For buyers who want real room sizes, storage and family-scale layouts in the Chit Lom area, that is the project's clearest practical advantage. The trade-off is that both the acquisition budget and any refurbishment programme can be materially larger than for a compact unit in a newer tower.
An established address
Soi Somkid sits close to Chit Lom BTS, Central Chidlom and Central Embassy. A buyer is paying for an urban environment that already functions rather than for a promised future district. That works well for owner-occupiers and tenants who value central access, although noise, outlook, orientation and the actual walking route still need to be judged unit by unit.
Relatively low density
About 100 homes across a 22-storey building is a modest unit count compared with many newer central high-rises. The large layouts are part of the reason, and the result is a different residential feel. The same characteristic makes the condominium's finances especially relevant: major capital works in an ageing building are shared across a relatively small ownership base, so the juristic person's reserves, planned works and collection history deserve close review.
A visible resale market
The September 2026 listing pool contains multiple sizes and price points, giving buyers real alternatives to compare rather than one marketing headline. The wide price spread is also a warning against simplistic comparisons. Renovation quality, floor, view, condition, furniture and seller motivation can move value substantially even when two units have similar floor area.
Building due diligence matters
Age is not automatically a defect, but it changes what should be investigated. At Somkid Gardens, the useful questions concern common-area engineering, lifts, façade and waterproofing, pool and sports facilities, reserve funds, planned capital expenditure and any special assessments. Public portals do not provide enough evidence on these points, so they belong in the document review before a buyer commits material money.

Its current appeal is built around two tangible characteristics: a Chit Lom address and unusually generous apartment sizes. The condominium sits on Soi Somkid in Lumphini, Pathum Wan. Current major project profiles broadly agree on one tower, 22 storeys and about 100 residences. That is a relatively low unit count for a high-rise in this part of Bangkok, and it helps explain why the resale inventory contains homes of roughly 125, 165, 211, 250–252 sqm and substantially larger penthouse-style units. A buyer is therefore looking at a very different product from the compact one- and two-bedroom layouts common in many newer downtown towers.
The completion date is not perfectly consistent across databases. DDProperty, PropertyScout, FazWaz and related current profiles use December 1995, while some older Thai and Japanese agency directories show 1991 or 1992. We use 1995 in the main record because it is repeated across several large contemporary sources and live resale listings. Unit count has a similar data-quality wrinkle: most sources state 100 apartments, while Hipflat displays 95, 96 and 104 in different parts of its own project record. For a public project profile, 100 is the best-supported figure. For a transaction, however, neither a portal nor an agency directory replaces the condominium juristic person's records and the title documents for the unit being purchased.

This is a mature resale market, not a development with one current specification, one furniture package or a developer payment plan. Each apartment has its own owner, renovation history and maintenance condition. That distinction matters in a building from the 1990s. Two units with the same floor area can have very different electrical systems, air-conditioning, kitchens, bathrooms, glazing, built-in cabinetry and overall refurbishment requirements. The current listing pool includes units described as renovated as well as homes presented in more dated condition. A headline price per square metre is therefore only the beginning of the comparison; the realistic acquisition budget should include the cost of bringing the specific unit to the buyer's required standard.
Resale liquidity is visible rather than theoretical. PropertyHub currently carries numerous sale listings, including a one-bedroom unit of about 123.5 sqm at THB 28M, three-bedroom examples around THB 40–72M, larger 250–252 sqm apartments around roughly THB 60–85M, and very large or penthouse-style stock reaching approximately THB 98–100M for around 437 sqm. DDProperty's project page currently displays an overall sale range beginning at THB 26.5M. We use THB 28M as the starting-price field because it is tied to a specific accessible listing with size and update date, rather than treating a portal's summary range as an executable offer. Any resale anchor should still be rechecked when the buyer is ready to transact.
The location is the easiest part of the proposition to verify. Multiple sources place the building at 18 Soi Somkid, with Chit Lom BTS roughly 300–550 metres away depending on the source and measurement point. Central Chidlom and Central Embassy are nearby, and the building sits inside the established Ploenchit–Chit Lom commercial and retail core. This is not a location story that depends on a future station or proposed masterplan. The surrounding transport, shopping, offices and hospitality infrastructure already exists. Even so, a serious buyer should walk the actual route from the building entrance to the BTS and day-to-day destinations, because in central Bangkok the quality of a pedestrian route can matter more than a simple radius measurement.
For a foreign purchaser, the relevant legal structure is condominium ownership rather than land ownership. Thailand's government information portal states that foreign ownership in a registered condominium is limited to 49% of the total area of all condominium units, and that a certificate from the condominium juristic person is required for the transfer process. Project databases describe Somkid Gardens as freehold, but none of the public project pages reviewed here establishes how much foreign quota is available today. A resale advertisement marked 'freehold' should therefore not be read as proof that the selected unit can automatically be transferred into a foreign buyer's name; that point must be confirmed for the specific transaction.
Developer attribution is the main historical uncertainty. Hipflat, FazWaz, Dot Property and several related secondary databases identify the developer simply as Somkid Gardens. DDProperty and AccomAsia, however, leave the developer field as N/A or blank. A Thai company named SOMKID GARDENS LIMITED was registered in 1989 with business objectives that included developing, constructing, owning, selling and leasing land and condominiums; Creden's company record shows that the company was later declared bankrupt. We did not locate a primary historical document that explicitly ties that legal entity to this particular condominium. The registry therefore keeps 'Somkid Gardens' as a secondary developer attribution while treating the exact legal developer identity as a due-diligence item rather than a settled fact.
Ownership format
Project profiles describe Somkid Gardens as a freehold condominium. A foreign buyer can hold a unit in freehold if foreign ownership in the building remains within the statutory 49% limit by total condominium-unit area at the time of transfer. The foreign-quota position of the specific resale unit should be confirmed with the condominium juristic person before purchase.
Unit types & sizes
An unusually large one-bedroom format for central Bangkok. Current listings include units around 123–123.5 sqm; buyers should confirm whether the present layout is original or reflects an owner-led reconfiguration.
The resale market includes comparatively compact 125 sqm examples and more typical units around 165 sqm. Some listings label much larger 250–350+ sqm homes as two-bedroom units, so bedroom count should never substitute for reviewing the actual floor plan.
This is the project's most characteristic family format. Current listings show examples around 164, 211, 251–252, 259 and 300 sqm. The spread is wide enough that layout efficiency, condition and orientation matter more than bedroom count alone.
The upper end of the building includes duplex and penthouse-style homes. Public listings show roughly 350–437 sqm and asking prices around THB 65–100M. These units warrant careful document review of the registered configuration, any ancillary areas, parking rights and past alterations.
Somkid Gardens does not have a current developer unit catalogue. The ranges above are assembled from project profiles and active resale listings, and individual apartments may have been reconfigured over time.
