listings describe the bathroom arrangements inconsistently.
Two bedrooms and two bathrooms are useful, but this is still a 63-square-metre city apartment rather than a spacious family flat. The smaller bedroom has to work for its intended occupant or as an office. The originally open kitchen also deserves attention if cooking is a major part of daily life. Visit the actual unit to understand daylight and neighbouring buildings before assigning a price premium to the floor level.
These upper-floor layouts divide the home vertically, adding a sense of separation without adding a second bedroom. They can be appealing for entertaining or remote work, but the staircase and mezzanine change how the space functions. Look at actual headroom, cooling, access for large furniture and the registered floor area. Current listing measurements need not match a 2015 marketing plan exactly.
The largest documented original design pairs two bedrooms with a mezzanine arrangement, creating a different atmosphere from the conventional 63-square-metre unit. It may accommodate guests and work more comfortably, but it has more circulation space and a staircase to maintain. Older project reviews disagree on the bathroom count; the current registered layout and physical interior, rather than a generic brochure, should settle that question.
These sizes describe the documented original layouts, not a promise about every resale apartment. Units may have been altered, and agents sometimes report rounded or differently measured areas. No net internal area has been inferred. Prices attached to the small one-bedroom and regular two-bedroom cards are examples of asking prices visible on 10 October 2026, not a project-wide price schedule. The bathroom count of the largest duplex is inconsistent across early sources and is intentionally left unspecified. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: Listings on Hipflat start at THB 5.09 million as checked on 10 October 2026. That is the low end of advertised resale stock, not a verified offer on a particular home; availability, title and final terms need individual confirmation.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A professional whose week revolves around central Bangkok offices, malls or appointments and who would benefit from being close to Chit Lom and Pratunam even without a station at the door.; A single person or couple seeking a genuine separate bedroom and the option to use the communal library, pool or fitness facilities instead of buying substantially more private floor space.; A buyer needing an additional guest room or office who can make the standard two-bedroom arrangement work and prefers one level to a staircase-led duplex design.; Someone who genuinely enjoys split-level living and is prepared to test the stairs, cooling, furniture access and registered area of a duplex before committing to its visual appeal.; A long-term rental investor prepared to assess achievable rent, management costs, vacancy and individual unit condition rather than treating advertised rents as guaranteed investment returns.; may not suit: Anyone who needs a skytrain platform immediately outside the building or a distinctly quiet side-street setting. The Phetchaburi Road frontage and the walk to Chit Lom are integral to this location.; Households looking for a confirmed three-bedroom layout and large private outdoor space; the documented original residential mix reaches two bedrooms and relies heavily on shared amenities.; A buyer who needs step-free daily living, if the attractive option is a duplex with an internal staircase.; Pet owners who assume permission is automatic. Public project rules describe a no-pets policy, with any exception requiring confirmation from the condominium management..

- Project directories disagree on completion: PropertyHub lists 2017, while a finished-building inspection took place in June 2018 and other records use 2018. The dossier uses 2018, but the formal condominium registration or handover date has not been established from official documents.
- Mitsui Fudosan and an address-based agency identify the site as 1088 Phetchaburi Road. Other platforms display 1040/21 or 1040/24. The relationship between those numbers and individual registered unit addresses is unverified.
- Published THB 70/sqm monthly maintenance and THB 750/sqm initial sinking-fund figures are historical. Neither the current 2026 tariff nor the remaining foreign freehold quota has been verified against records held by the condominium juristic person.
